The worst company EVER… steer clear

The worst company you will EVER EVER come across. From the moment I moved into the apartment i didn't have hot water or heating for 95% of the time in lived in the flat for the 2 years there was no hot water, I ended up having to report it to environmental health. This is just the tip of the iceberg, i then had a wall in my living room that needed replastering as it had just started breaking of and they send someone out to ‘repair’ the wall as it was cheaper and the person that attempted to repair it literally called them and said it needed to be replastered and to which there response was we will get someone cheaper to repair it if you can’t. I paid p4i £40 a month as when we moved I know we were advised that as the building had recently been converted it was the only way we could pay the electric water bills as there were no individual meters, i paid then £40 a month for 24 months and then received a water bill for £1300 and a energy bill for £400 as p4i had not paid a single bill since we had moved in, they then ignore emails and over 60+ calls made to the office and when they did answer they stated the person we needed to speak to was in the office but not available, they refused to refund any tenants for the bills that were paid to them and also said that the bills were our responsibility as it was our usage. They refused to accept responsibility for anything to do with the bills although they had taken the money for it and not paid the bills. The company is a sham, poorly managed and a scam company. When I contacted environmental health I was verbally abused on the phone by Joseph who said that I’ve made it more difficult for them to sort this issues with the heating and hot water, I was ignore on multiple times when I would contact for repairs and any repairs that were done were the cheapest possible way, for example a push plug was replaced by sawing out the metal mechanism and given a plug that didn’t fit the bath plug whole. Everything about this company is awful, they cause undue stress and mentally abuse people to avoid facing up to issues that they have caused. They don’t respond to emails or phone calls and the response you get if you report something that is urgent is that it is a Jewish holiday and someone will get back to you in 2 weeks time and no one ever does. The list goes on and on of reasons not to enter into any type of contract with these people or have any involvement with them. Steer clear of them

Unprofessional, rude and chaotic

Having wasted a week trying to get the agent to supply basic information about letting a flat he asked me to come to his office to meet him. I confirmed by email but he still went home before I arrived & then tried to blame me for not having called. Calling the lettings team multiple times during the week the phone rang unanswered until it disconnected. The office reception was piled high with packages in a chaotic and unprofessional manner. P4i is the rudest and most unprofessional agent I have ever encountered.

worst developer ever

worst developer ever. we have had snagging issues since we bought a flat and move in. it has been more than 1 year and a half they have been ignoring our calls and emails. so we are living without having a shower for more than a year and a half now. NEVER EVER CONSIDER TO BUY A PROPERTY FROM THEM

most unprofessional agent ever

Really rude, avoid your calls, literally speak to you like they are stroppy teenagers, absolutely no desire to resolve disputes amicably, neglect their tenants, properties are in dire condition.

We rented a property through Romans and…

We rented a property through Romans and didn’t have a clue who the landlord was. It we knew it was p4i there would of been no way we would have gone ahead with the contract. 1. When we moved in, the toilet was dirty, there was mouldy milk and ice cream in the fridge/freezer. We emailed both Romans and p4i and didn’t even get 1 apology, bearing in mind we paid 6 months upfront for this place. 2. We then realised there was damp in the corner of the room which has now spread all the way down the wall up until the end of the blind. Our blind has now come apart and hanging off the window. They still haven’t done anything about this. 3. They got our energy meters mixed up with next door and called us (very rude on the phone, can’t talk to people properly) demanding that we pay next door as they’ve been cut off. We told them that we’re not paying anything until we have a bill in our name stating how much we have used. They then sent an engineer out and we still haven’t heard anything 2 weeks on. 4. I walked into the living room and stood in a massive pile of water, that had been leaking through the light. I could not get hold of them, I had to call Romans multiple times to get hold of them. Still nothing. I then had to threaten them with a solicitor and they finally emailed me and sent a roofer out but we have heard nothing and we have no idea if this has been fixed. I WOULD AVOID AT ALL COSTS. IT IS NOT WORTH THE HASSLE. Theyre very irresponsible and have no idea how to treat people. Do not give them your money. Our contract ends in May, and we cannot wait to get out of here.

Worst agency I have ever rented with

Worst agency I have ever rented with. After written confirmation, which i had to chased 8 times before responding to emails, they refused to do what was agreed. They got the contract wrong 5 times and the communication was terrible. Do yourself a favour and find another agency. The house is not worth it.

i don’t recommend

No, I don’t recommend this group. Their new developments looks good but if you inspect closer you’ll see how bad their properties were built using cheap materials and labour. They’re also irresponsive if you complaint. No, do not take the risk in buying or renting from them.

Avoid them to avoid excessive building repair bills in future

I purchased my flat from them 4 years ago. Myself and all the other leaseholders in the block have had no end of issues since and we are since having ongoing disagreements. The main thing is the company uses cheap unskilled labour to do the work who do not confirmed to British standards (often leaving areas unsafe and unfit for purpose) and they also do not completely refurbish the building. They usually leave things like the roof and lift of the refurbishment and then when the flats are sold these costs are passed on to the leaseholder via section 20 and service charge! A building which has been refurbished should not have serious leaks from day one and the roof needing to be replaced within 3 years! The company are devious because they deliberately don’t touch it so it isn’t covered under the new building insurance!
Be aware the development company the management company and the freeholder are all the same group of people and they will do everything in their power to do things on the cheap and then overcharge you for work they should have done originally! Avoid.

Avoid them

Avoid them and everything to do with them! Worst nightmare in my life purchasing this flat in Teddington, London. After 2 years here, my walls are still peeling off due to condensation, damp and mould apart from kitchen sink and bathroom, cupboards doors. They service are really awful. We had many leaks in our ceiling when they built a new flat above ours and we had a gas leak and 6 days without gas and not relocation to a hotel or reimbursement. They just don't care. Avoid and do not believe in the good reviews on google. We've problems with the managing company with belong to them and we're always over charged. Ah my car doesnt fit in my bay if the other cars are parked and the main car gate kept on breaking since we all moved in and its still opened broken, the building main door doesnt close properly. This group uses very cheap materials and crap labour and at first it looks good but everything breaks soon. What a nightmare my life has been

I have been a tenant for 2 years and…

I have been a tenant for 2 years and have had issues with damp in my bedrooms and a leak in my lounge for over a year and still not fixed when you ask for someone to call you back regarding your issues no one senior is in the office and you get fobbed off. And if you are lucky enough to get a builder to your property you get whining polish builder called Marcin who complains each time that he has to travel from Tottenham. Unbelievable service do not deal with this company

Awful Awful Company

Awful Awful Company! I purchased a flat - 1st time buyer. The worst experiences in my entire life. The flat which was sold and advertised as LUXURY was one big scam! I have never seen such a poor quality in products and workmanship. The building was and still is in a complete mess. Leaks, mould, broken windows, blinds, wonky floor with panels moving and making noise underneath, cracks everywhere, condensation etc. The staff never calls you back, the team is extremely rude. When the "director" came for first time inspection, after I already moved in, he walked around the flat with a cigarette in his mouth and smoked all the way during the visit. I spent 6 months rectifying my own flat, crying myself to sleep every night. P4I work was simply unacceptable and I would never use them as a company. This Company lies in your face. Can’t trust them. They were trying to tell me that my windows are new when in fact they are about 30 plus year old. We (residents) have had no gas for a month when I moved in. The company asked us to shower at the gym. We had squatters leaving in our basement and in some UNSOLD flats as the Company did not provide any security when we moved in and they left all the flats open with keys in their locks which resulted in squatter’s appearance and free living for x amount of time. I was terrified! There is so many good companies out there, if you want to have happy and healthy experience as 1st time buyer or investor I would not recommend them even if they paid me for it.

Worst developers

Worst developers, not professional builders they don’t know what they are doing, please thinking about my advice before you purchase any property from this people, they don’t care about they customers, if you don’t want to live a nightmare pleassssse becarfull. I bought a flat from them and all my snaggings reported even before the exchange contract still there waiting to be fixed, they destroyed my kitchen. Really bad customer service, very rarely they replay you emails.

Unacceptable landlord's!

Unacceptable landlord's. Don't know where to start:
Vermin from day one, there was several holes for the mice/rats to enter the flat and I alerted them after few days of moving in. They ignored this for 5 months until I threatened with contacting the council. They sent someone extremely unprofessional around a few times who slabbed cement everywhere (but not solving the problem: the vermin entry hole under the plumbing/gas, despite me repeatedly telling them this!)

3 weeks before my tenancy ended (and the end of my suffering), they fixed the vermin problem. I had at this stage lived with mice/rats for 6 months!
- The stench. The flat smelt like dead mice (literally) and my belongings got destroyed by both mice chewing + strong smells and I couldn't use most of the flat during my tenancy (and stayed with friends). They were consistently blasé about this and ignored my (at some stage) begging to fix this disgusting problem! Which was one hole near the plumbing to sink and gas, confirmed by pest control. I killed several vermin a day in traps (at my own cost) and started to take pictures! This will be used when I dispute my rent back.
They also took on smoking tenants both upstairs and downstairs who also take drugs (which they are aware of). This is not ideal if you don't like the smells or want to live in a none smoking/none drug environment. This landlord/agency literally do not care about their tenants and the state of their flats! Even if they look modern, they are literally shambles. Stay away!!
