They even managed to schedule my survey earlier than I expected, which was a huge relief. Their responsiveness and efficiency really made a stressful process much easier. Highly recommend!

I used SAM Conveyancing for my very first survey moving into my first home. The process was very organised! I did a level 2 survey, and after the survey was completed, it took only a couple of days to get a detailed report with pictures! Would recommend to family and friends!

Luckily, I did not use their service. This is the story.
So I went on their website and got an online quote for purchasing a property. Had some questions regarding gifted deposits and wanted to talk to them and clear all my doubts. I called them so many times at different time of the day but to my surprise, none of them had answered my call. In the meantime, I kept receiving emails from them asking me to respond to their quote but when I called, there's no one to answer my call.
This shows what kind of service they would give.
I'm glad I didn't go with them. I wouldn't recommend their services to anyone.

We had a disappointing experience with SAM Conveyancing as a first-time buyers, which unfortunately fell short of the high standards promised. They were our case handler and assigned us a conveyancing team called Holden Smith, being Lucy our appointed solicitor from the Huddersfield site. Communication with Jo, the Operations Manager, was generally quick (1-day response time), but we encountered significant delays and a lack of support during key stages of the process.
Our main issue was the poor quality of the site plan and incorrect plot number in the searches, which led to delays in receiving the Report on Title. The timeframes outlined in the emails were not met, and there was little explanation or guidance when things didn’t go as planned. For example, the report on title took over 2 months to arrive, far beyond the 1-3 day timeframe mentioned.
Despite reaching out several times for updates and support, we felt our concerns were not taken seriously. There was also a lack of communication during critical moments, especially as we neared exchange and completion, which added to the stress.
The overall service did not align with the expectations set by SAM Conveyancing’s promises, and we were left feeling misled and unsupported. While Jo was responsive, the conveyancing team at Holden Smith (particularly Lucy) did not meet the standards advertised.
We did raise an official complaint, and I hope my feedback will help improve the service for future clients. Unfortunately, based on our experience, we cannot recommend SAM Conveyancing.

Quick, responsive and helpful

I found the whole process very smooth. My report was done within the time frame given and was presented professionally. I received an immediate response when I requested an update from a courteous man who provided me with the answers I required. I would certainly recommend this company for anyone wishing to have a speedy and professional survey.

Excellent company, great communication through out. The report was very detailed from payment to report the process was very simple for me this company dealt with all the details.

I spoke to Joe at SAM Conveyancing and was very impressed with the professionalism, politeness and advice I received. I had initially wanted a Level 3 survey completed but Joe explained that wasn't necessary for my property and talked me down to a Level 2 survey - which is less money for them and a better deal for me. That's how you know they are an honest company. The survey itself was clear, very thorough and fantastically written too. Highly recommend.

The whole process with Sam Conveyancing was seamless from start to finish. From applying online to receiving my report took just two weeks. Their staff were polite, helpful, and always willing to assist whenever I had a question. Great customer service throughout, highly recommend for your homebuyer survey!

Swift and speedy home buyers report and delivery with detailed review checks and explain of each and every possible areas within the house.

We had a level 2 home buyers survey. We chose Sam Conveyancing as they were the only company who could do the survey within the month (5 days to be precise), whereas all other local companies were 4 weeks+ waiting time. They were also the most reasonably priced. The survey was done to a high standard, and the report was finished quickly. The surveyor said it could take up to 5 working days after the survey to receive the written report but we only waited 2 working days, and the report was clear and concise. The surveyor also phoned straight after the survey with an update of the surveys findings, and gave us his number to contact if we had any questions, which we did a few days later, and he happily answered them. 10/10 for customer service, quality, cost and speed.

Fantastic experience from start to finish.

Competitive pricing, survey was quickly booked in (within a week) and report received rapidly following completion (within a week). Everything completed and organized easily online and very quick responses to emails along with a follow up call to ensure everything received okay and to see if we had any questions.

Would definitely recommend and use again.

We went with Sam Conveyancing after being sold the service by a young lady on the phone.

I had to continually chase for answers, that is when I could get through, solicitor did not answer the phone a single time when I called his direct number, even after leaving messages for him. The only time I got to speak to him is when I went through company's switch board.
Our Sam Conveyancing contact was also elusive with responses by email, mainly cut and paste letters.
The chain agreed to complete on the 26th at the beginning of the month, I tried to call on the 19th but the whole office was shut for a day out at Ascot for ladies day !!I did speak to her on the 20th and this was the last communication I had with her, nothing at all during exchange or completion.
We eventually managed to exchange to the 24th and complete on the 26th only after our estate agent intervened and spoon fed the solicitor what to do.
The Solicitor hand picked were definitely at the same standard....shame it was such a low bar !!
Save your money and cut out the middle man !!!
P.S apologises, I did get my dates muddled up but still think it was shocking service not to have anyone available for 24 hours.
P.P.S it has taken 6 months for them to decide they didn’t like the fact that I had named people in my review!!

Communication was easy and fast. When our survey had to being postponed, they made it very easy. When we got the report through it was thorough and easy to follow making next steps very clear. Would definitely recommend.

We have had a great experience with SAM Conveyancing. We had booked and paid late on a Thursday evening. We got an email on the Friday saying the survey would take place on the Monday! We were amazed at the speed in response of the whole process. We was allocated Serhan, he has been great. He explained everything so carefully and made an experience which could be overwhelming into something really easy. Thank you to everyone involved at the Sam Conveyancing team.

Excellent Company

Can’t recommend highly enough. Our first sale fell through at the last minute and the subsequent purchasers proved to be extremely difficult as they were buying via their SIPP provider with many complications.
Throughout it all the solicitor Amy had placed us with was superb! Spickets Battrick was the law practice and Katrina Davies was an absolute star from start to painfully finish!
