Waiting on the phone for over 40min for someone to answer it's a lot and then you get transferred and you have to wait maybe another 10 /15 minutes again for somebody else to answer ridiculous

I contacted Peabody to help me deal with some issues that I’m having. I self referred online. About the issues I’m having being in need of their support. Over the years they have supported me no end of times as I struggle with various things in day to day life. The response from them was swift they have made it possible to reconnect with my last support worker who has helped me greatly of recent months. So I am so grateful for their help. Over the years they have been an amazing support for me.

Very poor experience with this housing association. Customer service is bad, staff have a poor attitude towards tenants, and they seem more interested in saving money than properly repairing issues. Repairs are often delayed or done to a very low standard. Overall, very disappointing service for tenants who deserve better support and maintenance.

I reported a harassment incident made by one of Peabody residents but Peabody, despite many other local residents making similar complaints about the same person, will not take any action as I am unable to give a full name or address. So unless I follow the man who threatened me home I will not be able to give his address.

I made a complaint about a neighbour over a year ago because of anti social behaviour, last of many many complaints. I have sent 4 separate lots of evidence and supporting letters. Nothing has been done and no action taken against the family abusing me and my family. I have been threatened with violence from this family so also live in fear. I managed to get myself into a brilliant job as a nanny after years and years of domestic violence something else Peabody are also aware of. I got myself off therapy and meds and was doing really well. I am now back on medication and talking therapy and my physical health is deteriorating, all due to this situation and Peabody’s lack of care to a tenant and sheer incompetence, this is destroying my life. We have a wasp nest outside my son’s bedroom window which I reported 4 years ago and every year since, it is still there. My son has been stung on numerous occasions and now sleeps in the living room , this has had a detrimental affect on his mental health, he is already diagnosed with emotional unstable personality disorder like myself. I also had a leak in my bathroom kept reporting it and when it was finally dealt with my bathroom tiles and hallway were destroyed, my beautiful bathroom tiles replaced with crappy council flooring that wasn’t even laid properly, tripped over a few times. Peabody deserves less than 1 star. Peabody does not care about their tenants, certainly not me and my family

I am writing to formally challenge the recent increase in service charges.
I do not accept that this increase is justified given the clear and ongoing decline in the standard of services provided since Peabody took over management of the building. The current condition of the property falls well below an acceptable standard, and certainly below what residents are being charged for.
Under Family Mosaic, the building was maintained to a consistently high standard. Communal areas were cleaned properly and regularly, including all floor balconies. The environment was clean, safe, and well managed.
In contrast, the current situation is unacceptable. Residents are dealing with:
- Ongoing lack of basic cleaning in communal areas
- Dog fouling in lifts and shared spaces
- Persistent urine odours throughout the building
- Evidence of rats/mice
- Bird droppings left uncleaned on balconies
- Rubbish and items left on balconies and in communal areas
- Smoking (including cannabis) in communal areas
- Food and drink spillages left for extended periods without cleaning
- Maintenance issues (e.g. broken guttering) left unresolved for months
- A lift that is frequently out of order
- Non existence of WiFi
These are not minor issues they represent a failure to deliver basic services that residents are already paying for.
It is therefore unreasonable to increase service charges when the quality of service has clearly deteriorated. The explanation provided that costs have increased is not sufficient when the actual service delivery does not meet expected standards.
I require the following:
1. A full and detailed breakdown of the proposed service charge increase
2. A clear explanation of how these charges reflect the current (substandard) level of service
3. An immediate action plan with timelines to resolve the issues outlined above
4. Confirmation of how Peabody will be held accountable for delivering and maintaining acceptable standards going forward
I will be providing photographic evidence to support these concerns.
If these issues are not addressed satisfactorily, I will have no option but to escalate this matter further through formal complaints procedures and relevant external bodies.
I expect a prompt and substantive response.
I dislike the fact that my repair has been subbed out to connect who in turn has subbed it out to another contractor and no one can tell me when my repair that I reported over 7 weeks ago will be completed

Peabody is really a disaster. For this reason you see how many people have given one star, perhaps if a negative point was available they would choose it. Its inefficient contractors are worse than peabody itself. They falsely claim they have attended my flat for checking a repair issue! Their inept contractor apparently fixed a three-year-old roof issue but it reappeared and they obstinately fail to address it. I think the UK government must disband this company and fine all its managers. I am going to raise a compalint against Peabody with Housing Ombudsman again to compel them to compensate me.

I have lived in this property since 2013.
I am a disabled 58 Year old man with degenerative arthritis 3 left hip replacements awaiting a right hip replacement I have had no support whatsoever from these uncaring people. I have had the same phone number since 2011 but for some reason they have a ghost phone number on the system for me. I am at my wits end waiting for response to even a phone call. I live in an end terrace property garden fence public view the fence is rotten so much it'll soon relieve itself from standing.
I've had the same kitchen and bathroom for 13 years plus. Whilst everyone around me -upstairs, other residents-received new bathroom and kitchen.
I am really disappointed with EVERYTHING. Getting on in ages there's only so much i have the energy and strength for. Just doing this is DRAINING.

Rude, dismissive and burden shifting. Did not fully explain why she was calling, failed ot say it was because I uploaded medical evidence regarding my daughters breathing problem. Worse housing association ever! Two vulnerable tenents in the home and without a working boiler for 2 months and still not fixed. No help with high electricity payments
