Overall they have managed (and sold)…

Overall they have managed (and sold) properties well for us over the past twelve years. Excellent at handling problem tenants. We have had issues with larger maintenance jobs which could have been handled much more professionally. But as a letting/sales agency they are fine in our experience.

Avoid at all costs, especially if you are a Woman!!!

Applied for a rental property on Preston. Were firstly late to the viewing and had no relevent information, but did say through both the viewing and the Darwen property stating that it was ready to move in.

Payed the holding deposit after a wait of a week, following this were informed that they did not have the required certificates for the move in. This took them 2 weeks to process in which me and my partner were homeless.

A move in date was finally agreed for Wednesday the 20th of August, and we were to collect the keys at 12pm, this is after days and weeks of pushing for a move in date and false promises from Tom at there Darwen offices. Wednesday comes and we are pushed back due to them doing the inventory before the property was cleaned and are told that instead of 12 it would be just after and we would be contacted. This did not happen and instead when we called the agent, Tom, was incredibly rude to my partner when we where asking about needing to move ina s we were both working the night, Tom alos made my partner cry with his disgusting cowardly misogynistic attitude.

We sent an email outlining that given our tenancy had started we wanted our keys. We were then told to drive to Darwen from Preston pick up our keys as they had finally worked out how to communicate with there customers. Oce we get there they sent Ans email pulling out the deal.

To wait 3 weeks stringing along working people who just want a roof over their head is bad enough, but to then make them drive to Darwen and then pull out the deal at the last minute cause working people finally stood up for themselves is not only cowardly it is parasitic, especially during a cost of living crisis.

Avoid this agency at all costs, I have dealt with plenty and they are all well organised and clear, this is the worst ran agency I have ever come across, and Tom clearly has a problem with communication and Women. Please for your own mental health and time Avoid the Property Shop.

This shambles of a company

This shambles of a company (in the ‘new’ Darwen office’ could not rent out my property, I feel it was undervalued as I received much higher rent estimations from other local agents, I also think the fee’s are far too high and the staff are not the best at willing to help you! Stand offish. They will never have my business

Review of Property Shop – Accrington BranchMy experience with Property Shop…



My experience with Property Shop Accrington has been deeply disappointing and unprofessional, particularly in dealings with Claire Whittaker. In March, they misplaced records of a prior property inspection. Then, without any courtesy or professionalism, I received a Messenger message from Claire on behalf of the agency that read:
"Property Inspection; Booked for 14/08/25. Please confirm if you will be home or if we can enter with our key. Thank you, Property Shop."

This is not a respectful or appropriate way to communicate with a long-standing tenant. I responded to explain that I was unavailable due to pre-planned holiday and family commitments, and I suggested a date in early September instead. Rather than working with me to find a reasonable solution, Claire proceeded to personally call and threaten to contact my landlord over my valid refusal of access — a move I found not only coercive but completely out of line.

I filed a formal complaint with Lorraine at Accrington and Alfie at the Barnoldswick branch. I was told the matter would be looked into. Unsurprisingly, I received no response.

Then today, July 29th, I received yet another message from Claire, this time stating:
"New available inspection slot: 06/08/25 AM – Please confirm if you can be home."
I replied with the same message I’d already sent, reiterating that August is not suitable and requesting a September date.

I also phoned the Accrington office to clarify things and was met with yelling and aggressive behavior from Claire herself—completely unprofessional and unacceptable conduct from someone in a customer-facing role. Following this call, she took it upon herself to contact my landlord and claim I was denying access, which I believe was a misrepresentation of the situation. I later received an email implying the landlord was insisting on an August date — no doubt due to Claire’s pressure, not his own preference. I’ve since contacted him directly and am awaiting a response.

After nearly three years as a reliable and responsible tenant, I find this treatment disgraceful. Fortunately, I am in a position to give notice and leave, but I am extremely concerned for more vulnerable tenants who may not feel empowered to push back against this kind of coercion and power-tripping behavior.

To top it off, there is zero accountability within the Property Shop team, and no follow-through on complaints. Staff seem more interested in enforcing their own agendas than in treating tenants with respect or dignity.

Avoid this agency if you value professionalism, courtesy, or basic human decency.

Awful

Awful
This company clearly can sell houses but this comes at the expense of people who want to rent who they look at as just trash
Cooker when moved in didnt work and was given 1 from a neighbour. The flat was damp the carpets hadnt been cleaned properly vents fitted wrong way round. They have the water stop tap and the fuse box next to each other under the sink but was told its legal. When i come to move out we were told the living room needed repainting and i had to have the carpets cleaned all the way through. We understand the room needed painting but they wanted £410 for 1 room to be painted my bond money was £400 and they had already applied to the DPS for that and now ive been told they have replaced all the carpets. I dont think whatever id of done i wouldnt of got my bond money back.

Absolutely awful experience

Absolutely awful experience. My daughter reported a faulty front door at the property in Darwen when she moved in last November 2024. There was an inch gap at the top of the door. Not safe and it left the property vulnerable to the freezing weather. The heating also wasn’t working and the toilet flush broke on the first day. She reported all of this to the agent but was left without heating for over two weeks. Once repaired it was not worth turning on as the radiators did not work effectively. She is unable to access her gas and electricity meters as they’re in the downstairs tenants property and he refuses to allow access. This was not mentioned in the contract. A few weeks ago the front door lock was superglued, and she was unable to access the property. Understandably very distressing for her. She reported the criminal damage to the agent and they arranged for the lock to be changed. She has now been charged nearly £200 for criminal damage caused by others ie changing the lock. Unbelievable and inexcusable. DO NOT use these agents. One star rating is too generous given the substandard property and appalling lack of care or management by the Property Shop agents.

Do not deal with these people. I've been renting from them for years, and Everytime I need to communicate with them, I end up mentally unwell!!!! Gaslighters of the highest order in the office. When I leave I will go into detail, but my God, I've never ever in my life felt so disrespected from a company. Do not rent from these people, unless you enjoy banging your head into the wall repeatedly after speaking to them, and being called a liar when having to fork out money to repair a roof which was reported in November 2023, it's now September 2024. If only I could contact my landlord and not have to go through these cowboys.

Not worth your time

From the limited conversations we've had with them you'd think we were looking to move into a grand mansion not a 2 up and 2 down terraced house. Me and my partner earn around £45k a year between us and apparently that is not enough to rent a £700 a month property with them.... Even with a previous landlord willing to tell them we've lived in their property for 10 years and never missed a payment and we only need to move because he's relocating abroad apparently this isn't enough to rent a completely standard terraced house through them. Absolute joke, would say id avoid but they've made it quite clear from the offset they don't want our custom.

Avoid - incompetent

I'll leave a review once my bond has been dealt with, let's just say after being a landlord for 12 years my house is now deemed unrentable due to recently removed tenant.

Bond now received and let's just say it didn't even cover the cost of the paint. This company has had over £11,000 from us during the period they "managed" it for us, the term managed is something they have no concept of. Steve and his team promised that our property would be well looked after and regular inspections done and any issues dealt with. They did nothing of the sort and that was clear from when we took ownership back of the property - we handed over a perfectly acceptable 3 bedroomed detached with nicely maintained gardens only to find a filfthy urine stained property and they said it was wear and tear over a 7 year period. This was not wear and tear, the house had never been cleaned, my white hob was black with burnt and melted food on, carpets had never been vacuumed so this hid all the food slops from dining room to kitchen, where the bed was was a ring of black filfth, urine splashed all over the bathroom walls behind each toilet, endless damage to all walls in every single room. We've had to replace flooring throughout the whole house, kitchen worktops that had been burnt. This would never have happened if they actually went around to the property and did what we paid them to do. We've been advised by many to sue them for their negligent conduct.

PLEASE DO NOT USE THIS COMPANY AS THEY DON'T FULFILL THEIR PART OF THE CONTRACT

Incompitant landlord.

Moving in was easy. Moving out has been the most stressful experience.

They have a policy of pretending there are 'issues' one you have left the house that equate to more than your deposit. They then offer to not charge you the excess if you release your full deposit to them.

If you despite there report they add more and more rediculouse claims to squeaze as much money as they can out of you.

My deposit was £455. The amount they want form me was £480. They "offered" to only take my deposit if i let them. I refused and they are now reporting fake faults and trying to get me to pay £680.

I left the house spotless and have photo evidence. The battle continues.

Watch out!

I could say these people from this so called agency has given us absolute hell over the last couple of years but that would be a understatement,Steve simmonds is a outright scumbag absolutely and totally unprofessional a slob who can’t do his job at all .What sort of agent doesn’t give you a section 21 and expects you to know you had one!even telling us to raise the rent because the landlord wouldn’t want us to leave because of a rent rise!!!during the secion21 we didn’t know about!!!!!the outright lies and distress you’ve bought my family you should be in prison !!this man for no known reason but total dumbness zero communication almost made us homeless for just not doing your job properly.Steve in the end all your lies serviced and you must be very embarrassed topping it all off by trying to keep our deposit for things we never heard off but you got nothing though the panel!6 months on now only just reviving the deposit back and we’re doing better and have got over the trauma you brought us..beware

I'm a landlord - don't touch this lot with a barge pole

As a landlord - DREADFUL experience. Jamie & Steve (the owners) will promise a brilliant service, but when there's a cockup and you complain you get blanket denial and stroppy, unhelpful staff. I've switched to a different managing agent now (Ainsworth) who are a little more hard-nosed, but they are businesslike, reliable and can be trusted to keep their word.

Incompetent and Awfully Managed

I have genuinely never known a more unprofessional company in my life.
Previously renting a property under them and continued to do nothing for myself and my partner as we were living in a mould infested property that they couldn’t produce the correct paperwork for to confirm that the property had been sorted to prevent such things happening. Not only was this mould in every bedroom but also in the kitchen. We lost £100’s worth of clothes, loads of food and cooking items aswell. They had not checked the property correctly before we moved and is it turned out our ventilation system was broken, but they tried to blame the entire situation on ourselves. We suffered awfully and they had no intention of helping us due to one of the estate agents being a family relative to the owner.
Not only this but even when trying to view any properties (which we are fully avoiding now as they are incompetent) they were unable to even call or email to explain that they had happily decided to allow a property to be let that I had planned a viewing for with. I can fully assure you they are ready to lie through their teeth as I never received a call or an email from supposedly Sophia or any of the other staff. For your own sake avoid this estate agents at all costs. Unsure as to how they are even able to function when they don’t have the ability to call you, take a call or email you.

Appalling customer service left without no hot water for over a year

Where to start? Having no end of issues with our boiler for the past 13 months which meant at times we was without hot water for several weeks! To the constant we will get back to you to hearing absolutely nothing, to denying all knowledge about the issues that we have raised. When we did get somewhere they said parts were ordered so we contacted the engineers to which we were told they refused to pay for the parts so right back to square one! Environmental health is being contacted in due course to resolve this matter , it's so wrong with how much rent we pay to be fobbed off with excuse after excuse.
