We are over the moon with our new home!

From our very first enquiry right through to completion day, our Sales Advisor Christine was a pleasure to deal with. She managed our expectations, explained the process thoroughly and arranged viewings for us at various stages of the development.

We met the Site Manager Danny at our home new demonstration where we listed out what items needed attention (snagging). Danny was great, pointing out things we hadn't even noticed. We were very impressed that the list was short and issues were minor. And they were all fixed before we moved in a week later.

We have never bought a new build before and were quite nervous about the process. But we wouldn't hesitate to recommend Seddons, The build quality, finishes and customer experience has been second to none! Couldn't be happier!

After the initial rocky start moving in…

After the initial rocky start moving in during the covid pandemic the process was somewhat difficult, however Ollie, the temporary site manager was very helpful and went above and beyond to ensure the situation progressed as smoothly as possible.
Daryl, the site manager assigned to me has been nothing but outstanding in supporting me through the process, including completing snagging lists to a high standard and in a timely manner. Despite currently living in the middle of a building site it still feels like home as all the guys including Daryl and his team are nothing but friendly, professional and courteous. The house is amazing, spacious, modern and full mod cons and high spec finishes, it’s definitely my forever home. Thank you Seddons. Gill Spencer

We have just moved into the Ackworth at…

We have just moved into the Ackworth at Falcon rise. It is a beautiful spacious house and we are delighted with it! There are still some snags to be completed but that is to be expected in a new home. From the moment we reserved during the difficult COVID period Christine has been the ultimate professional! She was supportive and on hand to deal with any issues along the way which there were a few due to the uncertain times we were in. She kept us fully informed at every stage and made herself available whenever we needed sometimes responding to emails late in the evening going above and beyond!! A massive thank you to her for everything she did it helped us achieve a dream! Looking forward to the snagging being completed by Danny and his team who have been on hand so far! Thank you!!!!

Really happy with our beautiful new…

Really happy with our beautiful new home, the site manager Zak at Weavers way has been exceptional with us, nothing is ever too much trouble for him and considering how stressful moving home can be we have been made to feel at ease and comfortable in our new home right from the start. His customer service is excellent and should be recognised as exemplary by Seddon homes.

Very happy with our new home

We moved in to our new Marsden home on Seddon Homes' beautiful Belvedere development three months ago and absolutely love it. The development's sales advisor, Deborah, was welcoming and helpful from the moment we first visited the site and guided us through the various stages with enthusiasm. It felt as though she genuinely cared about our move and her positivity made the whole experience more enjoyable. Whilst there have inevitably been a few snags as is to be expected with a new build property, site managers Steve and Shaun have always been on hand to sort them out and we have been very happy with the build quality and finish. From head office to the tradespeople on site, everyone has been courteous and friendly throughout. Our house move coincided with the coronavirus lockdown but Seddons ensured we were kept informed and did everything possible to make the process as stress free as it could be in the circumstances.

Ackworth Belvedere

We moved into our new home at Belvedere, North Yorkshire in November 2019. We love the situation of this site within the grounds of Malsis Hall with it's landscaped mature gardens. The quality built Ackworth style house, is Fantastic and the development is spacious compared to other new build sites.
Throughout the whole buying and moving process, we have found the Seddon team to be very approachable and helpful. Any queries have been addressed, promptly and professionally by the sales rep. Deborah and the site personnel, Steve, Shaun and the team

Very Happy with our New Seddon Home

We love our new home the design, finish and location. Originally we were to purchase a completely different home elsewhere that fell through right at the end so we decided to revisit the Weavers Way, Westhaughton site which we had seen prior but for some reason discounted. Andy the salesman couldn't have been more understanding and helpful, I remember being in tears, about the failed purchase elsewhere, when we sat in the sales office. Andy sorted everything within a week. After signing the deal we were aware that we would be homeless for about a month in which time we stayed with relatives. Then came viral mania, nothing was easy. Having said that Seddon did continue to progress the sale quickly and ensure that we were able to move in as scheduled and we did. For us this was a downsize (never easy, but our last home was getting too much maintenance for my husband). Obviously there would be snagging issues which we were asked to log and as soon as workers returned to site they would be on to them. We did have issues and I managed to fill a full sheet of A4, most of these things were minor eg. chipped plynth under kitchen units, pitted plug, marks on paintwork etc. Even though there were no workmen on site the temporary site manager at the time Ollie came around personally to sort whatever he could himself. Once back to work Daryl (the original site manager) came around and introduced himself to continue the snagging issues. Daryl has worked with us to mutually agreed solutions and times to complete the works. Very, very happy with our New Home and the service received.

Delighted

We’re very pleased with our lovely Brearley Home from Seddon. Our buying experience was great from the start; we looked at a number of new build sites around the Cheshire area but found none to our liking at all and we treated by the sales staff with a great deal of disdain. When we came to Falcon Rise Christine couldn’t have been more welcoming and treated us really well. We had a family bereavement and we also lost our first buyer due to Covid but Seddon kept faith with us and so we have with them. Admittedly we’ve had a few snags (what new build does not) but these have been dealt with promptly in the main. Since moving in we have identified a few more and we anticipate that they will also be remedied quickly. Danny and his team couldn’t be more helpful and actually despite the obvious trials of living on a building site, the trades are polite and friendly and make, what might otherwise be a difficult situation of living with noise and building work, bearable. We love the design of the house and the location in particular. The Brearly is a fantastic house, really pretty to look at spacious and well-designed. Don’t be put off by negative reviews on here. Make sure you pick a house that you like the design of, be clear about your requirements and expectations from the start. And be reasonable. Every single person I’ve dealt with at Seddon has been great without exception through some really trying times. But I like to think I’ve not be an idiot either and so it’s a two way street. Treat people with respect and you’ll get it back.

Bitterly Disappointed the stress isnt worth it

Edited Sept 2021: Bit of a long one but if you are thinking of buying from Seddon Homes or even new elsewhere, its worth a read.

We have now been in our Seddon home for just over 1 year. As a result of my experience over the last year i have had to downgrade the rating. The 1 star is for the ease of purchase and customer experience of buying although i have since learnt that the information you get at that stage is not always honest.

To date we have had over 100 snags in the house. The bigger ones include, 5 new panes of glass, refitting of two sets of french doors, new front door, removal of back door and re fitted, new door into the garage, stairs made safe (they were comming away from the wall and were not supported underneath), poorly drained garden (to the point i had to have land drains installed to deal with the issue and we are the top of the street too), new bathroom floors and the worst is the window vents leak air so in the winter the house is really cold; i am dreading this winter as last year the heating system struggled to cope with the cold house. To date i have had to take 16 days off work and there are still outstanding snags. All of the companies that come to fix the snags have not been very good and i have had a few failed appointments. One company to fix a roofing issue has not made contact with me since the original job was logged in January 2021 (9 months ago), i keep chasing Seddon but nothing. The design department also failed to take into account, when designing road layouts, how we would access our drive. The road which is classed as a private drive is not wide enough which results in anyone in the end two houses needing to reverse about 40m to the turning point. The only solution was for Seddon Homes to retrospective add grasscrete. To get that considered i had to seek legal advice and get the local authority involved. I will add though, the team employed by Seddon to fix snags were really good and knew their stuff and were professional. Its just a shame their contractors are not the same.

So with hindsight would i do this again? Not a chance. Buying a new house should be easier than buying a previously owned one. The stress and agro isn't worth it and from speaking with people on the estate their experience is the same. It is a real shame though as the houses look nice but scratch beneath the surface and they are poor quality with cheap parts. We paid nearly £500k for this house and they used £1 light switches (3 have already failed) and the LED bulbs they put into the kitchen which cost us £110 per fitting, we have had 7 failed bulbs in 12 months. We have also had 3 failed smoke alarms which failed within 4 months so i replaced them with Nest Protect. On balance, they have used ideal standard taps and boiler which are much better quality.

With many snags still outstanding and recently Seddon Homes telling me that they are not prepared to sort out the window vents (despite internal temperatures in the winter falling to 8 degrees next to the window, i wish i hadn't gone down a Seddon Homes route. The stress and agro isn't worth it, i haven't enjoyed living here this last year and from speaking with people around the estate and on Blossom Gate the issues are the same. I am now in the process of getting legal advice and looking to lodge a complaint with the NHBC. I feel exhausted with all this.

We have spent about 4 years looking for a house. We looked at many previously owned properties but none met our needs without spending significant money. We then came across Falcon Rise about 2 years ago and the sales person at the time put us off the development. I'm convinced that was deliberate. Either way, she left and Christine took over. Talk about night and day. Christine was informed, honest and transparent. She was upfront and told you a spade was a spade which I like. As it happened, they released the next batch of houses and we saw one (the Lytham - wow what a house) that filled our needs. We went for it. It took a little longer to build than expected despite covid but Christine was open and upfront about this so that was fine. We are finally in and we are so happy with the house. The build quality is high. Mod cons are limited and this is a weakness but it's unfair to lower a score based on that as I knew that when I signed. That's something the senior managers need to think through but overall we are very happy with the house and the process of buying the house was easier than anticipated. The team at Falcon Rise are great and take pride in what they do. Christine will help you through the process and you can trust you'll get what you want. I just hope that the long term product is as good as the service I received in the end. Can't recommend Falcon Rise enough over other developments and trust me, I've done a lot of research / visiting before finally committing.

Stuck up sales person…

Not sure how these guys sell any homes!!! We just tried to book an appointment to go in and see them and the woman basically told us not to bother. Maybe she should get off her high horse and realise her job is to sell homes!!! There are plenty of other people wanting to sell expensive homes, so will go there instead.

Just for the reply... One none of that was explained and two, you should maybe ask our position rather than assume we are not in a position to buy. Very odd to just say no without asking some questions!!

Great Experience

I would like to comment regarding the excellent service provided by Christeen the sales represtive on the Falcon Rise development in Congleton
From initial enguiry to handover Christeen provided excellent service keeping us informed at every stage even through the lock down period..
She offered great advice and guidance with the selection of finishes available.
She is a credit to your company
I would also like to thank the site manager Danny who helpful and friendly manner made our experience really comfortable during the construction period

We have been in our new Seddon home for 3 months and couldn't be happier.

First time buyer

Me and my partner moved into our Seddon Home at Blossom Gate in Congleton just over a month ago. After reserving in November, we were due to complete at the end of may (postponed by a month due to covid). We had the most amazing experience from start to finish with Seddon, with the help of Emma at the sales office and also Vic the site manager we happily moved into our first home. After seeing many concerning reviews about Seddon and new builds in general we were a little hesitant and nervous to complete. However we had no reason to be, there were a few little snags here and there, which we didnt pick up on, on the home demonstration but nothing major and they were all fixed within the first week of moving in, the quality of the home is brilliant. Vic did such a good job at making sure everything was up to standard for us to move in, and checked in regularly to make sure we were happy after completion. We had a home demonstration a week before completion day, where we picked up on things like paint work or scratches to doors, which were all fixed prior to completion. I believe both Emma the sales advisor and Vic the site manager will be going to the new Seddon Homes estate in Congleton.

Have visited The Hawthorns Let me…

Have visited The Hawthorns Let me around four times, both before and during lockdown. Have tried to get information from various site reps re the availability of the Mouldsworth home with a view to purchasing. On each occasion the reps were very unhelpful and lacking in knowledge of when the homes would be coming available. In fact depending who you speak to get totally different answers. Don't bother ringing head office as they are just as unhelpfull. We've now come to the conclusion that we are not meant to buy one and have given up altogether. Good luck with any potential buyers you'll need to find out everything for yourselves from the internet or council planning records. The actual show homes and quality in fairness appear very good.

Do not buy or you will regret it!

Absolutely shocking, from being bullied into completing because of a NHBC certificate saying it was habitable when it wasn't after being homeless due to Seddon being 3 months late to the absolute disgrace of a supposed new home.
I moved from a 1900 Victorian semi and wish I had stayed put. Floors are uneven, thick dirty silicone everywhere, not a single wall is straight, garden has no drainage, windows all scratched.
We moved for more bathrooms and now have 3, however the bath isn't siliconed in 1 and the shower leaks and soaks the ceiling in the other. The only bathroom we can use has a tap that's loose and the shower screen is fitted incorrectly.
The guys managing the snag list are doing their absolute best and I feel for them as they are overwhelmed.
Please think long and hard before buying in Keele as not one resident has had a good experience!

The Brierley at Belvedere, Malsis, Glusburn.

We moved into our new home at Belvedere, Glusburn in October 2019. We love the situation of this site within the grounds of Malsis Hall with it's landscaped mature gardens. The quality built Brierley style house, is ideal for our requirements and the development is spacious compared to other new build sites.
Throughout the whole buying and moving process, we have found the Seddon team to be very approachable and helpful. Any snags or queries have been addressed, promptly and professionally by the sales rep. Deborah and the site personnel, Steve,Shaun and Jez.

Amazing home at Falcon Rise, Congleton

We had toyed with the idea of moving for a while but none of the new build sites in Congleton really met what we wanted until we saw the Falcon Rise site by Seddons.

Immediately we fell in Love with the Lawton, each room has plenty of space. The site is located only 10 minutes walk from the town centre, and only 5 minutes from the canal making you feel like you’re in the country side.

The build quality is to such a high standard inside and out, the fixtures and fittings are extremely good that you feel nothing really needs to be upgraded. (well maybe some soft close toilet seats would be nice) All the houses have great curb appeal making it a nice estate to look at, where as some of the other new sites are pretty plain.

Although Christine wasn’t at our site from the start, as soon as she arrived you felt that you were being looked after and you could ask her anything and get a straight answer.

Danny and the other builders have been great with the after care, sorting out any small snags we’ve had and doing a quality repair rather than rushing things.

We wouldn’t hesitate to recommend anyone to Falcon Rise and Seddon Homes.

What a Worth Wile Journey

Buying a home is such an important milestone in anyone's life so do your research before committing to a developer and property, it really is worth it.

For the past 3 years I have studied so many housing developers, seeing what is offered as standard, what's offered at an extra cost, reviews, real reports on quality etc. After narrowing down the developers we were interested in we then spoke with the sales staff.

We spoke with the lovely Emma at Blossom Gate, what an incredible person. She genuinely offered amazing advise and you could see she had a passion for Seddon and their homes and we didn't feel like a £££ sign.

Seddon offers so much as standard; turfed front & rear gardens, garden tap, fencing, porch light, flooring in kitchen, down lighters, door bell etc our estate even has super fibre wires in the house so the internet never drops. We have friends over to game often and no game lags (for all those who love to game also)

Yes it's true Seddon do not offer incentives when you come to buy their house ... but they don't need to. Their houses sell themselves and are constantly in demand. Yes we could had gone to a different developer who would offer £5000 in vouchers for the house but a) they don't offer what Seddon does as standard and b) their quality and the amount of unhappy customers was alarming. Sometimes you have to spend a little extra to have a home which will last for life.

What do I love about Seddon? They have WIDE houses compared to others who have LONG houses. I can not explain the importance of a wide house. You're not walking all over each other, it feels so much more spacious and you can do so much with the space you have. We have a Bowland house type (3 bedroom semi) and do not regret buying it ... everyone has complimented the space. We had 6 people over and everyone was comfortably sat in the lounge on our corner sofa without getting in each others way.

Yes we've had snags, yes they have been a little slow at fixing our snags (they are still building half the development so it's understandable) yes some homes will have more problems than others (you get this with every developer because homes are built by people and not robots) but would I buy a Seddon Homes property again? 10000000000%

You will not regret buying a Seddon Homes home. Do not be fooled by all the free stuff you get from other developers.

Seddon Homes Keele Development

I moved into the beautiful Keele Development just before Christmas & am very happy with my stylish home.

The whole team from sales to Site Manager were very helpful & went out of their way to accommodate my upgrades..

The whole experience for me has been a positive one, yes there are snagging issues which you would expect in a new build home but at every stage the team have been back to ensure that these are corrected, there are still snagging issues to be dealt with but I have every confidence in the Seddon Homes Team to have these jobs completed.
