My experience with posh pads has been so bad it’s almost comical. The house was cracking, full of mold, falling apart on arriving. We had so many issues with rats, leaking water pipes, water damage, power outages and much more with very little done to fix it, especially when we were having issues with power cutting out. It was due to faulty electrical sockets in the kitchen. We were left for over 2 weeks with no power in the kitchen and when somebody from posh pads maintenance did finally come they acted as if it was our fault and was shocked that it was as bad as it was, so clearly what we were saying to them wasn’t being communicated properly. My flatmates have had their calls ignored by posh pads staff, multiple ignored calls and then when somebody else calls, an immediate response. This is petty, childish behaviour and not how a company should act. Additionally, when we were able to get them to answer the call, Jess specifically was incredibly rude to us. Posh pads maintenance once removed our property from the garden without telling any of us and hid it in multiple rooms around the house, this is incredibly weird behaviour and I genuinely don’t understand what would possess them to do this. When it was viewing season, multiple times posh pads didn’t arrive when promised and then would arrive unannounced, it made us feel so on edge and like our time was being wasted. Absolutely ridiculous to be treated like this in a house we are paying for, no respect given to us at all.
We also had to chase them for everything, they will not reach out or provide any assistance or information. We had to email about deposit return, and after disputing it, our emails got no response unless we chased it up with another message. We’ve been moved out of the property for over a month now and still haven’t received our deposit. It’s absolutely ridiculous, this company needs to be investigated and run out of business genuinely. They are taking advantage of students because they know most of us don’t know any better, so are practicing completely inappropriate and illogical behaviour.
Choosing to live with posh pads was a horrible mistake and I beg that if you have any sense you will read all the reviews and will not choose to live with them. It is a headache and waste of your time.
Our year with poshpads was utterly unprofessional and i would not suggest any students to rent with. During our tenancy, we experienced rats in the garden due to them taking ages to send out a gardener after multiple requests. A rat broke a hole in a vent so they could have gotten in our house if they wanted to, once posh pads didn’t seem to care. Our electric went out multiple times in the winter, leading to our food being spoiled but once again posh pads didn’t even care to check on it and just said our food will stay fresh in a shut fridge (it’s did not). For 3/4 weeks we had workers coming in our house. No warning everyday 8-6. We were a house of 5 girls, we didn’t want men on our space with no warning or time period or even a date it would end. They did this with house viewings as well turning up at any point of the day or not coming for the ones they actually told us about. It’s been a month long battle trying to get our deposit back yet we still haven’t got it back. They’ve charged us for random wear and tear of the house under a “cleaning fee” but only one tenants room had any serious issue but they’ve decided to charge us all. They’ve ignored my phone call multiple times, another housemate has phoned them and they picked up straight away. Took down property in the garden we put up and hid it around the house, for no reason other than to be difficult. I’d give the advice any southampton students,do not go with posh pads, posh is the last thing on earth they’d ever be. Only saving grace of the entire company is leslie, she is lovely and would always reply to any of my issues. No complaints about leslie:)

Rat infestation!!!! Posh Pads student property 90 Tennyson Road , Portswood. Do not rent this! My son moved in in the summer of 2025. The remaining tenants moved in the year before that. At the time my son moved in, the property had not received an end of tenancy clean and in particular his room was not cleaned and even contained contents from the previous occupant. Sloppy job by Posh Pads. The tenants reported rats in early December 2024 and Posh Pads did not mention this to my son or to me before he signed the tenancy agreement last year. The property has a proper rat infestation A RAT on the kitchen floor dead on Sunday morning ! I feel so sorry for the new tenants. I hope you see this because Pish Pads charges above market rent and there has been issue after issue: broken dishwasher, washing machine, rats, cleaner charged the tenants but didn’t clean because they didn’t clear the surfaces (they are students not librarians!). My son hardly lives there now. Terrible experience

I'm the parent of a student who rented from Posh Pads in a shared student house in Southampton for the 24/25 term.
There were numerous problems during his tenancy such as power cuts, a faulty boiler and rats. These weren't always dealt with in a timely manner and required lots of chasing. One power cut resulted in a whole fridge and freezer load of food having to be discarded and the faulty boiler meant recurringly no hot water for days on end.
At the end of the tenancy, as other reviews here also claim, additional costs were incurred.
Despite living with a group of students who took pride in the house, and leaving it as they moved in, they lost their deposit and had to make an additional payment for energy bills or some such nonsense.
One of the main problems is the lack of contact. Posh Pads will 'ghost' you if it's not in their interest to get back to you.
My son signed a 2nd year tenancy but had to cancel due to a change in circumstances. He found someone else to take over his tenancy and PP agreed to cancel his tenancy. They did however 'forget' to cancel his direct debit. £575 was taken from his account before we realised. We chased and chased PP about this only to be ignored. He has ended up having to take out an indemnity claim with his bank.
As a parent, left picking up the pieces (and costs) from unscrupulous, money-hungry landlords, I would not recommend Posh Pads at all!
You want your kids to be looked after when they move out to go to Uni, not be taken advantage of by a bunch of chancers. Shame on you Posh Pads!

Posh Pads has been nothing short of a nightmare. What should have been a straightforward tenancy turned into months of stress, lies, and money-grabbing tactics.
They demanded over £1,000 in utilities for just three tenants in a single month — an utterly ridiculous figure that no normal household could ever use. Then, to make things worse, they tried to bill us for damages that were already there before we even moved in.
When we finally settled everything, they still dragged things out for months. They made us send proof of payment, which we did, only to later deny that some of us had paid — even with bank statements in black and white. Despite us proving every penny was accounted for, they suddenly invented another £80 charge and insisted we pay it. It felt like a deliberate scam to squeeze more money out of us.
This company thrives on intimidation, false claims, and exhausting tenants into paying charges they don’t owe. They are dishonest, exploitative, and completely unprofessional.
Save yourself the stress — avoid Posh Pads at all costs. They will take your money, deny facts, and drag things out until you give in.

Posh Pads do not even deserve 1 star. They are a bunch of scammers trying to rip off naive students living in rented properties for the first time.
My son and his housemates were charged £400 for an oven clean that categorically never happened and the students could prove that it had never happened. Posh Pads ignored all requests for evidence eg an invoice, date, time etc. Instead sent bullying emails threatening debt collectors, court action and significant affect to their credit scores. They also tried to charge them for holes in a wall caused by their own workmen taking down a shelf! They actually tell the students not to involve parents in disputes! Why? So that they can rip them off!
After a very heated discussion with the manager, Leslie, she agreed to cancelled the outstanding payment, but no recognition of the fact that they invented the oven clean in the first place.
They will do anything to hold back deposits. Avoid this company like the plague, but if you do use them always insist on written evidence eg invoices, utility bills before you pay them a single penny extra!

They broke the law, the contract, and made my home unliveable.
My housemates and I have experience numerous, repeated incidents with poshpads throughout the course of our yearlong tenancy. Though I could babble on for hours about the unprofessional, dehumanising, and appalling way this company has treated us, I will just stick with the worst:
Over a week before the end of our tenancy without ANY notification, email, phone call, anything, I – a girl living alone – found multiple maintenance workers letting themselves into my home taking the furniture from the communal areas and my housemates’ rooms, which they had not completely moved out of yet (and poshpads knew this!!), and destroying it in the front garden. I can’t tell you how dehumanising and humiliating it felt having to run downstairs in just a towel as I had been mid shower, panicking because I had heard my front door slam knowing it was just me living there, only to find numerous men stood in my house randomly taking all the furniture. If this wasn’t bad enough, they also took and attempted to destroy my housemate’s personal items that she owned and had brought to uni.
Throughout the course of that week, poshpads proceeded to enter my home without the decency to send me so much as an email’s notice. Despite being legally required to give at least 24 hours’ notice as it states in my contract. They tore up ALL the carpet, destroyed my furniture, drilled the walls, played loud music, used my bathroom, dumped piles and piles of flooring in my living room, did electricals… The house was unliveable. There was constant drilling from 8am to 5pm every day. I WAS WORKING NIGHTS.
They broke multiple sections of the contract and the law including giving 24 hours’ notice, Right to Quiet Enjoyment, Exclusive Possession, Health and Safety breaches, Harassment, Constructive Eviction…
I emailed them multiple times, told them how uncomfortable and frightened I felt in my own home. I never got a reply. After days of these works happening, I eventually got an email which basically read: renovations will be taking place. This was after they had already been taking place?! No sign of having read my emails. Not even so much as an apology for what they put me through.
This was the single most disgusting, degrading, frightening experience I have ever had with a landlord. I couldn’t sleep, not knowing when they would come back into my house.
Oh, and I haven’t even got onto the 2 month long battle we had with them trying to get our £1700 deposit back!!!! I rang and emailed again and again. First, they said there was a backlog, then they claimed to have never received my emails containing my bank details (even though my housemates did). It was excuse after excuse after excuse. I was exhausted. I have just received my deposit now, 22.08.2025. My tenancy ended 30.06.2025. My contract states that the deposit must be returned within 10 working days after the end of tenancy. Oh!! Look at that!! Another law broken!!
How a business can live with themselves knowing that this is the way they treat hundreds of student tenants I will never know.

Avoid Posh Pads. They take weeks to reply to a single email and make the deposit return process as difficult as possible.
They tried to charge £45 for a single lightbulb that no longer works — something clearly down to general wear and tear. Total scammers.
If you want a stress-free end to your tenancy and your deposit back without a fight, don’t use them.

So far, a one star rating is generous. Having paid rent already, my daughter was looking forward to moving into her Posh Pads home. We arrived to help her move in, but her attic room was filthy. The carpet, didn’t even fit the room, had cardboard patches in places and was sticky dirty. The window was so rotten and out of shape that it didn’t close. The fittings felt like they were about to drop off. Rubbish was on the floor, skirting boards really dirty. Most worrying however, is the 1.5cm gap underneath the fire door. We couldn’t move her in. All issues reported. The carpet has now been replaced, but we are waiting on the other issues to be resolved. In the meantime she is paying rent… I hope that I can write a positive review soon.

Jess & David are brilliant.
I had a 6 month tenancy with Posh Pads, it was a delightful experience, I would have stayed longer but changes in my life resulted in me having to leave the city.
The property I had chosen was very tidy, comfortable and had a very fair price, for the room I had received.
Jess & David made my stay very simple, without any issues.
Will definitely use again when I move back to Southampton in the future.
