I understand you operate via intermediaries, and my broker has been fully involved throughout. The issue here isn’t a lack of communication, but the basis on which the lending decision has been made.
I’ve since been informed that the application has been assessed on the basis of a Debt Management Plan being treated as ongoing, which is not the case. The arrangement was brief, has been resolved, and the accounts are now settled.
Your published criteria states that a DMP discharged within 3 years is acceptable, with an LTV restriction only applying where a DMP is ongoing or current.
As such, it’s unclear why the application has been assessed under this category but it clearly has, that is your right at the end of the day but it isn't great and was a complete waste of my time and money.

I’m extremely disappointed with how my mortgage application was handled.
My application was not declined, but I was only offered potential terms at a reduced loan-to-value, with very little explanation provided at the outset. This lack of clarity led me to believe there was an issue with incorrect credit reporting from Lloyds Bank, especially given the ongoing issues I’ve already experienced with them.
As a result, I spent a significant amount of time pursuing the wrong issue, only to later discover that the actual reason related to how a historic debt management situation had been interpreted.
The key issue is that I am not in an active Debt Management Plan. I previously managed my debts very briefly via StepChange but decided I would do it myself through informal arrangements and the lenders in question record it as a DMP regardless. I have since resolved those accounts. However, this appears to have been treated as if I am currently in an ongoing DMP.
What makes this particularly concerning is that your own published lending criteria clearly distinguishes between:
Debt Management Plans that are ongoing/current (with LTV restrictions)
Debt Management Plans that are historical/discharged
Despite this, my application appears to have been assessed under the “ongoing/current” category, which does not reflect my actual circumstances.
This suggests a misapplication of your own criteria.
The lack of transparency throughout meant I was not given a clear explanation at the outset, which led to confusion, unnecessary stress, and misdirected blame towards Lloyds Bank when they were not responsible in this instance.
I also paid £99 to proceed with this application, which in hindsight feels like a complete waste given the circumstances. The Decision in Principle gave no indication of this issue, making it effectively meaningless and not a reliable reflection of the outcome.
I expected accurate assessment and clear communication. Instead, I was left to piece everything together myself after the fact, only after some probing did Precise finally cave and explain it was this.
Overall, a frustrating experience that could have been avoided with proper application of your own criteria and transparency from the start.

The start of the process was good but when the solicitor that was dealing with the paperwork side of things seemed to slow things down even to the point of coming up with issues that as a legal profession should of been aware sooner

I cannot stress enough how much you SHOULD NOT go with this company.
We had a mortgage in principle and LTV% set with this provider. Credit reports were provided and a valuation was arranged.
We were made to pay a ridiculously high valuation fee for them so send a company that clearly does not know what they’re doing, the house was massively down valued, was valued as the wrong house type and the houses she had compared ours to were not even in the same category. We then complained about this and (shock) the valuers did not agree. The mortgage provider then changed the LTV with no explanation. After challenging this the lender came back and said it was because of something active that showed on a credit check, wrong AGAIN. Our credit files were already shared and what they are referring to as active is 18 months old and inactive. This process was supposed to relieve stress and better our lives and we have ended up with no remortgage and £475 down from the valuation fee. This company has caused nothing but stress and anxiety. This company does not want to help you - avoid.
UPDATE
2 months since the complaint & 5 months since the incorrect valuation and STILL no refund - I’ll be taking this further, this company are nothing but scammers AVOID

I’ve had a very disappointing experience with Precise. I was charged twice in one month for my mortgage, and despite calling countless times to resolve this, nothing has been fixed.
Each time I contact them, I’m transferred from one colleague to another and from one department to another. I’m repeatedly told that a refund will be issued, but the money has never arrived. I’ve been given conflicting information and, in my experience, false promises.
This has gone on for far too long and has caused me significant stress. At this point, I’ve had no choice but to involve my bank and the Financial Ombudsman to try and recover my money.
I feel completely let down by their lack of accountability and poor customer service. I would strongly advise others to be cautious

When they call they ask me to confirm my date of birth and name !!
my question is why would u call us out of the blue and ask for our details with all this fraud going around i refused many times and when i ask why you called u cant give info withOUT me passing security , how the hell will i know who u are first ,since u called .. you need to figure out a method to confirm to your customer if you call who you are. Why should we give our personal info first to find out the reason for the call .? first and foremost you dialed my number right ??? does GDPR mean nothing to you ????

Precise mortgages accepted and made a mortgage offer, made us pay our solicitor fees, their solicitor fees, searches and a valued. Their audit team withdrew the offer at the last minute costing me £5,000 and their complaints team then ignored all phone calls and emails for a year. I am now in the process of taking them to small claims court

Difficult to deal with, not pro-active at all. Poor communication and the actual legal process was painfully slow and difficult like it was the first time it had been done. I would not choose to deal with this company again.

Superb & Fast , Precise made buying a house fast and quick, submitting application to mortgage offer was 10 working days. Their underwriting team were quick without unnessesary back and forth questions as many have suggested. The question that were asked were all relevant and once answered they were satisfied. I can not fault them at all. I found that they were professional and curtious and their decision making is faster than some high street banks. I went with a deal which offered cash back and that was refunded on day of completion cant ask for a more speedy service than that. Mortgage offer came 2 days after valuation. Once my conveyancing was done and my solicitor sent the COT to precise it took them 1 working day to give the green light to complete. Completion money sent to my solicitor and received by 10am day before completion. Honestly Precise have supprised me how efficient and quick they were. There rates are vey competitive amongst other lenders in this specialised area. I cant thank you enough from offer to completion 5 weeks WOW those words speak volumes. Reccomend to all, and one thing for precise is keep up the good work and continue your growth. Highly reccomend to anyone needing a mortgage whos circumstances just out of mainstream lending.
