My husband and I are immensely happy to recommend Preston Baker, who, with the assistance of Gemma Carter sold our property in March this year. We were resident in our home for over 40 years and had very little knowledge of the real estate market, but the help provided by Gemma made the whole experience easier. Being of a certain age we had difficulty in fulfilling the technical requirements of todays property market, but Gemma was at hand to guide us step by step. The stress of viewing was made easier by Gemma’s organisational skills. 5 viewings in one day alleviated the inconvenience of preparation and leaving the premises. Great service.

We bought our first home through Preston Baker, so figured we’d use them again when it was time to sell. From our first interaction with Gemma Carter we knew we were in good hands. Very supportive throughout the process and beyond. Would fully recommend.

My experience with Preston Baker has been incredibly frustrating and disappointing. In December 2024, I contracted with them to sell my property at 28 Rowan Close and paid upfront fees. However, by February 2025, it was clear they had failed to perform their side of the agreement. My property was not marketed effectively, characterized by a lack of online listings, incomplete photos, and zero viewings. I received no feedback or updates, and communication was severely lacking.

I made multiple formal requests for my property to be withdrawn and my fees refunded, beginning in January 2025. Despite their stated complaint procedure, Preston Baker failed to acknowledge my complaints within the promised three working days, and the 15-day resolution deadline passed without any meaningful response. It took repeated escalations and direct contact with their CEO, Tom Kirk, and the owners, James Baker and Ian Preston, to elicit any action.

While a refund was finally agreed upon, the process was unnecessarily drawn out and required persistent follow-up. As of today, March 29, 2025, I still have not reached resolution, nearly four months after my initial request. This entire experience demonstrated a profound lack of professionalism, abysmal communication, and a complete failure to deliver on their contractual obligations. I cannot recommend Preston Baker and strongly advise potential clients to consider alternative estate agents.

A female director at York Office facilitated the transaction. Poor customer service and poor attitude. Letigimate requests questioned or declined.

She was so friendly, helpful and knowledgeable we then went on to request Gemma’s support with our property sale. Gemma Duxbury was our sale agent and Carol Gunn dealt with our purchase. We have to admit they are both incredible at their jobs
Carol with her years of experience in the sector assisted us through the process. It was not a great experience with solicitors down the chain. However Carol was available at all times to answer our queries and liaise with the rest of the chain. I am impressed with her patience despite our innumerable phone calls and emails.
Gemma is local to where we lived and I must say that her ability to sense the local market is brilliant. She delivered what she promised. She was super quick in getting the advert out and helped us secure a sale within a reasonably quick time frame. For matters beyond our control the process dragged out longer than it should but Gemma did her best to liaise with people along the chain to get things going
I have to say without them we wouldn’t be enjoying our new home.

We have been dealing with Claire and Steph and they are amazing. Steph even brought us a moving in present which was such a lovely touch.
