A scam company DO NOT RENT WITH. I lived in a property of theirs in 2021 with about 9 other residents (a 12 bed property in London). They were fine up until the end where we had people coming in to the building claiming the company was going in to liquidation and we would all have to send our money to them as they were taking over the lease, myrooms sent an email disagreeing with this and calling it all 'ludicrous'. Shortly afterwards we all saw money being taken out of our accounts for myrooms as they attempted to empty our bank accounts as they had asked for our card details on the rental agreement which most of us had put down as we were all 18-21 and clearly did not know better. They took money out in 50, 20 and even 5£ increments until it was declined. We pushed to get this money back and almost all of us moved out afterwards. None of us ever got our deposit back even though the place had no damage done to it. My room was left perfectly tidy and the kitchen was the same state as when I moved in. Nowadays I would know the legal route to go down as this was unlawful behaviour taking advantage of unknowing teenagers and young professionals.

Shocking
I agreed details with an existing tenant. My rooms then got involved, requesting extra cost for admin fee and when I questioned them they went back on the agreement. This is bad enough but on the proposed date for moving is very poor.

If it looks to good to be true, it probably is: misleading, insecure, and legally exploitative

I believe Myrooms operates a sham tenancy scheme that misleads renters and attempts to strip them of basic legal protections. They advertise stylish, modern flats and imply you're signing a proper tenancy (like an AST) all throughout the process with the agent as is standard practice with professional landlords, but then use time pressure tactics ("there are other offers, could you confirm today [at 8pm] and pay holding deposit") to make you sign something very different, a licence agreement.

Licence agreements are a recognised form of occupation, but only in specific, narrow circumstances:

* Lodger arrangements (landlord lives on the same premises)
* Holiday lets or serviced apartments of short duration
* Hostel or halls of residence for students
* Temporary local‐authority or supported housing under excluded licences

Outside those contexts, a corporate operator advertising long-term rooms or flats will almost always grant an AST with deposit protection, prescribed repair obligations, and security of tenure. This is not the case with Myrooms.

Quotes from the agreement they wanted me to sign:

“The Client shall occupy the Room as a licensee and that no relationship of landlord and tenant is created…”
“The Client shall not be entitled to any statutory protection under the Housing Act 1988…”

This means they try to make you believe you have no tenant rights, no safety from evictions, and no legal recourse if they decide to move you. In practice, under Street v Mountford, you likely still benefit from protections under the Housing Act 1988, due to the contract allowing you to Occupy the room they provide and the common areas.

And they try to use this to downgrade you after a couple weeks into a much worse apartment with only 7 days notice:

“Myrooms reserves the right to move you to a different room within the Property or to a property within the Myrooms portfolio if deemed necessary by providing at least (except in cases of emergency) one week's notice to you [...] for any other reason that Myrooms deems necessary.”

This is the biggest red flag. In reality, that “comparable property” is always going to be significantly worse: smaller, noisier, poorly maintained, and definitely not one of the nice apartments they advertise online. Other people here mentioned being moved into mouldy flats, tripling people's commutes, being forced to share spaces with drug addicts. Highly likely to be an illegal practice under the Consumer Rights Act 2015, but how many of their victims will secure an injunction in just 7 days?

Actually, it might get even worse, as your safety is compromised. You’re explicitly forbidden from installing your own lock (the individual room doors on the place I viewed had none) as the company retains the right to come and go anywhere in the property without notice, like a live in landlord would.

“You must not alter or change or install any locks to doors or windows in the Room or the Property..."
Yet if someone breaks in and robs you, Myrooms takes no responsibility:
“Myrooms is not liable for… damage to, or destruction of, any possessions of the Client…”

If you do put a lock on your door, oops breach of contract and they can terminate your agreement.

So you're left vulnerable and unprotected, both legally and physically. They retain full control, while you’re treated as a temporary guest with no rights, no security, and no easy recourse. A court would likely still rule in your favour against these at best grey area, worst highly illegal tactics, but I bet their profit margins aren't too fussed about the few who would bother with the whole legal process.

I believe this is not just poor service, but a deliberate business model built on misrepresentation and exploitation. If you value transparency, legal protection, and basic safety, stay far away from Myrooms.

Better rooms than the ones I have seen…

Better rooms than the ones I have seen on a lot of agencies… faster service and response from the team.
All the process of moving done in 2 days could be faster if I was doing things faster.
Overall my experience with my rooms is good.

Never again!

My experience with MyRooms was very negative! Starting with a contract in which you give up all your rights as a tenant, as you only have a licence to use the flat. If you need anything from MyRooms you get no answer. During the six-month rental period, the heating including hot water was defective for several weeks. MyRooms couldn't care less as they put the responsibility on someone else.
However, the absolute worst thing was that there was mould in the flat. It made me very ill and sometimes I could no longer live in the flat! I had doctor and medication costs of several hundred pounds. I reported this to MyRooms and got no response! I would never rent anything from MyRooms again!

1️⃣ Agreement Type & Rights – You entered into a legally valid license agreement for a flatshare, which differs from a tenancy agreement but still grants you full rights as a licensee. You were never asked to "waive all your rights," as you claim.

2️⃣ Heating & Hot Water – The heating system did experience issues during peak winter periods, but our records confirm that a boiler engineer was promptly sent for repairs. There was no prolonged outage of heating or hot water for weeks, as you stated.

3️⃣ Mold Concerns – At no point during your stay did you report mold to us via email or our property management platform. After your departure, our team inspected the property, and no mold was found in your room. We take such concerns seriously and always act when they are reported.

Best renting agent

I can recommend myrooms, i have rented my room from them the avenue Mihai managed everything professionally and made sure the whole process was incredibly fast and smooth and was always available.
They use video tours and my room looked exactly as the video.
Very satisfied.
