Avoid at all costs! Bait and switch. They said we could pay with credit card like every other vacation rental then demanded wire transfer. Paying by wire would lose all protections that a credit card... See more

As a group we had a good experience. Everything was perfect and we had no problem. The apartment is settled right in the center and easy to go to places. A good experience overall

We absolutely love the villa

We absolutely love the villa. Great location, peaceful and beautiful interior, spacious and clean. Everything was so well prepared. Would definitely recommend to friends who want to visit Lake Como.

A beautiful view! Very clean, spacious.

This was a perfect spot for our family’s visit to Lake Como! It was nice to be outside Como but still close enough to take a quick bus ride (~9 mins) into town (we found the bus times on google maps to be accurate, bus fare can be paid by credit card on the bus or by purchasing tickets at the bus terminal in Como). We took a taxi from the train station with ease (27 euro for large van). The apartment is huge and comfortable with views that are incredible!!! It is on the small road but we weren’t bothered by the noise. There’s a small grocery store which had a surprising amount of stuff just around the corner. You can walk down to the waterfront and ferry terminal - a beautiful 10-min walk. The kitchen is well set-up and the bathrooms were spotless (plenty of toilet paper!). The beds are on the softer side but still comfortable. For those who have allergies/celiac - there are a few stainless steel pans and the shop around the corner had a small GF section! The host who met us at the property and let us in was very friendly and helpful. All of us had online meetings/zooms and the internet was great. Responsive hosts. I’d definitely recommend this space for families!

We had a wonderful stay at Casa Sofia

We had a wonderful stay at Casa Sofia. The apartment is very clean, stylish, and beautifully maintained. It has everything you might need during your stay, and the cozy terrace is a lovely place to relax.

The location is perfect — only about 2 minutes from the port and around 3 minutes from the city center, which makes it very convenient for exploring the area. There is also a fantastic pizzeria nearby called Lugano with very delicious pizza.

We truly enjoyed our stay and would definitely recommend this apartment to anyone visiting Como. Thank you for a great experience!

myhomesincomo HELL

We stayed at 43 Via Giovio 22100 Como, The apartment was filthy, run down and the smell was of old mouldy damp throughout the whole apartment, the wardrobe were so smelly you couldn't put your clothes in them not that you would be able to reach as the hanging rail was at ceiling level !!!, all cushions, throw etc were filthy, the walls were all marked and scuffed, floor hadn't been hoovered or washed, hoover in apartment didn't even work, two of the plug sockets were dangerous and came out the wall, cobwebs and grime along skirtings, windows dirty inside and out, curtains and the nets looked like they had seen far better days, even had holes and stains on them. The kitchen sink was so stained and the smell when you took the plug out ... yuk, the bathroom sink the same always blocked and took for ever for the water to run away, the floor filthy, the shower was like a crime scene, dirty, mouldy and scummy all round the edges, never been cleaned in years by the looks of it, the bedrooms were worse than a travel lodge, basic bed with sheet and cover thrown on and a couple of stinky pillows for decor, no dressing tables in room, no mirrors in bedrooms, no where to dry your hair or apply make up, socket in bathroom didn't work so couldn't even use that, air conditioning wasn't working either, we were left with a couple of fans, no fire escape as all windows had bars on them , the whole place should be condemned ...when we complained they said they would send in a cleaner but not sure what that would have achieved seeing as it was supposedly cleaned before we arrived, still awaiting a response from them as just said sorry and that was it 😡😡 we have asked for a refund /compensation but are yet to hear a peep back from them, absolutely disgusting company and shouldn't be allowed to rent out properties in that condition.
The company has not responded and will not let me post on their facebook page they have block me as they dont want people to see the truth.....
Vitually no response from Booking.com just pathetic automated emails, over and over again requesting the same info that i have already guven, a response from Myhomeincomo as follows -
Final response to your claim – Via Giovio 43, Como (28 Aug–4 Sep 2025)

Dear Carole Oak/ Derek Carruthers/ Ellie Carruthers,

We have carefully reviewed your complaint and would like to provide the following clarifications:
Cleaning. The apartment was cleaned immediately prior to your arrival, following the departure of the previous guest on 23 August. It is therefore incorrect to state that it had not been cleaned for months. At check-in we apologised for your dissatisfaction and offered both a same-day re-clean and a refund of the cleaning fee. This offer was declined.
Condition of the property. No other guests have ever reported issues of damp or mould. Routine inspections and feedback confirm the property does not present such problems.

Electrical safety. All sockets are functional and safe. No hazards have been recorded, and the apartment fully complies with local safety standards.
Window bars. As a ground-floor unit, the apartment is equipped with security bars, which is common practice in Italy. These do not compromise safety or compliance. The property has always been rented without issues.
Habitability. It is not for guests to declare a property uninhabitable or to suggest it requires “gutting out.” The apartment is fully compliant and regularly used for short-term rentals without problems.
Listing accuracy. The Booking listing clearly presents two separate apartments (green and white themes). You booked and stayed in the white-themed apartment, exactly as shown in the photos of that unit.

Legal framework. References to the UK Consumer Rights Act are not applicable. The booking is governed by Italian law and the platform’s Terms & Conditions. Having stayed for the full 7 nights and refused our proposed remediation, a full refund is not due.
Public statements. We respect fair reviews; however, the review you published contains information that is factually inaccurate and damaging to our reputation. Please ensure that any public commentary is correct.

Resolution. Without admission of liability and solely to bring this matter to a close, we remain willing to refund the cleaning fee of €[amount] as a final gesture. Once the inaccurate review has been corrected or removed, we will immediately process the refund. If you wish to accept, please confirm within 7 days. Otherwise, this is our final position and no further correspondence will be entered into outside of the platform’s official channels.
