From initial meeting with the agent for Property Stop, I was totally relieved to have found a company that I felt was totally trustworthy and had my best interests at heart. I was very keen to get the right type of person as a tenant and Property Stop totally understood this and kept me updated and informed at all times. Fantastic service when faced with an issue.

I have been using Property Stop for a number of years and did not realise quite how good they were until recently when I had a major maintenance issue. Circumstances meant that the issue had to be dealt with as a matter of urgency and to a high standard and Property Stop and their contractors stepped up to the plate and made the whole experience painless and stress free. Their expertise and experience shone through and many thanks once again to all the team for their input and efforts. Would highly recommend them to anybody looking for a trustworthy agent.

Superb managing agent

We joined Property Stop approx 5 years ago having previously been with a very poor managing agent.
The service we have received since has been exemplary. The staff are most helpful and very efficient.
The company have managed our unit most efficiently and have addressed any maintenance issues quickly to ensure that our tenants feel matters are dealt with quickly and to everyones satisfaction.

Exceptional service

I’ve been using Property Stops fully managed service to look after my property portfolio for the past 3 years.
As I spend a lot of my time overseas I opted for their fully managed service and can honestly say I’ve found the service to be excellent. Rent is always paid promptly and communication has been exceptional when maintenance has been required.

I appointed Property Stop as my managing agent 3 years ago. I was a first time Landlord. It was always my plan to let my flat for 2 or 3 years to make my move from Essex to Kent easier by avoiding the hassle of property sale in Essex & purchase in Kent. This plan worked as I have had 3 years renting in Kent before actually buying a property. I had 2 meetings with Paul (director), who explained everything I needed to know, as I had never let a property before. The management %rate he offered was very competitive compared with 2 other letting agencies, that I spoke to. Also one of the other agencies had various additional fees, which were all included in Property Stop's management fee. During the entire 3 years the staff in the office were always efficient when I had to contact them. Whenever there was a problem my main contact was Stuart(director), who always gave good advice & sorted out any issues that I had. I definitely recommend existing & new property owners who are letting to use Property Stop.

Faultless…

I have let my property with property stop for several years now and they have always been faultless. From the initial contact everything was explained to me in a language I could understand and I was guided through the whole process. Beyond dishonest continued

Thank you for the reply to my original review.
The fact that it has taken you approximately three years to respond does indicate that your lowest priority are your tenants.
I find it quite astonishing that it has taken this long to respond, not so say unprofessional and lackadaisical.

Having rented properties previously, we were both well aware of the rems of a tenancy agreement, however, you appear to be missing the point here. We specifically stated that we wanted a long term tenancy, and whilst the initial term of the tenancy would be the 12 month contract you have mentioned, we wanted to be in a situation where the re=tenancy would be renewed on a regular basis.

We were assured by your representative that this would be the case, and that the owners of the property wanted a professional couple to rent the property and provide stability and a regular income. We believed what we were told, although in hindsight we may have been foolish to believe anything we were told when there was the opportunity of commission to be earnt.

Although the planning application you mentioned was submitted after our tenancy began, it transpires that the owners had applied for planning permission a number of times before this one. A fact that seems to have been well known by the neighbours and at least one other estate agent.

Regarding the repairs – the drainage issue was never resolved. A drain survey was carried out, which showed that concrete piping had collapsed. In order to resolve this the kitchen and bathroom floor would have required digging up, and drainage to the main sewer pipe in the road would have had to be renewed. This was never carried out.

During our tenancy a number of emails were sent to Property Stop which were not replied to.
Unfortunately, after the three year gap I’m not sure we still have copies of these.

All in all, we stand by our original review, and you will note that it has taken us less than three years to respond to you.
Which does indicate that there are still people in the world who believe in common courtesy.

Property Stop activated our Trustpilot account on 5.11.2024 after becoming aware of negative reviews that had been publicised about our services. Unfortunately with this review platform until a business claims ownership and activates an account, no notifications are actually sent to the business when reviews are left. This is the reason a response was only recently submitted and is not as a result of us being unprofessional or lackadaisical as you suggest.

At Property Stop our team will act in the landlord’s best interest when securing a tenant. When tenants indicate they are looking for a longer term contract we will typically present our landlords with the opportunity to sign a longer term Assured Shorthold Tenancy agreement. These agreements can be written for periods of up to 36 months. In your case an initial term of 12 months was offered and there are no file notes to suggest you asked for a longer term than this. You would have been advised that discussions over renewing your tenancy beyond this would usually take place in month nine of your tenancy. The team are trained not to advise that a landlord will definitely renew a tenancy as we can only ever guarantee the term of the agreement you are being offered. Even if a landlord was to advise us it’s their intention to be a long term client, we would definitely never share this with a prospective tenant as we’d be acutely aware that a landlord’s circumstances may change at any point.

When you entered into your tenancy at this property it was the first time Property Stop had been instructed to rent the house. We stand by our comments that we had no prior knowledge of the landlord’s plans to develop the site. We also had no knowledge of any previously submitted planning applications and the first time we were even aware about the planning application was when you brought it to our attention.

With regards to the drainage issue I can see this was first reported on 7.2.2021. A drainage contractor was appointed to clear the drains and left them flowing freely. A second report of blocked drains was then made on 31.8.2021 with Property Stop taking swift action to send the drainage contractor back to site. The contractor cleared the drains again leaving them flowing freely. After a CCTV survey of the drains some recommendations were presented to the landlord over suggested work required to the drains which would have involved invasive internal work inside the property. The landlord therefore chose to postpone this until the property was vacant. Ultimately this was the decision of the landlord and had the drains required unblocking again whilst you occupied the house they would have addressed this.

I’m sorry you feel let down by Property Stops service on this occasion. We will take on board all the comments you have made.

I have been a customer with Property Stop for almost 25 years since a purchased my first property in March 2000, during this period as a client I have depended on the owners Stuart and Paul to control and run over 25 properties in their care, during this time I have stayed loyal to PS as I have found no reason to change my management company over the years. the rent is always paid on time and keep me updated with any issues,I have no hesitation in recommending them to any landlord looking for a management company
