Moving made easy

We are absolutely delighted to have purchased our beautiful new home at Aspen Grange Marple. After living for 34 years in our old house, we were understandably nervous at buying a ‘New Build’. However Naomi and Laura the fantastic sales team, were there every step of the way, always at the end of the phone to answer our questions, and help us make decisions. When we finally moved in Shaun and Zac were there to support us with any queries we had. Thank you to everyone , Mike and Olwen

Exceptional

We moved into our house two months ago and can truthfully say we have had an exceptional experience throughout the process. Buying a house can be stressful, but Naomi and Laura were committed to making it as easy as possible for us; from the moment we walked into the sales office, to the day of handover. The quality of the building materials is exceptional, and the care John and Ollie gave us during our seven days and even after, has been amazing. We love our home, so thank you all so much!

Excellent service, well built home

We had an absolute seamless and efficient
process buying and moving into our new home at zodiac estate warrington.
Laura and Naomi from the sales team are just outstanding. They never got tired of responding to queries whilst we were making up our minds. Honestly, their impeccable service and manner were very key to our decision.
Then I thought things will be different when we moved in but the onsite team led by John and Ollie were and still are super helpful.
And the customer service team are prompt in responding to issues.
To be honest, we have barely had snagging issues in comparison to what I have heard about new homes( and trust me I have been checking and checking and even got a professional snagger).
I would not hesitate to recommend seddon homes to any new buyer. The houses are well built and the team are responsive. Atleast I can say that the team at Zodiac warrington are outstanding..

Beautiful new home, 5* service and build

We bought a new home off plan in March this year, a first for us ! The whole process was so easy, helped by the amazing sales team of Laura and Naomi who looked after us the whole way. We had regular updates on our build and on site visits so we could the house's development. The house has exceeded all our expectations, it's built to a very high spec and the aftercare from Zak and Sean on site has been first class. We feel very lucky and privileged to live in the beautiful development of Aspen Grange, Marple x

Great Customer Service

Through the whole process from reservation to exchange and completion, the communication has been good. Most importantly after completion the inevitable minor niggles have been dealt with quickly and a close ongoing communication.

New Build Property

We are really pleased with our new home. All the staff have been very helpful with everything, from actually moving in to completing any little snagging issues. Nothing has been too much trouble.

Avoid, avoid, avoid!

Avoid. Avoid. Avoid. We wish we had read these reviews before getting involved with this god-awful company. The sales office lied to us about anticipated building completion, and then denied all knowledge. They took our money for extras and then piled on the pressure to exchange contracts despite them knowing that wasn’t possible. We were literally being called weekly, being asked for “updates” - they knew we didn’t have any!! They also changed the design of the house we were buying without even letting us know, and proving absolutely awful lies about the reason why! Fortunately we were able to pull out once we uncovered their lies, but only got a refund for our extras with the threat of the ombudsman. Avoid this awful company.

Hello there :-( we're sorry to read this. We're unsure which plot or development you purchased at but we do make it clear at Reservation that the deadline is 28 days and extras are non refundable. Regarding changing the layout of the property - again we're not sure what has happened here but must be a breakdown in communication somewhere along the line as we do work to working drawings which are shown at reservation and signed for as being seen and understood. As our customers sign to say extras are completely non refundable in any event the only reason we would have refunded them would have been that we caught them prior to being installed not because of any ombudsman. We are sorry you have felt that your journey with us was less than satisfactory but we do have thousands of happy buyers who go on to buy from us again and again. We are implementing new communication meetings with our buyers from next year so we can meet face to face to iron out any concerns or queries but understand this has come to late for you. May we wish you all the very best for the future

Do not buy a house from this company

Do not buy a house from this company. We moved into a house on Hawtree Grove, Banks that had over 300 snags that 8 months down the line have not been rectified and they lie constantly. Please be aware.

This company sell you a leasehold and…

This company sell you a leasehold and then sell the leasehold on to make more money, this means your lease charges are out of control, Live example Waterside Belmont leasehold sold to Landmark Collections rent went up, plus when you come to sell the admin fees are over £600 so beware!!!

We no longer sell Leasehold properties but when Waterside was built several years ago we did pass the Freehold onto an external company on the understanding they would only charge fair and reasonable costs. It is worth noting that we wrote to all residents several times ahead of this to offer them the opportunity to purchase the Freehold. We're sorry you chose not to do so and we are sorry you are experiencing issues with Landmark.

Sharon the sales assistant was great, better than Barrett Homes in Kew southport, it was like they didn't want your business 😅whereas Sharon she was approachable and friendly and she of course she wants the sale but there was no pushing or anything, she reassured us as much as she could had a hiccup on the key pickup day but other than that couldn't fault her.

As for our home, y'know what, great house love the design. Just wish they took more care and time when they actually do the finishing touches. That way there wouldn't be that many snags. We still have snags left but we only moved in in April so hopefully will be all done soon 🤷🏽‍♂️. The garden..... well we have had it flagged properly now so that's a start but the raised bit at the back, I wish I could upload a picture! There is actually a gap under the fence at the back also which a dog could easily escape through, good job we don't have one yet but hope this can be sorted! Also the pointing in the brick work isn't up to standard, i just hope it doesn't allow damp to creap in!

New site manager now on site as the other manager, his days were numbered on here, all due respect he did get things done, just got so defensive over certain situations and came up with excuses, questioning your intelligence. And his communication, well there wasn't any. Hopefully the new one keeps me in the loop and finishes off the jobs.

Let's see how we get on in the next few months!

Disgraceful !!!

Earlier in the year, we rated Seddon Homes as good but since moving in to our new bungalow, there have been major problems. The after care is appalling. The shower had not been fitted correctly, causing a leak. The plumber who eventually repaired this, caused another leak in the bedroom, ruining the new carpet. We have been communicating with customer care but they do not seem to act on their promise to rectify the issue. We have now been told they can't send anyone until July 27th. This has been going on since early May. Disgraceful!!

Weavers Way - very unsatisfied!

As with a lot of other reviews, Seddon Homes take your money and leave you with an unsatisfactory service.
My 'premium plot' home was advertised as having a two tier rear garden as the ground is very sloped. Only when they were half way through the build and we saw that nothing had been done to the land was I verbally told 'Oh we're not doing that anymore as it's too expensive'. At no point were we sent a letter to inform us that one of the major selling points of this house was not going ahead. So now, instead of having a lovely two tier garden where I can go down and look at the horses in the field, I have a fence that blocks me from 50% of my garden and I've been left with the brambles, old concrete fence posts and bits of rubble left over from the build.
The garden turf is so lumpy and uneven due to the groundworkers not removing rubble that it's horrible to walk on, my partner went over on his ankle due to stepping into a divot!
I have other issues with them regarding the brickwork of my house being wonky and unacceptable but I don't think the box is big enough for all of my complaints. NHBC and Consumer Code have been contacted so I'm hoping they will help.
Seddon's Customer Care needs a lot of work and if they responded to my emails with an attitude of wanting to resolve the issues they have caused I may be willing to increase my 1 star review.

A LUCKY ESCAPE

We have had one of the most stressful 5 months in trying to purchase a 300k bungalow for my 77year old mother in law. We visited Caraway Green in Jan 2021 placed a reservation deposit, initially the purchase was going to be a cash one but a few days later we agreed a sale on my mother in law property so I notified Seddon Homes that we wanted to tie in the sale. The Site representative Andy said he would have to notify head office. We never heard anything back until the 30 days on the reservation contract was coming up, we started to receive emails asking for an exchange date. The solicitor we used was one recommend by the estate agent but was totally overloaded with work and progress has been slow at times. However progress was being made at the stage of replies to further enquiries and Seddon Homes emailing demanding exchange happens or they withdraw. The tone of the emails was abrupt and unprofessional, having been a sales manager at an estate agents I could not believe how they were communicating with a customer who was about to spend 300k. Seddon Homes pulled out of the contract which now after reading all the reviews on here we are so glad they have. If they deal with potential customers like they have with us our thoughts over the last 24 hours are what about if we had have gone ahead the after sales care seems appalling from reading other peoples reviews. We have had a lucky escape would not recommend to deal with this company.

Seddon Homes. Probably the worst experience I have…

Probably the worst experience I have ever had from a home builder. Previously I brought a wimpey home and that was like a 5 star holiday compared with this. Having moved in in august 2020, the plot that we purchased has a small area of POS opposite. Having mentioned the state of this area to Seddons numerous times we are now in April 2021 and this has still not been landscaped. Having already paid the grounds maintenance fee I assumed this would be a priority. How wrong was I. So, in feb 2021, being so fed up of looking at a pile of mud across from my new home I made the decision to rectify this myself removing all the debris and building material, placing a solid base, installing the proper hex plastic matting and using 6 ton of top soil ready for Seddons to seed as we heard a rumour they would be doing. After numerous emails back and forth, a few threats and a solicitors letter telling me not to trespass on public open space, today I received a letter from Suzanne Holsworth, their sales and marking director saying that they are going to take up the base and matting and place it on my drive. Absolutely horrendous experience, I would advise anyone looking for a new home to only consider Seddons Falcon Rise only as a last resort. Before I get any response, I forgot to mention that I have many before and after photos of the debris and general state, health and safety issues of the POS.

In response to the reply, I would like to state, that I have on several occasions, stated in emails to Seddons that the PUBLIC OPEN SPACE has NOT been modified to accommodate further parking, but after waiting 6 months and following my niece falling off her bike on the POS due to the lack of uneven surface, barbed wire fence and building material being left, I made the decision to change the land myself to make it safe. Also, having spoken to my neighbour, the reason they complained is due to the fact that they thought Seddons had altered the land as theirs is just as unsafe as mine was.

Hello there Mr Chadwick. We're sorry you're not happy however we dispute that our Sales & Marketing Director said we were going to place the materials in question on your drive. We said we were going to dispose of them but should you wish to keep them to let us know and we would place them on your drive. The fact remains that works have been carried out by you on land that is not in your ownership and we're obliged to finish it to approved drawings. Your neighbours have complained at the works you have completed and we are simply trying to finish the road off to the agreed drawings and the hardstanding or additional car park you have created does not comply. Just to confirm the service or maintenance fee you have paid for only kicks in once the Man Co takes over the development so you're not paying each year and you have paid upfront for the first 12 months for when they do take this over.

Poor aftercare

We reserved our house in December 2019, and completed in October 2020. There have been a lot of snagging issues which was expected with a new build. However, we didn’t expect the poor overall finishes and customer service we’ve experienced. I had read a review that the site manager at weavers way was helpful and snagging issues were resolved quickly. Perhaps that’s because they were being actioned in the first lockdown when Seddons weren't building or were constricted in building, as we didn’t benefit from snagging issues being resolved quickly. The site manager arranged several appointments with us and cancelled them all, before moving on to his next site. 6 months on and things are only just being completed. For example, we informed Seddons about one issue before completion, and this was then only resolved in March. When we moved in (with dogs) we had no grass or fence on the left side of the garden. We were told that there would be a slight slope towards the bottom of the garden, but not that the left side of the garden would be around 2 feet lower than the right. 6 months on and numerous emails and questions later, and Seddons have finally responded that the garden has been built to specification. I would agree if that specification is poor, rushed and uneven. Customer care is adequate until completion and extremely poor from thereon.

The worst aftercare I have ever…

The worst aftercare I have ever received!

We reported our faulty dishwasher on the 28th February 2021 and we are still waiting for it to be fixed! Constantly chasing for feedback and updates. We bought the house in October and had a golf ball sized hole in the dishwasher to start with and that took over a month to get replaced. This is now faulty again! We have lived here since October 2020 and have had a working dish washer for 3 months out of 6 months! When you pay so much for a house you expect simple things like this to be working and if not for them to be fixed within a reasonable time period!

A superb team and builder.

From our first meeting, to moving in and beyond. Seddon have been excellent. From Laura and Naomi from the sales team to John and Ollie on the site team at the Warrington site have made our move stress free. I can not recommend them enough. The build quality of the homes is to a high standard with extras you would usually pay for included. We could not be a happier with our new home.

No communication or updates

We haven’t moved into our property yet since reserving last summer, but the communication is non existent. If you want any progress updates you have to chase and chase to get any information, it’s really disappointing.

Unfortunately as you've not given any details we're unable to check if this policy has fallen down somewhere. Covid 19 has had a major affect on build dates. Only one trade can work on a property at any one time. Build materials including roof tiles & appliances have been so hard to source and of course should someone on site sadly test positive for the virus the whole development has to shield to protect everyone. That said you of course should have been kept updated and if you haven't we can only apologies but if you would kindly make contact with your Sales Advisor to identify yourself we can look into things further for you. Bowland - Blossom Gate, Congleton

From start to finish we had a great experience buying our first home. Emma, the Sales Lady for the estate, was amazing from the first time we met her, and has been so helpful throughout this entire process, helping us with any little question we may have and explaining how things work. She always welcomed you with a smile and a chat and she really helped us through the process as we were a little clueless, having never bought a house or rented one in our lives! The house is great, and we only had minor things on our snag list which were sorted within a week or two of us moving in. Compared to other builders show homes we had viewed whilst looking for the right home, we noticed that the Seddon home was larger than the others in our price bracket, and included more as standard. Vic and Harshall, the Site Managers, were very helpful and are always on the end of the phone if you have an issue, although now the correct procedure is to go through the customer care team. I must say I love Vic's no nonsense approach, he says it as it is and doesn't try and bamboozle you with technical terms or make you feel silly, and as a first time buyer he was very reassuring.
Obviously, due to the worldwide pandemic there has been a delay in us moving in, originally we were due to get the keys in September 2020, but this was pushed back to November 2020 in the end. Not a big issue for us as we were living at a parents house and the delay meant we had a bit more money to go shopping!
Overall, Emma, Vic & Harshall are a credit to the Seddon Homes team and I truly hope you pass these messages on and praise them for the great work they do.

Rude and disrespectful workers

If I could give no stars, I would!

I live in Goosnargh near the new Seddons Caraway Green site. A couple of weeks ago my mum was driving down a road close by on her way home from the chippy. A group of builders from the Seddons site had been in the chippy before her and were walking back to the site. One of them was walking in the road. My mum had to beep to move him to which he responded “**** off”. This morning my partner drove past the village green (opposite the site) and saw a group of builders walking across the green, eating and then throwing their rubbish on to the green. He daren’t say anything as anticipated he too would be told to **** off! We constantly see workers breaking social distancing and wearing no PPE, especially groups of them travelling in the same vehicle. One day a work van was parked at the site entrance with two men sat inside smoking cannabis.

We have heard lots of similar stories from other local residents including residents being threatened by the workers.

The behaviour of the workers on the site is not acceptable. Many people have complained but it doesn’t appear to make a difference. There is no respect shown by them to local residents or the village surroundings.
