My experience would have been otherwise okay except on the day of completion when the estate agent didn’t seem too fussed to check who in their form had received an email that the sale is complete and this hand me my keys. They actually kept saying until we hear we can’t give you the keys. I had to resort to calling my solicitors who then called Manning to tell them that the had long been emailed and the fact that the person receding the email was not on her station does not mean that they should not give me my keys. The attitude was totally shocking! But this was not the lady that I had been dealing with for the duration of the sale, that lady was actually very pleasant but seemed like a supervisor who was refusing to give me keys albeit the sale had been concluded and the agency emailed , and the person emailed was not at her desk. Shocking, particularly the fact that I am moving from another house and the new owner of my house needed his keys from me asap. It’s like they were complete novices.

I must say Catherine at the Moortown branch has been fantastic.
She has kept me updated and sorted everything, despite being full of cold and hardly able to speak. So far so good 🙌🏻
Couldn’t fault the service
They were very knowledgeable about the market in the area and had a good presence within it. Very responsive and good communications throughout the sale process.
Reasonable and repairs completed
Rented a property for over 18 months. They completed house repairs in a timely manner. There was a dispute when I left but a manager was able to resolve it.

Don’t use!!
Don’t use!!! The whole old tenant new tenancy has been a fiasco! Poached my old tenants then had audocity to ask me for a reference! No inventory given to me, tenant having to email me (as advised of your staff).
Surprisingly I was never asked to write a review like all other clients!
This below is just a snippet of the stress I have endured despite informing the staff I am currently on maternity leave thus was stressed about no tenant/mortgage cost at all time high- someone replied to me on all below issues clearly clueless as to real world as zero compassion nor understood any of my complaint so sends another email saying ‘been confusion’ embarrassing, as incompetent as his staff, makes sense now.
I have used these beeps for the past 6 years for one of my rentals. I have to say I am never remembered.
I have had nothing but issues, undue stress and incompetence and constant emails, phone calls.
Firstly my tenants were encouraged to move despite already being in a tenancy with beeps until July! Then the audocity to chase me for a reference from my tenants poached! For my tenants for a new property with yourselves. Tenant was suppose to still be in situ until July! I wondered why they were not persuaded to stay in my property- so you can make another fee of course??
I explained to one of clueless staff, I urgently needed new tenants as I am on maternity leave/ will struggle to pay the mortgage.
Your agents asked tenants to take pictures- save them a job! Then a mixture of years old pictures and up to date ones were on the ad online which looked terrible. I found a tenant as bizarrely they were in desperate need of somewhere, sent their gran to view apparently so not sure fully happy with the house, never encouraged to view themselves, however I was told they viewed- lie number 6 from beep beeps
The thing that disgusted me more than anything was a viewing taking place without my say so, it was arranged through the tenants then I was asked if they can go ahead? I was lost as to when they were shown in my house, was told tenants agreed!
Next- find out from current tenants that the agents failed to show up for this viewing so kindly one of my tenant showed them around- they informed in a rush and can move in 2 weeks. My tenant then left and demanded 2 weeks rent as they had paid me a full month and because of the viewing they did had all the info! So I asked for beep beep beeps expert opinion should I refund 2 weeks rent, simply up to me was the response.
Constant emails from new tenant saying beepers have told me to tell you this and that and this and that- why can they not be properly informed of how to complete an inventory and sign it I will never know, I have with all the time & stress, going back and forth between old and new tenants felt like an estate agent myself.
Still awaiting the tenants deposit into the deposit scheme, a month after their move in date, I hope your interest rate is high as holding this volume of money for that length of time on all tenancies is big money and a disgrace! Beeper high beep beep assures takes a few days! Yet took over a month! And only when I chased otherwise still be waiting.
The tenants were given keys to my property days before the official move date which then invalidated my new landlords insurance policy.
I hope nobody will endure just a fiasco especially when on maternity leave and let your staff know what maternity pay is in the UK and that not everyone is even on contract work and gets maternity pay so having no tenants puts them under so much financial strain,’the team’ give no hoots about this!
Use a real estate agency where you don’t have to do their job for them! One who can read emails and understand!

prickly entitled staff who sound like they don’t want to be there. Gatekeeping attitude
The staff dealing with telephone and email enquiries at this branch behave like you owe them something, like it’s their personal house you’re asking to rent out. They barely answer or return calls and when they do, after several attempts, they sound fed up. So either something is going on internally in your work place while you put on a happy face for the outside world, and staff are suffering, or you need to employ staff who at least sound enthusiastic enough to help you.
I also don’t understand how I can make a viewing enquiry within seconds of it being advertised, and I mean seconds, literally not figuratively, but i get fobbed off or ignored. It’s fascinating.
I wonder if ethnic sounding names get put on the back burner or worse, in the trash can.
My experience was a few months ago, I was looking to rent. It was an extremely stressful time and manning stainton moortown exacerbated my stress.
Lucky for you, I have since bought a house with Linley and Simpson, effortless, bs free. So I won’t be bothering you in a while. They get the job done. If I were you, I’d shadow them for work experience.
I won’t be specific with details, I’d like to respect my privacy, so I have put a random date down.
Just some advice to branch management staff, please train your staff on unconscious bias.

Manning Stainton and Landlord greed
I received an 80-page end tenancy report which is ridiculous when a report to buy or sell a house is not in great detail. The pictures were taken with bad lighting and the pictures served no purpose as most of the report had to be discarded due to the inaccuracies. the end-of-tenancy report is a tactic used not to give you back your deposit most people will accept it or be deterred by it because of the length of the report. All work carried out to the house was done via the Landlord's handymen. Manning did not carry out any work in the house in the two years we lived in the property.
However, if you are a Manning Stainton tenant please take pictures of everything broken and requires repair. Ensure you send all details via email and get a response. If you are in contact with the Landlord regarding works make sure Manning Stainton carry out the work so the work is done by them. Yes, it is costly for the Landlord but that is not your issue.
We have been charged ridiculous amounts to 250 for general cleaning but it doesn't cover the cost of all the cleaning which is an absolute disgrace. They have charged this to cover the Estate agent fees I know nobody is going back in there to clean the house. The house was left in a clean habitual state but the house was not perfect to begin with. The house will be stripped by the new owners to their own style and taste.
The house was being sold which is the reason why we left in the first place. The amount of mould in the house which was a constant clean in the house. I have photos and video footage which will be sent to the MP Richard Burgeon of the house and see what he has to say about the mould issue.
Also be warned the staff are not helpful and very rude and the individual handling your case is never available.
Good luck new owners you have got your work cut out for when winter comes around again!
