Whilst selling a house in 2026 cannot be described as easy, working with F&C ensured we were kept up to date with potential buyers and their expertise in pricing, and managing the process was excellent.

Experience over a 3 month period from property valuation to completion of sale. Staff gave warm welcome at the enquiry stage and outlined the process to start the sale.
The valuer was professional and interested in the clients needs, gave a clear understanding of market issues, for the locality and the management of the sale process.
Local office very supportive during the sale process with timely communications, a Move manager took on the completion of the sale, this provided a very helpful link between the buyer and seller. The needs and issues that naturally arise were managed effectively to achieve amicable outcomes.
Customer care was central throughout.
The whole process with all the team was smooth very happy to highly recommend.

What a fabulous buying experience we had when purchasing our forever home. Georgie Cullerton was so accommodating with out of hours viewings to fit in with our work schedules. She was back and forth to the vendor throughout the negotiations. It was a long process due to surveys and the nature of property but Georgie & our move manager Ann Rimmington made it so much easier. Always kept us updated throughout and asking if there was anymore they could do.

Millie in the Wakefield office was very pro-active in arranging viewings and kept us regularly updated.Move manager Ann went above and beyond our expectations, helping us through an especially stressful time due to multiple changes to completion dates.

Although I didn’t instruct Manning Stainton to be my estate agent, I couldn’t help but shout from the rooftops how amazing they have been. If one of their employees, Ann Rimmington hadn’t had stepped in to sort the mess of my house selling/buying chain out, I’d still be sat awaiting for incompetent solicitors to pull their finger out. Ann was amazing, she didn’t have to communicate with me at all as I wasn’t her client, however, she kept me up to date via email and telephone on a daily basis, responded to my queries in a very timely manner and was very emotionally available. I did not get this response from my own estate agent. She made a very messy and convoluted process much easier to manage. Thank you so much Ann!!!

I would like to congratulate Manning Stainton for employing a fantastic move manager by the name of Ann Rimmington. Our experience with Ann was exemplary as she kept us informed and up to date with any issues etc. I know some may say “Well that’s her job!” but she was much much better than that. In fact the team in the Wakefield office were great too! Just would like to say a massive thank you to all concerned from Diane and Jazzmin Newton.

We have just sold our house with Fine and Country in Wakefield. We had to move to this agent as our previous agent struggled to find us viewings.
Our house was on for just under a Million.
Lee Jamieson from Fine and Country immediately took control of the whole situation, finding us not just viewers, but got us 4 offers within 2 weeks. Eventually we got close with one buyer to selling then they pulled out at the eleventh hour leaving us devastated.
Lee delivered the bad news to us 2 days before Christmas but told us not to worry as he had also been proactive and found us another potential buyer.
Eventually these new buyer bought our house.
I could never recommend anybody as highly as Lee Jamieson with the great support of his move manager Ann. With their Guidance and caring way they supported us through out the process. But more importantly the way they helped us from start to finish.
It would be a no brainer if i was selling again to use these amazing people.

Once you are in a chain to proceed, Ann Rimmington - Move Manager based in Leeds, takes up the reins and WOW hold onto your hat! Ann makes things happen. She is very kind and interested but always professional and does what she says she is going to do while keeping you informed. 5 stars is not enough. Well done and thank you.

We used Manning to sell a property and were originally impressed with the offer. However from signing up with them things seemed to get worse. We were passed between a number of different workers. Whenever we called to speak to anyone or for an update, we were told we would get a call back but this was often an email response. We ended up chasing our solicitor for most things as we at least then got a direct response and action. From the minute we signed up I explained we were making the payment to them separately (i.e. not from the sale of my house) and asked that we be billed so. Today, I found out that we had in fact paid twice. They billed my solicitor and then when I called them directly to ask for an invoice, they sent me it with different ways to pay. We paid (not knowing this had already been done) and then I wasn't allowed to have my payment back to my account, instead it had to go back to my partner for him to return the money to me. All the while, they blamed my solicitor. Doesn't matter that nobody actually checked when I rang up to request the invoice. Shocking service from what promised to be a great team. I'm not planning of moving again anytime soon but would definitely look at alternative companies and won't be recommending.

We have found MS Wakefield to be an enthusiastic, friendly and professional team to work with. It feels like Georgie in particular has worked tirelessly to secure our sale, keeping us updated along the way and putting up with our moments of panic!
I would highly recommend using Manning Staunton and we will do so in future.

Our experience with Fine & Country were very good. When Lee came to value the house we asked him to give us a realistic price in order to gain interest and sell the house. We had more viewings in 2 weeks than we had over 6 months with a different estate agents. Once we had an offer Lee worked hard to get us the asking price. Once sold we had a quick and straightforward sale. Any questions we had were answered quickly by Ann in the sales team.

Georgie, Emma, Jess and more I'm sure have been so helpful throughout our process of selling and buying a new house. This is the biggest decision we'll ever make and everyone at Manning Stainton has been so lovely, no job too big or small. Weve had our fish fed, our dog let out and viewing after viewing completed to get a great price on our house. Would absolutely recommend! A fantastic team!
