RICS 3 survey.
Booked a RICS 3 survey through the company thinking they will conduct the survey, turned out they are just brokers of somesort and the survey was done by a differnt company ( I Am Surveyors ) !!!
To be honest they were really responsive and the survey was done on time , but after the survey we tried multiple times to contact the surveyor to discuss the report but didn't receive any answers from his company or from SAM conveyancing.
Luckily the sale fell through for a diffrent reason.

I would like to clarify that on instruction, you are made aware on which surveyor is completing your survey. We have a panel of surveyors that work for SAM aswell as themselves and they would have sent you their Terms of Engagement prior to the inspection taking place.
On review, the last call we received from you was prior to your survey taking place. The last call from your case handler was on the 17th March to check in with you, following your report being returned, however he was unable to get hold of you.
I am glad to hear that you found us responsive and that the survey report was delivered on time.

Two issues
I have two issues with your services.
1. I was expecting Sam Conveyancing to provide me the service. I was not expecting my case to be passed on Chadwick Lawrence and this was not clear to me at the outset.
2. I was not happy with the service I received from Chadwick Lawrence since they stamped my original document as a copy and returned it to me. This document is now useless to me.
Overall these issues are not substantially material therefore four stars.

1) We have a panel of 5 solicitor firms who specialise in varying areas of property law. For the work you instructed you worked with our specialist Deed of Assignment solicitor. It helps having a solicitor who specialises in one area as it'll mean they have a vast experience in delivering the service you're look for.
2) Deeds are drafted so the solicitor holds the original deed, and you are provided a certified copy. This allows the solicitor to verify they have the original in the event of HMRC requiring evidence of the same. If you prefer to hold the original then we can provide the same to you.

I would definitely advise asking SAM Conveyancing for their help in the process of buying a property. They are clear, professional, and always ready to reply to your questions. Very positive experience and excellent service
We used SAM conveyancing to draft a deed of assignment. Ehren got in touch promptly and was very knowledgeable, and helped answer all my questions. Quote for the service was good but most importantly he was always available and gave an excellent level of service which made our decision to go with them so easier. Positive experience having someone to contact
We used SAM Conveyancing for the purchase of our first house, a freehold property. We initially liked the idea of having someone to help keep things moving along, and Ehren was very thorough with this. As things progressed we ended up speaking with our solicitors more, and were pleasantly surprised to find it so easy to get in touch. Very happy with how everything worked and we have now moved into our house.

The service was very good
The service was very good. SAM were very flexible when we had to make changes to our plans and surveys were booked at short notice.
SAM could provide interim results informally while waiting for the full report which was helpful. The report we received was clearly laid out and post-report support was on offer.
