Very useless organisation. Abandoned a wet room repairs for more than a year. Disabled has not a shower for more than a year. The system is broken, Ombudsman is inundated.Peabody not fit for purpose

If this review was for my contact regarding the overflow pipe from the water tank housing above my flat then I am sorry to say that the fault was still there yesterday afternoon the eigth of May 26. The tank seems to overflow and spills water over the flat roof and on to the walkway for about an hour hour. Then stops and starts again later.

You can’t speak to your housing manager directly you state you’ll leave a message for her to call me back they don’t call back I had to do a complaint online but don’t get any information as to what will happen it’s ridiculous it’s as if you can’t be bothered before we were given the direct email now were told we can’t contact through now we have to phone which is a nightmare as you can’t contact through be waiting on the phone for over half an hour just to ask for a callback it’s not good enough you need a better system to make it easier for residents the same applies to the online page I’ve used this a few times and get absolutely nothing back in response

Peabody is one of the worst housing people to deal with. When you call you go round in a circle they are always transferring you to another team who transfer again and expect you to deal with the contractor they have which is also a terrible experience. I have made numerous complaints and not one has been resolved. They don’t take ownership of what tenants say. You have to deal directly with the contractor and they don’t care they just care about the money they receive from Peabody as a contractor. As a tenant that has a vulnerable house hold it not their priority. I have been trying to get Contrators to rectify their work for months and nothing has happened leaving my living conditions unbearable. I have tried to call Peabody and what do they do refer you back to the contractor so your in a loop. At this point I may have to go down the legal route.

Who is responsible for managing the building and tenants well-being or concerns?
There needs to be a clear name and direct email.
My initial inquiry has still not been addressed. That’s nearly 4 weeks now.

Peabody continually amaze me. They’re unable to understand basic information, ignore tenants disability, miss direct contractors and close cases that are not finished, and often not even started!

I have done a review before but I will again as this is truly the worst landlord.
They don’t care about anyone’s health or put any understanding to their tenants so I wouldn’t recommend this landlord.
We’ve been needing mould and damp works to happen and the landlord has promised us for a long time with certain things and how the works were going to be done. However, the landlord haven’t followed with their plans and always end up changing things at random/last moment.
Peabody, if you never think about your tenants in a particular way and don’t keep with your words, then no tenants will ever believe and be okay with where they’re living. You are meant to do the right things and ensure that all tenants are living in a safe and healthy environment. This is your role, yours and we will never understand how a landlord can not care about their tenants.
I have called, made complaints and even by contacting you, it doesn’t help or work. I feel at this point so shocked of how tenants do get treated.
Please work on your services and think more about the tenants and their living. Works such as mould are very serious and by doing the bare minimum isn’t going to help.
Very disappointing. I have never felt so unhappy with a landlord.

Rubbish housing association to deal with. I wouldn’t recommend purchasing any property under them! It’s all money and no service! Rent increases all of the time and services are below reasonable standards

I don't really believe any longer that Peabody acts in goody faith, let alone like a functional Housing Association. We've had two fire systems installed and ripped out in here in Shoreditch in the last few months and fire Marshalls over Christmas. Even though their own officer has recently judged there to be an arson risk from the crackheads who get into the building and light drugs by the gas meters. The front door has been broken since being reported in November and lodged complaints. The police have been more responsive about the crackheads than Peabody. Their interface is monstrously hostile to attempting to communicate with their insulated staff who treat us all like naughty children. I am immunosupressed and quite sick, but we have constant mice problems with the rodents climbing all over the kitchen surfaces. Even though the mice have come through other flats and are basically in the walls and ceiling, their protocols mean share-owners must defend against a general problem with the building. Just an absolute horror show. You can't officially complain to the Ombudsman until Peabody decide you can, and this practice has to end. It relies on good faith behaviour, and good faith is there none. There's been a boilerplate response to this review: of course there has.
