Portico Property - Leyton Reviews 

I want to leave a review about the horrible manager who answered my call at Portico Leyton.

During the call I apologized for my English because I speak with a slight accent and from that moment all I heard was sighs and a desire to end the conversation quickly. I was told that without a job in the UK, they could not show me anything and make an appointment for viewing only if I could pay for a year's rent at once. This manager is the reason for the problem with the real estate market in the UK. We have just moved on a talent visa that was approved by the UK and of course we don't have a job in the UK right now, but we do have an income, but obviously the portico managers are of a different opinion and they decide who they want to work with and it's definitely not people from other countries.

Proactive, friendly and supportive team. Spencer, Tommy, Bilal and Kelsee were all fantastic from start to finish on what was a tricky sale and purchase

Bilil was very patient with our probate property helped out enormously when he could and kept everyone up to date, a rare breed

Dreadful, incompetent group of people. I have finally moved out of their damp, overpriced rundown property, thank the lord! If you value your money or your sanity stay away from these dodgy dealers.

They will force you to sign up to a “no-deposit scheme” to guarantee your property. They won’t outright say it is a deal breaker, as this is illegal, but they will ensure you know that you will never get the property unless you do. This kindly adds £60 a month to the already exorbitant rents they charge. Unsurprisingly upon further investigation it turns out they receive a large chunk of this money. Still at least someone is benefiting in this cost of living crisis! Even better is they will insist that the “no-deposit scheme” is at the request of the landlord, and will be a real issue if you don’t sign up for it. Yet strangely upon asking my landlord about this (after signing up), it turned out he had no idea about it!

Portico are also completely incapable of fixing maintenance issues, or pretending to care in the slightest. So overall they are painfully incompetent, engage in some very suspicious activities, and couldn’t care less about the tenant! Avoid!

My son and daughter have been searching for a flat in Leyton and recently chose to view available properties with Portico where we were introduced to Tommy, who has made the search such a pleasure. He has shared his extensive knowledge of the property market and the area, whilst listening to their requirements and has guided them with sound advice and great professionalism. I certainly have no hesitation in recommending Portico and Tommy, in particular, if you are looking for an estate agent with integrity.

They are so slow on helping tenants.
They took 4 months to fix our blinds. We have reported water leaks in our house, never been fixed. Once they replaced our clothes washing machine with a broken second hand they need it to replace again after some cloths being damaged.
AVOID THIS AGENCY!

Highly recommended. Portico have been great to work with from day one of the process of selling our house. They have been attentive to our questions and guided us through areas that we needed help with, everyone on the team went above and beyond to help with every step and we are so pleased that the sale has finally gone through, thanks to their help and professionalism. Right where to start

Me and my girlfriend spent months looking around properties in East London for our first home together, unfortunately we had no luck. We found that all the other agencies were focusing on showing us as many properties as possible without listening to what it was we wanted in our first home together. We spent a lot of time after work and on our days off wondering around East London looking at some undesirable places, and that me being kind.

One afternoon I stopped in the Portico office on Leyton highroad to look at their listings and that’s when I met Tommy. From the start Tommy was nothing but friendly, professional, and more important open and honest with us. We were very clear from the start as too what kind of property we were looking, Tommy made it clear that he understood and accepted the challenge.
On a couple of occasion, we inquired about a couple of different properties that cropped up, and Tommy was honest enough to tell us that they were not right for us.
After two weeks and a couple of viewings with Tommy, we were finally introduced to our new home in Leyton. Both me and my partner both agreed that if it was not for Tommy, we probably would have given up looking for a property around that point. We both felt safe in his knowledge and guidance when it came to putting an offer in, and he did not stop there. Tommy showed interest in us even through all the steps of the process. It felt like he genuinely cared for how we were feeling about the process and checked in on us on a regular basis, all the way up to our completion date when we received our keys. These are just a few of the qualities that Tommy brought to the table.
On another note, Bill also deserves an honorable mention. As first-time buyers we had a lot of questions throughout and Bill was always happy to help. If he was busy at the time of our call, he always made sure he called us back and was happy to answer our questions. These two make for a good team.
I would advise anyone who is planning on purchasing a house in east London to pop into Portico on Leyton high road and ask to speak to Tommy. Both me and my girlfriend have already agreed that when it comes to selling our house in the future, we would want Tommy and Bill to look after the listing for us.

Really poor service all round. I have, thankfully, now moved out of their property. But, if you are unfortunate enough to be about to start renting from these estate agents, be aware of the numerous dodgy practices they will attempt.

They will firstly pressure you into signing a "no-deposit scheme" in order to secure your property. Which although it would be illegal to outright force you, they make it abundantly clear that you will not get the property unless you sign up for this £60 a month charge. If you attempt to request a conventional deposit, as you are legally entitled, they will tell you this is likely to be a dealbreaker for the landlord who will look to the next applicant. Now, purely coincidentally I'm sure, they receive a large cut of this monthly premium for each unfortunate tenant they successfully refer.

Additionally throughout the process you will be pressured into signing up for, Portico sourced, contents insurance. They will be deliberately vague in specifying whether you are legally obligated to sign up (you are not). Going so far as to state that the landlord is insisting upon it (despite it making no conceivable difference to them). Now weirdly, they also get a cut of this money. But I'm sure that's not a factor in why they attempt to pressure you into another needless expense. They must just be concerned for the safety of your possessions in their overpriced properties...

They will also demand from you completely ridiculous amounts of personal information, which I have never been asked for before or since.

Add to this that they are completely disorganised, uncommunicative, consistently slow to address maintenance issues and generally incompetent and you are left with a pretty dreadful experience. Best avoided if at all possible.

We recently rented a flat through Portico Leyton and the tam were just brilliant. The whole process was ver smooth and quick. We had Abbie, Jack and Billy supporting us through the process. I would definite recommend them to anyone needing property services. Ulla kamara

Last year I rented a flat in Leyton through an agency called Outlook. It was the worste estate agency I've ever dealt with in 14 yrs I've been renting in London. If you want details of what happened, I wrote 3 bad reviews about them (1 per accident).
Outlook has been now absorbed by Portico but things haven't improved. They actually got worse. I left the flat in Leyton at the end of my 1 year contract because the landlady decided to sell the flat. My last day in the flat was the 20th of November (Sunday). Emily who works for Portico now (and was previously working for Outlook) told me and my ex flatmate that they would have inspected the flat on the following Friday (25th), send the report to the Landlady and if everything was fine give us our deposit back. Today is the 5th of December, the landlady did not receive any report, Emily is ignoring my multiple emails and ghosting my ex flatmate on the phone. God knows if and when we will see our deposit back. It shouldn't be like this at all. First of all, they shouldn't ignore us like this. Also, by now they should have at least send the report tonthe landlady. We need our deposit back since we left the place immaculate and the deposit is in a protection scheme. If you are honest people like us, avoid this agency like the plaugue.

Bilal was very helpful and considerate of our situation (lost both parents within 2yrs so having to sell a family home which has been with us for 42yrs). He was informative also and aware of current market conditions.

RUN Away from Portico
They never answer at phone and emails I waiting weeks to sorted some maintenance issues. Arrogant people in all offices and branches
They try to stop money from my deposit I left the property nice and clean . They give me the house full of rubbish, mould ,spiders everywhere and heavy dust all house I need to clean the house 6 hours in that day which I move in the property
They robbers people after end of tenancies

Run from PORTICO...
RUN AWAY from them . They give me the house without cleaning i have to clean the house on my self 6 hours after I got the keys(spiders everywhere, mould everywhere, dust , proper messy). Maintenance problem never answer at phones and emails take few days for that . Change Gas Boiler in January in the middle of winter 1 month to do the job( never provide for us any electric heating i i need to buy my self).Booster water pump 3 weeks waiting for someone to attend the property and do the job for 1 hour only. Replace hob induction 2 weeks for 30 minutes job .
I left the house clean and nice than give to me I got pictures, videos everything I can proof.
I got 22 days still waiting for my deposit. They send me the check out report with some damages which was in the house before i move in . They try stealing money from the people this what Portico does
Im very disappointed and i never recommend them they are the worst agency in UK

I have several viewing wih them and they didn't send the offers to the landlords for a week, they make you rushing for viewings but after they are not responsive.
My request were managed by two different agents, very unprofessional from the beginning; very kind for sure normal agent's attitude.
They were not able to please my request with a budget of £1300.00 a month for a 1bedroom flat around Leyton, paid in advance for the year.
I offer to pay a year upfront and they didn't find a deal with such circumstances.

As landlord I won't give my property to this agency they make you loosing the rent of one month because they try to let the properties overpricing them to cover their agency fee.

This agency and its all members were polite and our moving process was so easy! Thank you so much!

I had the luck to be helped by Jade from Portico, she was so efficient and understood our needs straight away.
After 4 months of difficult searches we found the dream place at the second meeting with her.
I would highly recommend to connect with Portico they are amazing, we now have an amazing place to live in and fitting our budget which seems to be a miracle in London in these times.

Excellent Estate Agents. I found the whole team to be polite and efficient however Mark Sivell, was my absolute rock during the whole process. Any questions were addressed in a timely manner and was always reassuring when needed. I highly recommend to anyone wishing to buy or sell a home.
