Where do I start with this dreadful company?

Ok firstly, the podcasts and education is great..

2. Rob and Rob cannot run a business..

I have purchased 2 properties through Property Hub Invest over a 5 year period and had countless issues with both. The first in Sheffield didn’t rent out for almost 6 months after being sold to me, with the advise that it already had a tenant in situ. The rents advised were also well lower than what has has been achieved.

I bought a new build in Manchester with them in October and it also took about 4 months to rent out after completion (after spending £7k on there overly expensive furniture packs) and when it did rent it was for under the rate advised over 2 years prior. I was also sold an apartment with boarded up windows in both bedrooms (die to privacy concerns) which was never advised to me at the time. I certainly never would have purchased said apartment if this would have been advised to me upfront but obviously they only care about your money! This has caused me a lot of stress as I made a large investment here I will most likely never recover it..

2. Thankfully they have just sold PropertyHub Lets but that place was the worst run business I have ever had the displeasure to deal with.

My Sheffield property had over £8k damage caused by the previous tenant in part due to no inspections from PropertyHub and serious mismanagement. I’m still owed 2 months rent from last year which they failed to pay me from an insurance scheme i was charged for. I was paid to the wrong bank account, a contract was signed in the wrong name and they were impossible to contact via phone and email.

Both my Sheffield and Manchester properties had lengthy void periods and were rented for well below market rates.

Please avoid this company at all costs. It is not run as well as the podcast and Rob and Rob do not have a grasp of what is going on or chose to ignore then issues to focus on their portfolio business!

The session was super educative.
I was able to get an understanding of the current market situation and what I will do going forward

We really can't believe some of the negative reviews below (not being said that they aren't true). We used PH Invest and are very positive about their service. Very fast, kind and respectful. For us, first time buyers, transferring these amounts of money is a bit scary. The support of PH Invest made these steps a bit more convenient. They are fast and do chase everybody in the chain to contribute to a fast completion. We don't even want to think about chasing all these parties ourselves. If we weren't on holiday around the completion time, we guess the total time from signing to completion was approximately six months.

We can't say anything about PH Lets, because the property we recently bought (Ipswich) is not within their reach.

The negative reviews scare me a bit, but I hope we will be spared those experiences.

Excellent advice given by Rick who could not have been more helpful with a difficult problem in refinancing a mortgage on our property, which was purchased as an investment property many years ago and where we currently reside whilst developing our business. This is exactly the advice I needed and I highly recommend anyone needing property advice

The worst agency out there. Stay away!!!

These guys are so very knowledgeable and experienced. But more importantly explain things so novices like myself can understand!! 100% trust in them and really enjoy reading their books, posts and listening to podcasts and webinars etc. Learning a lot and it doesn’t feel like a chore!

Im over a month in with my maintenance issue and not a single phone-call from these people. Im appalled by their no service . Below is the first time i raised the issue but up to now - nothing.

Great investment opportunity that is well researched and at a discounted price. Things were delayed for my build but that was out of PH's hands. My experience with PH has been brilliant.

Horrendous company, do not give them any of your hard earned money.

They lure you in saying you can purchase at a discount but the 'original price' is just an inflated price and the 'discount' you receive brings it back down to normal market value (without factoring in their £5k fee)

If you decide to purchase through them the communication is brilliant... until they have the £5k sourcing fee. From that point on you will struggle to get any reply to emails or return phone calls. No matter what happens you will not get that sourcing fee back.

We were told, prior to purchasing that the deposit would be protected but now the build has past the long stop date and we rescinded the contract hoping to get our deposit back, only to find out it is not protected so now we need to pay money to get litigation solicitor's involved and are waiting on £12,150 (3 months after the long stop date)

As other reviews - avoid at all costs

PH Invest
We purchased a property from Property Hub via PH Invest at their Crewe development
It became apparent during the conveyancing that the property was still registered at the Land Registry with a previous investor who had pulled out a year before. PH Invest were fully aware of this but failed to inform us.
At this stage PH invest insisted that we finalise the mortgage to show commitment or they would withdraw from the sale, potentially losing us the £5000 fee we paid to PH Invest.
It took another 3 months to get to a stage whereupon we could purchase the property legally. We asked PH to compensate us for the mortgage payments during this period( £1600) but they refused.

PH Lets
We chose to use PH Lets to manage the property.
At the outset the property was falsely advertised. From the advert the new tenants were led to believe that there was a American Style fridge freezer installed. However, this was not true. Essentially, PH Lets had used the same advert for their show home which had an American style fridge freezer. We asked PH Lets to install one at their expense and they refused. We had to purchase one at a cost of £500.
We made the decision to sack PH Lets due to this.
It took them another 3 months to return the deposit to the tenants despite numerous requests from us and the tenants. This meant the tenants were unable to cover their deposit under the new contract we had with them until the deposit was eventually returned.
Following the termination of the contract with PH Lets we asked them to return their copy of the house keys, however, they claimed not to have any keys. As we had employed them as managing agents we find this incredulous e.g. not be able to access to the property in case of emergencies. We raised a complaint which they initially dismissed so this was escalated this to the Property Ombudsman. Before a decision was reached PH Lets caved in and paid back all letting fees.
PH Lets also overcharged us for a gas safety certificate
We would certainly not recommend using Property Hub Lets or Invest, the service they provide is not fit for purpose.

We bought our flat through PH Invest last year. It was generally quite a positive experience, although certainly not as smooth and hands-off as one would expect given the fees.

We chose PH Lets to manage the property but - one year on - we have had to change the letting agent.

PH Lets cannot be contacted by phone and they respond slowly and in many cases unhelpfully by email. There was a bathroom leak issue which persisted for many months because PH Lets were unable to get a plumber in. Then, they made no moves to retenant the property even after the tenant had moved out.

Finally, we decided to change the letting agent (we work with four letting agents across the north of England and PH Lets has been by far the worst) and now we have to get a locksmith in to change the locks because PH Lets has still not sent the keys to the new letting agent.

Property Hub Invest generally works pretty well but we strongly recommend avoiding PH Lets.

Probertyhub have been managing my property for approximately 1 year. The property in Manchester was purchased via Propertyhub Invest.

The Lettings team have been terrible and should be ashamed of the service they provide. I have been contacting them via email and phone now for 3 weeks with no response.

The care team and invest team will pick up the phone and ensure they will have the lettings team call you back asap, however this has not happened. I would be surprised if the lettings team have any employees. According to the phone answering machine they are always “busy attending other customers!”

Additionally, Inspections were not carried out in a timely manner and only after constant harassing was it eventually completed.

I am an overseas investor therefore have no other way of making contact in person. I have been given no option but to take this matter further.

I would avoid using Propertyhub Lets when there are so many other options out there.

A great webinar giving really sound advice as always. These guys never over complicate things and are very generous with their expertise and knowledge.

I don't have the energy or patience to write the review this company deserves for their abysmal service on all fronts.

Investment:

- Agreed to purchase a flat via them in Manchester, nothing happened with it for two years and then it fell through after various promises - It was their own development. Thankfully after a bit of back and forth they agreed to refund my £5k fee.
- Purchased a flat via them in 2017 for approx £95k. The price was apparently a discount vs the real price of 18-20%. I paid a £5k fee to them to secure the deal. Almost 5 years later, after a property boom, on a flat that does NOT have cladding, the property is now worth circa £90k and I cannot even sell it for that! If I could, I'd walk away 50% down from my original investment with all costs considered.

Lettings:

- Don't answer emails.
- Don't return voice messages.
- Don't pick up the phone.
- Don't inspect properties.
- Don't give out relevant advice.
- Don't follow through on deposit claims.

The Rob's appear to have knowledge that is second to none I don't think I can dispute that however, they clearly don't know how to run a business and clearly also don't care; I even emailed Rob Bence myself to complain about the service recieved on the lettings side when I was getting no response from elsewhere. Surpise surpise I had no response from him either.

Do not waste your time and money with any of these companies. When I first decided to invest there will no reviews available online to me. Now there are and many of them, particularly on Google which show the shocking service received from tenants, landlords and investors alike.

Think very carefully before putting any money in the hands of this company or any company associated with it.

In 2021 I purchased a buy to let flat in Manchester after it was sourced from Property Hub. Whilst the conveyancer, Oneill Patient, were horrendous and nothing to do with property hub throughout this process, my main contact at Property hub for the purchase, Jay Habib, was EXCELLENT. He was reassuring and communicative and supportive throughout the 8 months, even when backing me up with the developers when I was on the brink of losing the property due to the conveyancer's negligence and incompetence. Once everything was finally sorted, my property rented out within 1 month of completion and everything is going smoothly so far.

We were properly looked after from start to end.
Of course we have encountered some issues along the way (pretty much inevitable when purchasing properties:) ) but they were dealt with promptly and with professionalism!

Consultation call with Steve. He was incredibly patient and persistent in order to find some time to discuss my HMO options. Polite, attentive and knowledge. A great example of service befitting a well-run company.

Property Hub always offer excellent webinars! They are not too long (which I appreciate as time is limited with two kids), but packed with lots of helpful and useful information for anyone wanting to invest in properties.
