I cannot fault SAM for their friendliness and service - Charlotte was amazing from start to finish, as well as others I spoke with. Admittedly, I was very 'on it' with chasing, but they never left me without a response. Some minor issues with Chadwick Lawrence due to a change of solicitor but nothing that affected my purchase - in fact, the seller was extremely difficult and not always forthcoming, but we finally completed today thanks to CL/SAMs hard work.

Great service. Really fast and no fuss arrangements. We didn't have to do anything.

The surveyor contacted me on the day to explain what they had been found and then we had the report by the evening.

Needed to get a Deed of Assignment drafted for rental income. Was competitively priced and quick turn around.

I would think very carefully if I were you. I used SAM Conveyancing (in reality an unregulated and unaccountable intermediary) to produce a Deed of Assignment. Initial contact was very positive, with all of my questions politely answered and the process well explained. After you pay your £240 fee (which I shall return to later) you are unfortunately in the hands of Chadwick Lawrence, a law firm based in Yorkshire (they have some “interesting” reviews on here, with which I fully concur). You receive a 2-page draft Deed in a few days which you are asked to check, sign and have witnessed. You then return this to Chadwick Lawrence at your own expense and a few days later you receive a certified copy via email. Note: a certified copy of the original Deed, and NOT the original Deed. The “fun” starts when you ask for the original to be returned to you. Bear in mind that this is your property, and this is what you were promised and paid for. All of a sudden there was a change of mood music. Statements of “usual practice” were made, additional fees were demanded, and there was absolutely no acknowledgement of any shortfall whatsoever from the contracted service. I was also taken aback at the defensive and condescending tone of the emails from the co-founder of SAM who responded to my concerns in a very high-handed and inappropriate manner. When challenged he was unable or unwilling to produce anything from his sales pitch which led you to believe that you were going to end up with anything other than an original Deed of Assignment. After chasing, which elicited a further off-hand and defensive email, I was eventually sent the original (erroneously stamped as a certified copy! - which of course it is not, as it is the original!) at no additional cost as a “gesture of goodwill”. It is disappointing that “goodwill” did not appear to feature before this completely unnecessary confrontation. It’s really not that difficult SAM. You enter into a contract with a client to provide a service, which you then provide. No “ifs” no “buts” - just deliver what you have been paid to deliver first time and without fuss. In terms of the actual Deed of Assignment, you don’t have to spend £240. Get yourself a decent template online (they are about £20), follow the instructions and fill it in. As if by magic you have a perfectly legal Deed of Assignment. You don’t need the services of SAM or any solicitor. The only reason I used SAM was I wanted to be sure that everything was “watertight” - but I needn’t have been concerned and wish I had been better advised that this is a very simple document which can be easily produced with a well drafted online template. I am under absolutely no illusion that the response to this review will follow the usual pattern of defensiveness, obfuscation and personal attack, so as I said - I would think very carefully before parting with your money for this “service”.

UPDATE: The response from SAM is a disgrace. It is word for word lifted from an email sent to me a week ago when I complained about the service and does absolutely nothing to address the issues I raise. Specifically the misrepresentation of their service, which fails to mention that you will NOT receive an original Deed of Assignment. Merely a certified copy.

Ehren was super helpful in guiding me through the services I'd require in order to reach my intended outcome. Even when I changed services and required refunds, affairs were handled swiftly. Always willing to help, answered multiple questions and most importantly; with accuracy and speed.

I used SAM Conveyancing to pay off my Help to Buy loan. They assigned me to Ben at Chadwick Lawrence, who handled the legal aspects efficiently.

I started my redemption process on January 14th, and within a month, I received the authority to complete. Now, I’m set to finalize everything on February 19th—exactly on schedule.

I got a quote online for a property related issue. When I spoke to them on the phone, they (Chris) advised that an alternative/ cheaper approach will give me the same results. Ended up saving me over half what I expected it to cost. All the work went through quickly and without any issues. Overall, great price with a quality service. Will use again.

Very prompt and efficient service. Having struggled to find a local solicitor that could deal with our request, we approached SAM conveyancing online and our request was handled and resolved in just a few days. We had an immediate response to our online enquiry, which was followed up by regular communications to keep us in the loop on progress. Very clear pricing too. Happy to recommend their services.

We appointed SAM Conveyancing based on their good reviews but they outsourced our case to Chadwick Lawrence. We didn't think anything of this, as we assumed one supposedly reputable company would work with another, but we were incredibly wrong. The service from Chadwick Lawrence has been so appalling (delays, gaslighting, deliberately opaque messages, inaccuracies in emails and incorrect figures on our completion statement) - plenty to take to the legal ombudsman. On their website, SAM Conveyancing state that in their service pledge that they will help you at every stage of the process, yet when we raised issues they simply replied, "Sadly, I can’t advise further on this matter." It seems they just take the lead generation fee of £190 and scarper. Total frauds.

I had a great experience with this firm, very polite and responsive service throughout the process, they do not only help with finding a decently priced conveyancer, they also do the same for property surveyors and house insurance, it's basically a hub for most of the basic property pruchase needs. Highly recommended.

In the pace of today's life interacting with companies that work with speed and accuracy is vital. SAM Conveyancing really stands out here. From the very first phone, the whole approach of this company is amazing. For my first request to them, the phone call was picked within 10 secs and I was talking to real person. Within 15mins I had all the summary of my request and next steps sent in email without error. Within 48 hrs I had the final documents I needed prepared - again without error. All of this at a cost that was 40% cheaper than other equivalent online solutions. It seemed too good to be true, but my second experience was on par with the first. SAM Conveyancing really has something very special that works - really well done and I hope you can maintain and grow this great service you have.
