This review is with respect to the Sequence Liverpool office.Their attitude towards Tennants is totally unprofessional, disrespectful and wholly intimidating.I have been dealing with these people for over 4 years and even after my complaints to their hierarchy , nothing has changed.Steer clear of them if you can.If l could give zero star rating that would be my choice.

Deceptive and unscrupulous

I’ve just had the worst mortgage brokerage experience ever. I was misinformed and duped into paying exorbitant fees for what seemed a genuine mortgage offer only to be told in the last minute they couldn’t go ahead with it over information they already had prior agreement and payment but chose to bring it up as an excuse to justify why they can keep my fees which are Jon refundable. They either are very good at legally ripping people off or are so incompetent that they mis-sell products they can not guarantee. I’ve parted with £1108.00 for nothing. I had a mortgage in principle and gave all my personal and financial information only for them to withdraw at the last minute based on some baseless speculation about my savings. At a time when nurses are striking over pay and substandard living conditions, what a blow from these unscrupulous financial predators.

Excessive fees

So today I find out that not wanting to pay their tenancy renewal fee ( no point, rent hasn't changed, tenants are happy to stay and prefer flexibility of not being tied to a fixed term) that's its going to cost me a £190 plus vat fee just to let it go to periodic. Nothing's changing, they are still getting their monthly management fee, they just had to send out letters to me and the tenant and their fee for that is £190 plus vat.

Incompetent

We had a property let by William H Brown in Loughborough. The administration was handled by Sequence Homes. They'd handled the flat for 6 years and we'd been fortunate to have very good contacts at both WHB and Sequence. Both of whom left a year or so ago. Sadly the service has gone dramatically downhill. Our property manager at Sequence was worse than useless. 'Incompetent' is too kind a word to use. They failed to do an inventory between tenants and blamed us for not instructing them to do so, despite the fact that it is stated in the agreement they would do so, unless we wrote asking them not to; which we hadn't. They were therefore in breach of contract. This resulted in considerable problems with the utilities providers as there were no meter readings, etc. between tenants. We also have no record of the condition of the property before our current tenant moved in.
We have moved the management to another company in Loughborough who are a pleasure to deal with but they are also experiencing the incompetency of Sequence. They have so far been unable to have the tenancy deposit for the flat transferred. We are also still waiting (a month later) for the maintenance float held by Sequence to be refunded, despite the fact that our account is now closed. Good luck to anyone who has the misfortune to deal with them....... One positive point is that Sequence Client Accounts staff are very helpful.

Lied and wasted our money

Appalling. Over several years the property management lied to us and lied to our tenants. They kept us from speaking to each other. They wasted our money with their 'minimum spend' technique which patched up problems rather than solved them - resulting in bigger costs for us down the line. The quotes they got for work were consistently high and I had to double check everything. The emails we got were 50% gibberish, and I'm still discovering from the tenants the full extent of their incompetence. Avoid.

If you want a illegal HMO

1 star only because you cannot comment without doing so.

I have a rent property next to me property managed by them and William H Brown of Bridge Street, Northampton, Very poorly managed should I say.

Well we a had a illegal HMO before which they did very little about but finally the people moved out NO thanks to William H Brown, no yet again I have been reporting the same thing again now for over 12 months and still they don't care.

I was told by the property manager this time last year it was a Couple and 2 Kids, well from August 21 until September 22 the lady and kids were not here the lady was here for around 6 weeks in that past year, all the other times it's been men 5,6, sometimes even 7 most have white vans.

Well as it stands now there (2 women) (2kids) and (3men) in a house that I was told was (2 adults man and woman and 2)

Dishonest as can be, STRESSFUL experience of letting out my property

The experience of letting out my property through Jones & Chapman/Sequence Homes on the Wirral, has been extremely awful and stressful to say the least.

The property management team was unprofessional, discourteous in all respects, and in my view to be inexperienced.

Sequence Homes would often arrange to carry out repairs on my property. They had been duplicating work that had already been done, e.g. fitting CO sensors when they already existed, boiler service and gas safety check when one had already been done. After insisting many times, they sent some, but not all the receipts. The tradesmen they hired, I have very good reasons to believe, caused damage to the boiler, and then charged me nearly £600 for this.

On one occassion, when I called up accounts to ask for clarification on some of the deductions from my rental with regards to work done, I was informed by Accounts that they had no receipts and could not provide me with any. Also, I was informed that the Accounts department did not query the charges, but just hit approve on every invoice charge that came through from the property manager.

The result has been a grand confusion, leading to lots of stress. I have had to keep track of every email, as Sequence Homes on many occassions would often feign memory loss and make deductions from the rental without notice. This in turn, has increased the amount of time that I have had to put into documenting emails, when I was actually paying 12% fees for a full property management service. This had resulted in a lot of lost time and continual stress for me.

When I reported this higher up with Jones and Chapman who had arranged the property management and the lettings department, there was absolute silence and no response at all to my repeated complaints. I was later told by one of them that they had been just "watching" the exchange of emails to see how it all went, rather than intervening.

Sequence Homes currently owes me £455 i.e. £255 plus £200 as the hold in all, but are refusing to pay this back for no reason.

I am extremely disappointed with the service and have now decided to move on to another property management company.

Horrible so far

I think the overall score of this company says it all. What more can I add? It's only been two months working with them and I am already fed up. They keep talking about the landlord when it comes to do their job. They only answer our calls and messages before the closing time or close to weekend to postpone everything. Rude and unprofessional staff. Very pleasant when it comes to take a payment only.
They really need to improve their way of managing situations and start taking their jobs seriously. I am working with customers and different departments every day, just like them and I wonder how this type of behaviour is even allowed in their company. They find all kinds of excuses instead doing what's needed. I made the house look a lot better since I moved, we repaired many things ourselves but we are not willing to invest more as this is their responsibility. I am sure the messages coming "from the landlord" are not accurate nor the messages sent to him. It would mean he's unreasonable which I doubt.

Absolutely horrible

Absolutely horrible! They show absolutely no care in the world for their tenants! They forget whay they speak to you, they ignore you, and they don't seem to want to respect their contracts. Just for reference, I reported some relatively easy to fix maintentance issues 2 months ago and they still haven't been solved. They are just the worst! Stay away from them if you value your sanity

if i could rate 0 starts i would

if i could rate 0 starts i would. Never provide updates despite me regularly ringing to complain. Moved into a property 2 months ago that has since been found it should not have been put up for let in the condition it is in (massive under floor leak with dirty stagnant water that is a health hazard) and told i cannot get out of my contract for the remainder of the 10 months and the "contractor will speak to the landlord to see what can be done" yet I am still never updated. Would never recommend them to anyone and when i have to next look for a property will actively seek ones that these are not tied to. awful service.

Absolutely ridiculous

Absolutely ridiculous. Been trying to have my name removed from a tenancy agreement for nearly 5 weeks. Passing blame around the office for it to turn out they’d not even contacted the landlord! Complained on the phone about the lack of communication and guess what… Still no communication! Do better.

Absolutely useless! Do not use this company if you want works done or any actual property management.
Drag their feet and just full of excuses, keep referring to their contractors and delays with the process or people being off sick. Accounts department also takes 5 days to move money to pay for works. Won’t send complaints information. Estate agents take your money no issues though. Not sure why this company actually allowed to trade.

Dishonest to say the least

We were given a flat in horrible conditions, unfortunately, I can't upload pictures, but we found ANYTHING, including bugs under the gas hobs, an oven left in disgusting conditions and dust, dog food and items anywhere on the floor. We called the agent, they said they would talk to the responsible team. After days and many emails from our side, we finally get in contact with the management team, which says they have to contact the landlord. In short, it has been almost one month and they keep blaming it on anyone other than them, and we are still waiting for somebody to deep clean this flat. We went to the agency and the agent pretended not to be there. This was the most infuriating and frustrating experience I ever had with an agency, so please, if you can, avoid at all costs.

Never again

Never again! As a tenant living in a home that was in disrepair and the landlord never fixed anything we decided to bite the bullet and purchase our own home. Time comes to leave the rental and we are told that the landlord wants to keep the full deposit for issues he was aware of and NEVER BOTHERED TO REPAIR! I called and spoke to Gemma about it and she seemed to understand where we were coming from, however she did absolutely nothing to help us or to compromise on our behalf when she saw the repairs that we logged and were never fixed. We have now agreed to forfeit the deposit as the stress is making us miserable and it's been going on for 2 months but still don't see why we should have to pair for his negligence. Disgusted at how we have been treated and I am looking in to taking this as far as I can. I'd advise anyone and everyone to steer clear of this company. They do absolutely nothing but get paid for it

Tenant

Tenant: Absolutely shocking! Landlord was given incorrect information and charged for unnecessary repairs. We ended up sorting any issues out ourselves for the majority of the tenancy. I moved out over six weeks ago and left the property spotless and the landlord confirmed this but I have still not received my deposit.

AVOID Sequence Homes!

AVOID Sequence Homes!
Zero customer service, people keep passing the blame to each other, different departments don't know what the other is doing. Overcharged me every single time and asking for a refund - will deny all knowledge and will make it so difficult for you to get your money back. All their agents will tell you lies or deny any knowledge to fraudulently get money off you. Only thing they are good at - scamming and playing dumb

Very sad

Very sad. My first time renting a property from a company and unsuccessfully. I've been living in another house for almost two months and I still haven't received my deposit. There is always a reason to deduct any amount of money from my deposit. They don't even have a specific reason and evidence. Every time I dispute one charge, they offer me another. I have a feeling that they are groping in the dark and are ready to do anything to steal my money.
