Zodiac Warrington

We never usually leave reviews but we felt that this deserved one! From the moment we stepped into the sales office, we knew we were in the right place! Naomi and Laura in the sales office are fantastic at what they do, always friendly and very knowledgeable - often going above and beyond to help us choose our perfect home. Right from the off they were very responsive in answering our questions and communicated with us right throughout the building process. The site managers Ollie and John are fantastic and have excelled our expectations. They are very friendly and approachable and have been quick to rectify any snags that inevitably come with a new build property - they really do take pride in their homes! We at first we’re unsure about whether a new build is the right thing to do, however we love our home and have no regrets! The Zodiac team are a real credit to the company!

Beware! I recently paid a reservation fee to…

I recently paid a reservation fee to Seddon Homes. The sales adviser, at Hawtree Grove had many conversations with me. I was clearly informed that the Firgrove property I was interested in, would have a bay. I paid the reservation fee, based on that clear information, and paid for a property valuation. I later noted that the property was being built without a bay. I phoned, she said, "well if that is the case, we will have to do something about that" However, Seddon did not do anything. In short, Seddon are refusing to refund my valuation fee, only the £99 reservation. The sales adviser knows full well the content of our several conversations including "go for that one with the bay, there is more light", and "I will show you another property, but it will not have a bay like the one you are buying", rolling out a plan, pointing to the plan, and saying "definitely a bay". Also handing me a glossy photo of a Firgrove property, with a bay at the time I paid the reservation fee for the property. I am staggered by the unprofessionalism of Seddon and purchasers should beware, this is in legal terms clear misrepresentation. Seddon should be ashamed of their unprofessional way they have dealt with this matter. The sales adviser needs to own up to clear misrepresentation. W. Eckhardt

Weavers way

So we was looking for our first home to buy, we viewed many other developments but in the end we decided to go with seddon homes.

Right from the start we was dealing with Andy at weavers way he was honest and polite, he explained everything in detail as we was new to the housing market, Any question wasn’t too much trouble.

He let us view the show home we we fell in love with, it was well presented with only light fittings and blinds up at the windows this gave you a real perspective of what the house was really like, unlike some developers fill there show homes with unrealistic furniture to make you buy the dream.

So the sales process continued and we came into contact with our solicitor and financial advisor all provided by seddons it all went so smooth we literally ready for ex changing contracts within a month of viewing, after this there was a few knock backs for completion but only a few weeks it was all worth the wait.

We received the keys towards the end of January and are now settling in with only a few snags on the list but nothing you wouldn’t expect from a new build

Up to now we have been very pleased with seddons and just a special thank you to Andy for everything he has done.

Falcon Rise, Congleton

We have been overwhelmed by the care and attention that we have received through all stages of our home buying experience with the Seddon Team at Falcon Rise.
Christine (our friendly sales advisor) welcomed us from the first time we stepped into her office. Christine runs a tight ship, which worked well for us. Christine constantly kept us up to date with build progress, time frames and was always honest with us, this allowing us time to plan for property rental and house storage whilst the build commenced. Christine always made time for us, time to respond to our queries, via email or phone, or a quick chat if we passed by the office, which we appreciated very much.
Desperate to view the inside of our new home we were introduced to our builder/site manager Danny. He is an absolute asset to Seddon. A genuinely lovely guy, who we hold in high regard. He showed such pride in the build and the workmanship of his team which allayed any concerns that we may have had, as we had no previous experience of a new build property.
We opted for a Brearley (which worked best for our family) and I have to tell you the end result is magnificent and more than we could have hoped for. Like other reviews state, Danny pointed out any snags that were not obvious to us during our Meet The Builder.
The few very minor issues were dealt with quickly and efficiently by the team and we look forward to our occasional knock-on from Danny to check that everything is alright with the property.
This experience has been personable, smooth, and relatively stress free (we can blame the pandemic for the stress) and that is down to the passion and professionalism of the Seddon Team.

Delighted with our new home

Delighted with our new home. Sales lady Emma was particularly welcoming, professional and guided us along the way.
Blossom Gate is very well laid out and already has a lovely community spirit despite not being quite finished. The build managers have been very helpful since we moved in. A few snags but all very minor and no teething troubles. All fixed now. The houses look more attractive than others in the area. The house is very warm and cosy and we are enjoying making it our own. My husband is glad to have a low maintenance property at last. We have been more than happy with Seddons from start to finish

Congleton Falcon Rise, Christine Hunt

Congleton Falcon Rise: thanks Christine and Danny! The house is amazing we love it, we still can't believe it's ours, you really went out of your way to help us, you were patient with us when we were struggling with our chain.

We were initially attracted to the design of the houses which stood out compared to the other builders in Congleton, The Kerridge design is beautiful and very practical for our family.

There are still some snags but nothing major and I can see you are getting through the list.

I don’t know about the other sites but we are really happy about the Falcon Rise team and whole process.

I would definitely recommend!

DO NOT BUY FROM SEDDON HOMES!

we have bought a house worth over half a million and the customer service we have received has been nothing short of disgusting! We where told that after completing our 7 day snag list if we found any other issues with the house we could email the customer service team and it would be sorted and they would be flexible. THIS IS NOT THE CASE! The snags in our home where that bad we could not move into the build for weeks after getting the keys we where more than flexible with Seddons whilst they where sorting this for us! After moving in we noticed most of our windows are badly scratched in the inside and out and have contacted customer service about this who do not want to know or help in any way! Me and my partner are both disgusted with the level of aftercare we have received and would not recommend to buy from this build!

Whatever you do DO NOT BUY!!!

I’m struggling to come up with the words to explain how horrendous this company is.

We have had problem after problem to the point where the house wasn’t even ready after “legal completion”

1). They built a fence around our home that wasn’t included in the drawings and we didn’t find out about it until AFTER completion that blocked the entrance! We had to sign a disclaimer to get it removed

2). The staircase was damaged and took over a month to be fixed to the point where we nearly had to have a new staircase fitted. It’s not perfect now however we had no choice but to accept as we needed to have flooring fitted

3) Dishwasher had a massive hole in it and took a month to fix

4) laundry sink leaked. Most of the houses on the development have had some kind of leak in the property.

5) guttering leaking and cracked

6) windows peeling and the sealant was cracked. This is common theme on the Hawthorns development

7) Windows covered in scratches and because we didn’t report within seven days they now refuse to fix even though we couldn’t occupy the house within 7 days!! We know of other properties with the exact same problem.

8) Lead from the front door peeled away

9) Paving at the front of the house wasn’t finished. Had to be relayed at the front of the house as it was uneven and dangerous.

10) Screws missing, doors not fitted properly.

11) Nails poking out through upvc door frames (absolutely great for an 8 year old boy to play on)

The list goes on and on!!!

One of the site managers admitted to us that they get the same amount of time to build a two bed house as they do a five bed house. I feel sorry for Scott, Derek and Andy as it’s obvious they are under massive pressure to get houses complete within limited timeframes.

They are the only employees who come away with any credit.

My partner previously left a “positive” review as were told that in return they would be flexible with us as the house wasn’t habitable and would help us. To say that we were “delighted” with not being able to occupy in our house due to pages of issues is a bit of a stretch!

This has since been removed as Seddons have gone back on their word.

So this tells you everything you to know about the build quality and Seddons attitude to customer service!!!

SAVE YOURSELF DO NOT BUY

***Notice in seddons reply they don’t talk about any of the other problems with the house only the 7 day list. There was a lot more issues than the 8 listed.

As soon as they got what they wanted they didn’t want to know!

What they also fail to mention is that the seven day list was pointless as the house wasn’t habitable due to their complete incompetence!!!!!******

DO NOT BUY A SEDDON HOME!!

We're not sure who told you that it takes the same time to build all homes as this isn't the case at all and we work with our Site Teams over dates and are completely led by them over dates and timescales. As we've said we are genuinely sorry you are no longer as delighted with your new home as you were but we cannot, weeks after move in, attend to cosmetic defects that were signed off by you as free from damage at the time and were not brought to our attention for some considerable time after

Zodiac Warrington

Some people are wary of buying a new build property. Our experience is that, with Seddon Homes, the entire process has been a pleasure.

Zodiac is a fantastic development where we agreed to buy our house in the early stages of the build. We have been incredibly lucky that everyone on site is so friendly, and committed to excellence in build quality and customer care. Nothing has been too much trouble, from the plot reservation, through options selection, build update, and handover, to post-completion sign off. Even after completion, we are still made to feel welcome and appreciated each day. The end result is a wonderful new home, delivered by a great team of people, who Seddon Homes should be very proud of. Particular thanks and praise are due to: Laura, Naomi, John and Ollie. Guys, you are superstars.

5 Stars!

From the very beginning of our journey with Seddon Homes to the very end, it’s been incredible.
Naomi and Laura in the sales office, are fantastic people that really do care and look after you. Their communication is amazing and they kept in touch with us every step of the way.
Olly, John and the rest of the building team are too, incredible. Nothing was too much for them and they genuinely wanted us to love our new home, which we really do.
From the brickies to the plasterers, sparks and joiners, everyone is so friendly and always found time to say hi and ask how everything is.
Each building job has been meticulously completed with the upmost care.
Even down to the snagging, we are under no illusion that a brand new house will not be without any snags. No matter how big or small, the team have dealt with anything within days making our whole experience that much better.
The whole team are so genuine and professional and we are so grateful.
The house is beautiful and perfect in every way and we so happy.
A huge THANK YOU to you all! We are genuinely going to miss each and every one of when the builds are completed.

Fantastic service received, COVID interupted our completion date but what can you do! A special thanks has to go to the Site Managers Andy, Derek & Scott. Anything we have asked for they have actioned within a really quick timescale and above all they are friendly and very approachable.

Sharon (Sales Representative) @Hawtree Grove

Writing this review is a must for us, not because we had to but because we were compelled to do so by the kindness and care shown to us by Sharon.

From the beginning, when we were just browsing, not looking to buy a property for a few months, to this very day ( 3 days after having moved in) she has been and still is a delight to work with.

I work in sales myself, so seen as i know the tricks of the trade we have come across many people who are dishonest and just care about scoring a sale, and to us the most important thing was not to have a perfect journey but go on this journey with honest, trustworthy, reliable and hardworking people.

Sharon has by far exceeded the expectations, fighting our corner when the waiting game was long and taking care of everything needed.

We have loved getting to know her and working with her to see one of our biggest dreams come true.

Kindness is what we value and your kindness has really blessed us.

We couldn’t recommend her enough!

We are grateful to be working with her to finalise the small details needed to make our house, our HOME.

A Genuine Partnership At Every Stage Of The Process

From our initial expression of interest through to our moving in day and beyond, the team at the Zodiac Estate have gone above and beyond with their advice and guidance, their tenacity when chasing up the mortgage adviser and the solicitor and their after care provision.
Despite the limitations placed on them by the Coronavirus pandemic, they worked tirelessly to move the process forward as quickly and efficiently as possible. Viewings and consultations were arranged promptly. They handled our weekly calls with patience and understanding. The builders explanation of the many new features of the house were thorough and comprehensive.
Since we moved in they have frequently enquired as to our welfare and to the condition of the house. Any problems - and there has been just one small issue - have been dealt with effectively. They have even helped us to clear our rubbish bags before the bins were delivered by the council! We are delighted with both the house and the ongoing service.

Then when you get to meet the builders, they are brilliant too (Ollie and John in particular) and always going above and beyond with the finishing touches to make your whole experience amazing. Belvedere at Malsis

We recently completed on a plot at the Seddon Homes Belvedere site at Malsis. We were pleasantly surprised by the setting and surroundings, yet having missed out on other opportunities were feeling uncertain. However, the Sales Agent Deb Crampy was fantastic, not at all pushy, just knew her site and was so helpful, put all our apprehension at bay. Brilliant at what she does! Thank you!! Sarah and Peter

The Marsden at Belvedere!

We have just moved into our new Marsden home at the Belvedere site in the beautiful grounds of the old Malsis school. The Seddon brothers were once at the school and have taken this site on as their flagship development, and this shows! The site is amazingly beautiful with woodland walks, the original lake and some well maintained community football pitches for the local team to play and practice on. The houses are in 3 phases and we are in phase 2. Each phase has its own character and is well thought out. We have no houses overlooking us at the front or back and our large back garden (fully turfed) leads down a wild planting bank to the Glusburn Beck - not what you would expect these days with a new housing estate!

The stressful process of moving was made much better with the help and guidance of Deborah, the site sales advisor. She was cheerful and informative throughout and helped us get through the complicated process of buying a new build house (its 18years since we last moved!). She was a great help when it came to choosing our tiles and flooring, letting us take the samples into the show house and home overnight so we could have a really good look at them in different lights. She was always positive and supportive when we were getting a bit down about things during the rollercoaster of emotion that comes with buying a house. In the end we were only 3 months from putting our house on the market to actually moving in!

Once we moved, we had the usual list of snags (nothing major) and Shaun, the builder (site manager?) and his team were brilliant at sorting these out. Everything was sorted perfectly within a week of us giving them the snagging list (except some problems with the front turf which will be fixed next time the turf team are on site). Shaun has been great throughout, and gave us a great tip when we first went to meet our house - we took photos of all the wiring before the plaster board went on which means we now know where, and where not, to drill now we are in! I have been reassured by Shaun that they will help us sort out any problems which arise with the house whilst he and the team are still on site.

In summary - a beautiful, quality built, house on an amazing development, with sales and building staff who made the process of buying and moving as good as it can be during difficult times.

Seddons - appalling behaviour, you ought to be ashamed

My mum and I reserved a Caron at Blossom Gate in November 2019. February, contracts were exchanged and Seddons paid a deposit of over £32K. Expected completion was 20th June.

We completed on the sale of our home 6th March, put furniture in storage and moved into a rented property. We then went into national lockdown. Selections for kitchen and tiles, additional extras etc. for the new house had been agreed.

Understandably, COVID 19 was to affect the completion date of our new property. However, Seddons reassured us that construction work would continue. We accepted there would be a delay although disappointed when Seddons informed us that completion would be August.

The house we had been staying in during lockdown was sold whilst we were staying there. The owner planned to complete when we moved out in June. Following news that our completion date was delayed, they were kind enough to help us and agreed to extend completion until the end of August.

The sales advisor at Blossom Gate sent an email 15th July to say that the build and completion of our plot would now be delayed until September. The SA was due to start her holiday on that day and was obviously keen to get the message to us before she left.

News of a further delay came as a shock as we had only visited site that weekend and told that everything was still on schedule. The SA had said she would get us in to see our house as soon as she returned from holiday. We understand that all 2nd fix and plastering had been completed and the kitchen was being installed. I phoned Seddons HO to why completion had been pushed back, was told I’d get a call back the following day but did not receive a call.

On the 17th July I contacted Seddons by email asking for an update, gave some detail of our situation and explained our predicament - that we had to be out of our rented house by 28th August. Decisions needed to be made as to what we did and where we were to live after 28th. We did not want to keep moving unnecessarily, particularly given the COVID situation and more importantly given my mum was at high risk.

The response I received from the Head of Sales & Marketing was shocking. We could not believe how we were being treated. There was a complete lack of empathy and understanding. The response was brutal. Were Seddons being honest about the reasons for the delay? I’m not sure they were, and the evidence suggested otherwise.

24th July 10:45am, I received an email from the HoSM at Seddons offering us the opportunity to rescind our contract with a deadline of 28th August. Forty minutes later, I received what I thought was a duplicate email but discovered the deadline had changed to 28th July (no explanation for the mistake). This gave us less than 4 days to decide whether to “walk away, find another property that we felt may feel more suitable and ready within our timescales”. If the deadline had been 28th August, we would have been able to make an informed decision, meet The SA and visit our property. As it was, we were flatly refused an extension or visit to the plot. Suggestion might be either Seddons had something to hide or they were choosing to be intentionally unreasonable and putting us in an impossible situation for the sake of it. At no point did we ask to renege on our contract. We were backed into a corner and had little option but to accept Seddons offer for us to rescind.

Had the SA been around, I’m confident that we would not have experienced such unreasonable and vile behaviour - the outcome may well have been a different one for all. Immediately after Seddons deadline expired, they re-sold the plot for £6k more and a reservation was taken straight away.

Never have either my mum or I experienced such appalling customer service. Every person I have spoken to has been dumbfounded that we were refused the opportunity of visiting the property and have been treated so appallingly – they all say “sounds like you’ve had a lucky escape”.

My mum is 73 years old, a pensioner, has worked hard all her life and was left distraught and traumatised by the whole experience. I hope those at Seddons who were responsible for putting us both under such duress can sleep at night. You ought to be ashamed of yourselves.

This review is solely in light of the…

This review is solely in light of the site Manager Darryl and his team for being so helpful, professional, approachable and always going above and beyond with the many many issues we have had with buying our dream home.
Sales have got some of our choices wrong and customer care will not accept fault, will not replace them or offer any form of refund for the error made on their part, our neighbours have the same fault and the same product put into their home after choosing the same choices we had, so clearly a sales error, and customer care have been rude and arrogant despite us spending in excess of £11k on upgrades to be given the wrong choices. Seems once they have your money they are no longer bothered.
There had been a huge list of snags and initially we was given different points of contacts to help us resolve this, months into living in our new home nothing was done, until Darryl the superhero stepped in and took over, within a short time he has completed around 80% of the jobs and is a man of his word! If he says he’s going to do it, it’s guaranteed a job done! He continues to plough through our jobs lists and I’ve every confidence in him.
The layout of our Seddon home is perfect, it was exactly what we was looking for, however the quality of the finishes leaves a lot to be desired......ill fitted and dented wine cooler.....don’t believe you’re own eyes when using the show home the sales team told us to visit as a reference for any upgrades, because they won’t do it as well in your home as in the show home and tell you that’s just the way it is! Wrong tiles in the family kitchen/diner/lounge area, despite this being a paid extra and Seddon will not change them. Dented bi fold door frames, mortar all over the footplate, creaking landing, sloppy jobs done to rush us in, with a promise to be in before Christmas on 19th December (our move in date) by Simon in Sales, (who also made inappropriate comments and was rude) we decided to pay £6k for the flooring package as nobody would have been able to fit flooring throughout so close to Christmas, only to be put back to January 17th and given the wrong flooring in the kitchen/diner/family and no compensation or replacement! Wrong flooring in the hall and downstairs WC and a ‘take this £500 compensation or we will replace it but you have no access for 3 days’ we felt obligated.
It’s been very poor and taken away the excitement we should have had during this time.
Thank goodness for Darryl and the team, there’s always a silver lining.....but absolutely no recommendations to anyone ever to buy a Seddon Home! We bought with Seddon with an impression of them being fantastic at what they do, only to have those illusions shattered!
Maybe we will sell this house in the future and buy with a better builder and finally have the home with the finishes we had worked hard for, saved hard for and dreamed of!

I visited the Belvedere site last week by appointment the help I was given by Deborah was above and beyond she had lots of patience with me and explained all about the Elton flat that I’m interesting in buying , she has rung me twice since with updates. Dream House

Having just moved in to our beautiful new home at Seddon Belvedere, I would highly recommend a Seddon home. Although COVID-19 caused us a few delays, we were always supported by our amazing sales contact Deborah. She was amazing from start to finish and always went above and beyond to make the process run smoothly for us. The finish in our house is fabulous and we are really pleased with every aspect. The few small snags we have had were sorted straight away by the fantastic site team who have been really helpful and made every effort to help us when we needed them.
