Mpsurveys representative Warren is a …

Mpsurveys representative Warren is a professional and thorough individual. He carried out the survey of the house I was looking to buy in a very detailed manner. He answered any questions I had in a timely manner and when he could not be 100% certain of the answer, he went back to the property for further assessments to answer my questions. However, I found that some of the further assessments Warren identified to conduct on the house were extremely costly and proven to be completely unnecessary (one of the companies were recommended by Warren). So this part was disappointing. Yes, Warren was recommended by family, however, they too were surprised with the outcome of the assessment. The family did pre warn me that Warren is very thorough and will highlight any defects in the house, which is fine if there were any. So, overall an okay service, but if you are looking to purchase an older house , do be prepared to put aside money for further (and sometimes very costly assessments) which may prove unnecessary.

Dear H H, we are sorry that you feel you need to remove the five stars you previously gave us to three stars.

You were referred to us by a family member of yours who was more than happy with our service.

Prior to placing the order with us, you requested amongst many other items that we “assess if the property is free from rot, beetle, fungal growth or other structural or non-structural defects” and that we “inspect woodwork or other parts of the structure that are covered, unexposed or inaccessible”. We replied that “standard surveys are non-invasive. Further invasive surveys may be recommended but the vendor would not allow these in the first instance”.

Your email dated Saturday 18th November clearly states that you understood this: "in your reports, if you are concerned about any structural and non-structural concerns, would you be able to allude to this? I understand that I may need to complete additional surveys to explore this further".

The survey carried out for you recommended two further surveys to cover three potential hidden defects to the structure of the pre-war property that you are purchasing. These defects are serious (the government has issued a forty-page guidance document for one of the defects) and were a real risk to this property due to the area of Birmingham that the property is located in and our findings during the inspection. Hence the reason to recommend the further surveys.

We explained that if present, each defect is not covered by building insurance, and if present, you as the home owner are responsible for the cost of remedial works.

The basis of your reduction in star rating seems to be that these further surveys concluded that thankfully, these hidden defects were not present and therefore, you feel that the further surveys were a waste of money.

These further surveys were not carried out by Midland Property Surveys Limited so we cannot comment on your choice of contractor nor whether they charged you above the market rate which we assume, is the reason for your comment that "they were extremely costly".

You and you alone, decided to commission the further surveys from companies that you received quotes directly from.

Although you are “disappointed”, you now have peace of mind that these defects are not present in your new home.
