1 star is too much, portsmouth branch would not allow viewings and only allowed virtual viewings Due to covid-19 despite the property being empty for a month. If I could add photos of the dirt, grime, mouse poo and stained carpets. Now in a battle to get my money back as no way would I allow my son to go near that house. Mann refuse to refund me and have to go through a complaints service.
Information for sellers in Ashford
Although my property was sold quickly at what I consider was a fair price for the buyer and myself, with hindsight I felt that I was misled by Mann at Ashford during their sales talk to persuade me to use them as my estate agent.
Firstly, during the sales talk, I was given a £20,000 price range for the value of the property, but within a week after they were commissioned by me, they advertised it with a price guide at the bottom end of the range, which the property was sold at.
Secondly, their fee was a lump sum based on the average value of the price range given to me during their sales talk. I would suggest that you demand a % fee so if they sell the property at a lower price, their fees are reduced accordingly and not based on their exaggerated valuation.
Unfortunately I consider that these practices of exaggeration to win commissions are common among estate agents, when I interviewed other estate agents in my selling process.
Great support from the Ashford office
My last experience with Mann Countrywide in Ashford (Kent) was absolutely stellar. I am serial landlord and live 75 miles away which makes me totally dependent on their help. Last month (September 2020) I bought a flat to add to my portfolio and had a series of problems getting the pay as you go electricity and gas connected - faulty keys and cards and difficulties with SSE.
The two Laurens and Etienne worked tirelessly on this visiting the property 6 or 7 times to get this all connected.
They have also provided great advice on renovation and market rental values and in the last 2 months found new tenants for 2 of my properties within record time - 3 days for a house and the next day in the case of this flat. Absolutely stellar - and all this during COVID.

Please read this - DO NOT BOOK WITH THIS AGENCY. I wish I could give 0 stars. My experience with the Canterbury branch has been terrible to say the least. This was the first time my friend and I had lived in private accommodation during university. We got the property last minute and when we moved in it was not even close to habitable, sanitary or clean. The landlords family had just recently moved out and there was no effort to do a spring clean, empty the rooms of used bedsheets and mattress covers etc. On top of this, we had to practically beg to get the oven and the stove cleaned. Our parents spent hours on our move in day cleaning the property, we were unable to move in properly due to the dirty state we met the house in.
Furthermore, I had many encounters with the property manager at the time, I wont say her name but she was incredibly incompetent and refused to corporate with me when asking for basic things such as someone to come and fix the furbished items in the house.
The agency also thought it was professional and adequate for the landlord to send his brother who has no experience in maintenance and fixing cupboards to fix my cupboard. Not to my surprise, this cupboard stayed unfixed and the agency once again did nothing to help with this. Later on they had the audacity to try and take £40 from my deposit ( and failed) despite many attempts from me to get them to fix this.
Moving on - During the pandemic, my friend and I had moved back home. This house was our uni home and we moved back to be with our family during lockdown. This was in march. We tried to get the agency to cut our contract short as we were no longer living there, but they did not. I had friends whose landlords happily did this for them giving the circumstances. However, for agency that loves money and doesn't care at all for its clients - this did not surprise me. During this back and fourth interaction, we then discovered that our contract had been sneakily changed to a 12 month contract, despite us agreeing on a 10 month contract. In other words they then tried to get us to stay in the contract, and continue to pay rent for a house we no longer occupied until September. This was practically 6 months rent. At this stage I had to contact a lawyer as they were not willing to back down. They were very happy to make two students, in a pandemic, pay 6 months rent for a property they were no longer occupying.
To finalise, you will not be getting your full deposit back. This agency will try every trick up their sleeves to withhold money from you. My contract ended at the end of June and I am only now receiving my deposit back, not in full and over 3 months later. The only reason I am receiving the majority of my deposit back is because I had to file a dispute with mydeposits after the landlord and the agency tried to cut my deposit money in half.
If you are in a contract with this agency already, I would suggest taking pictures of the property at every turn. Ensuring to document any damages in the property that were there before you moved in and to also keep all interactions with the agency in written format so you have evidence to present to defend you.
The Worst Kind of Estate Agent Experience
No wonder the majority of reviews on here are atrocious. The Beckenham Branch is the worst kind of estate agent experience you could wish for. They cancel appointments, but never bother to call back to rearrange. Every person you speak to tells you a different story, lies, lies, lies. Where is the management and leadership?

Mann Countrywide in woolwich placed a tenant in my property who turned it into a drug growing factory. The tenant’s credit report didnt recognise him at his previous address, yet they happily put him in my property.
I have tried to contact them since July 2020 but nobody replies to emails , the details they advertise for their complaints office does not exist, nobody answers the phone at the complaints office 0161 233 8231, and their branch manager, Fawaz de Silva, has not responded to approximately 12 emails to date.
Go elsewhere if you have regard for your property. I’m complaining to the property ombudsman.

I have joined Mann as a landlord as I had a flat (used to be my home) vacant in Ramsgate. May as well make some money from it rather than leave it empty. Lucy from the Ramsgate office came around to do the valuation band although she was £50 lower than other estate agents I was impressed with her speed for visiting and that she could suggest tradesmen for getting the necessary safety checks and certification. If I had waited for another estate agent I would probably have run out of money. Lucy managed to get the flat tenanted in three weeks and that includes a long wait for the electrician and remedial work on the kitchen lights. Very happy and things are ticking over nicely. Can now get the windows replaced and replace the old wooden front door with a upvc one.
My only note of criticism would be the landlord portal. Not essential to have but useful nonetheless. It was working fine, then wasn’t for a couple of weeks but seems to be fine again now. Hopeful it will stay that way.
Overall, very happy and would definitely use Mann again.

Our tenancy through them was a nightmare from start to finish. The staff are inexperienced and naive, & lost us a tenancy due to inflexibility. The tenant they did gain left after 4 months with zero notice, it took 6 months to get the deposit back, as rent owing, us chasing at every step. At which point they had the cheek to deduct £78 for a tax service we have no need of and which is for the financial year after we left them. There was also damage done but not enough deposit to cover it.
Having read a comment by a previous landlord, we agree, I'm not sure that Manns tenant checks are worth anything at all.

We have had a fantastic experience with Mann, Strood when we sold our property. We worked mostly with Anne (who now works at Rochester and we have “followed” her) as our “go to” person, who promptly set up a sales team for us. We were given realistic advice regarding selling and strategies which worked with our family lifestyle. We sold swiftly, with the property going into a bidding war, of which Anne advised the most suitable candidate to sell too sell too in regards of reliability from their vetting. Even though they were not obliged, they (Mostly Anne) went beyond the call of duty and hurried along our buying of he other property and we moved relatively stress free (well moving house with a newborn baby is stressful!) within 3 months. Fantastic and professional work and experience of which we co to us to use Anne and Rochester branch services to this day.
Mann Rochester Branch - Con artist
Con Artist - Anne who works for Mann Rochester Branch Sales team. In the pandemic, Anne sent emails to financially con potential customers (who never agreed to use their service) and emotionally threat potential customers that they are not allowed to sell their properties with any other agents, otherwise a fee to Mann would be involved. A shocking indecent human being!
When we reported Ann's con behaviour to Mann's headoffice complaint team, they apologised to us and rectified it. We appreciated to Mann's effective complaint handling about their employees misconduct, hopefully Mann should not tolerate their employees con behaviour and start hiring decent human beings in the future!

Poor customer service from Mann Dartford
Tim at the Dartford Branch certainly sounded plausible to begin with but, after 2 highly questionable and inappropriate potential clients were put forward, I decided to part company with Mann.
Too much reliance was placed in HomeLet to financially vet the potential tenants. I ended up spending additional time conducting my own investigations which yielded a false website with spelling mistakes, potential clients willing to put 12 months rent upfront, non existent HR Managers and unsigned (by a Registrar) birth certificates. Reneging on a signed contract (pre Covid) giving me rent protection too.
The emphasis is clearly on a quick placement of a tenant with very little care for the wishes of a landlord. To add insult to injury Mann had switched the power supply to Spark without finding me a tenant. It’s taking me some time now to switch it back. All for the sake of a commission!
If you’re a landlord think VERY carefully before using.

Don't use this bunch of cowboys. I eventually got my (full) deposit back 5 months after leaving the property, in a better condition than I moved in. They used all manner of lame excuses to avoid paying it back, until I lodged a complaint with Mydeposits. Fingers crossed that the current economic climate wipes out this pond life of a company. If you rent through them then my advice is to get stroppy as soon as possible and use every trick in the book to make them abide by their legal obligations
Ripped off £400
Having left the property much cleaner than it was when we moved in Mann Countrywide sent us a bill to professionally clean the house at a charge of £400. The fact the house was not professionally cleaned when we moved in and was in fact filthy and all confirmed by the leaving property report, was not mentioned. We will be following this up. There is nothing good written about this agency on this reputable site. Good luck! The ridiculous quote to clean was from "After Five Cleaning", Forest Hill.
Lewisham branch
Used the Lewisham branch to sell my house. They were ok. We had some major issues at the start with the initial 2 guys looking after our place. They made loads of mistakes with the photos and measuring equipment. At one point we were receiving no response and I think they may have "left the company" after that the regional manager and another manager stepped in and it was smoother. We picked them as they had a 6 week offer where you got a discount off their fee, and they did fulfil it. They do offer a fixed fee, which means they probably have less incentive to meet the asking price than most.
Portsmouth branch
Portsmouth branch: On many occasions they arranged viewings at our house without giving 24 hours notice. One time they didn't even send us any details, they turned up at our door, unexpected and I explained it wasn't a good time as we were all in pj's or in bed (students with different work schedules). They proceeded to come in anyway, and wake up 2 people. I asked to make a complait on this one occasion, they told me I would hear back, weeks have passed with no notification.
I would highly advise to avoid.
