Avoid using this company! Promised the opportunity to speak to the surveyer prior and after to go through the findings. After repeated attempts by me to chase they have simply ghosted me. Shocking service and the product is far off from the sales pitch. False advertising and zero customer care. Would never use again.

Pick someone else:
Upon getting a quote from a 3rd party website, I was hounded by the manager to schedule a survey (though I'd said we weren't yet at that point of the buying process). Once I'd paid, I phoned for a clarification question, but the manager was quick to palm me off and get me off the phone asap (without an answer to my Q).
On receiving the report after the survey, the document was littered with phrases: "comment cannot be given", "severely limited inspection", "may be .... concealed defects", "we cannot ... report [x] are free from defects". I didn't gain any useful or "reliable" knowledge from the report. To note, the inspection was on a flat, perhaps one may have more luck if purchasing a house?
From the conveyancing process we found out that the balconies were "end of life" and need replacing, however there was no mention of them in the initial survey. On enquiring via email, the surveyor was confused and did not/could not provide any assurance, nor advice.
As a FTB, I assumed this is what to expect with all surveyors, but after a recent experience with a different surveyor (sole trader, same price) I realise this is just not the best company.

Our experience with this company has been nothing short of a nightmare throughout at every stage, ranging from bad advice to lies and complete ghosting (which is ongoing). Whilst we have enough material to go on a 3 hour rant I will limit myself to a quick sum-up of the main issues.

- When getting in touch with booking we were explicitly wrongly advised by the sales agent on which survey to get. We were completely ill-advised, false promises were made; we have this in writing and this was later acknowledged by the company.

- When following up over the phone a week later to get it booked it in, a different sales agent explicitly assured us a roof inspection would be included. This was important to us and I specifically asked this; he assured me in no uncertain terms this would be part of the survey. This would later turn out to be a complete lie.

- The survey itself was very superficial. There was no useful information on anything substantial relating to the state of the flat (even very basic things such as locating the gas meter had not been done) and it was at this stage we also noticed to our surprise no roof inspection had been done or even attempted. When we flagged this up, our surveyor Giovanna simply ghosted us and never replied to any of our queries every again. We had to find out by calling the office several times our case had been 'escalated' but she had not been able to be bothered to let us know. This is now two weeks after the survey.

- Then their principal surveyor took another two weeks to respond to our issues relating to the survey (we are now a month after the initial survey). He didn't seem to take issue with the quality of the report – something I disagree on – and the false promise of the roof inspection seemed to worry him. It seemed for a very brief moment we were on the same page. I gave him all necessary details about the phone call (phone number, time, length etc) so it could be located - either as a recording or to at least be able to get hold of the sales agent. The principal surveyor promised to look further into and be back in touch (this was on 20 November 2025).

- We have been completely ghosted ever since. I checked in respectfully for an update several times since but they seemed to have vanished into thin air. It does start to look like this is company policy when you send them questions to would prefer not to answer.

Needless to say this saga also put us in an extremely awkward spot with our flat purchase as time pressure grew. I don't exaggerate when saying this has been one of the worst experiences with a company I have ever had and I still actually can't believe a company seems to want to treat its customers - neither from a business or a human perspective - this way.

This is the second call today in around 20 minutes. Not impressed.

Do not use - Avoid. After providing details on their website, the providers hound and pester you with phone calls and emails - complete spam. Avoid avoid avoid.

Great choice for lease extensions on flats. They visited my property to assist me with my lease extension and were efficient, friendly and professional. The documentation they provided was well presented and comprehensive. I shall certainly be using them for any surveying purposes in the future.

Company number 13182546 dissolved on 16th April 2024 but they are still operating falsely. Are these 381 reviews on trustpilot genuine?

We have had a level 2 survey done by Joshua and I would highly recommend their service. Fast at responding, the report was clear and I couldn't be more pleased with the prompt answers received after the report was issued. We had doubts about planning permission certificates and Joshua replied very quickly and clearly explaining what was needed. Thank you so much.

Fast, reliable and thorough document

I would recommend the Reliable Property Group. They gave a detailed survey and were there if I had any questions.

The first appointment was cancelled and rescheduled to the following week causing initial delays. Their confirmation states to allow up to 5 working days to receive the report. It’s been 9 working days and I’m still waiting on my report despite numerous emails and phone calls. Would not recommend.
