awful company to deal with full of lies

this company have a 10 working day to reply to you (if they even reply) ,they are of very little help regarding sorting stuff out all they want to do is issue fines and won't give a valid reason or answer why the fines are being issued ,just saying Late fines , end of story
this company has been reported by myself to national landlord association myself because of the way they treat and deal with there clients ,I have been spoken to rudely and information I have asked to be logged onto there system to help avoid any issues has not been logged
we bought a flat that they manage the building and are a total disgrace the way they have treated myself
please read this and take note

Appalling

Appalling. One of the worst companies I’ve ever dealt with. Only one person called Collette was helpful. Otherwise they were defensive, rude and absolutely went out of their way to be unhelpful. Not willing to budge an inch to help us even though they made mistakes which could’ve resulted in us losing a sale. Hundreds of pounds for a freehold pack and hundreds again for one certificate. They even made a mistake in not informing us of something they should have done according to Gov UK which was quite serious to do with cladding. They tried to sidetrack it and only responded when I really put pressure on, and even then no apology or admission of having got anything wrong. Absolutely shocking company who have no interest in their customers and dreadfully poor communication and service.

I want to give 0 stars as they are…

I want to give 0 stars as they are awful. £900 for a management pack and certificate. Staff are as useless as a paper bag in rain and really rude.
I would avoide them if possible and not waste your time. They would not communicate at all and they should have provided legal certificate for a flat sale and when I brought up the issue they passed the blame

Inconsiderate, disinterested and apathetic

Don't send you a receipt for ground rent paid.
Don't show your payments on your online account.
Won't send you a statement
Will let you pay for a ground rent information pack.

Oh, and a copy of a letter on file is £102, even though it was already paid for at over £300

Can't slate them enough but they absolutely do not care about the ratings or the complaints

Appallingly…

Unfortunately you can’t add a review without selecting a star, for me 1 star is really generous and actually rates Simarc higher than they deserve. Simarc had been the management company for the Freehold company who owned the lease to my parents home! My dad passed away at the beginning of Covid, just before Christmas, mums ground rent was due on 25 December, with everything going on a £45 ground rent payment was the least of our worries In 40 years of owning the property, these were to only two occasions where payments were late. Simarc were informed that dad had died and the deeds were going to be changed, they still sent a threatening email because mum was late with her payment! Last year May 2022 mum died in hospital, this was a shock. As before Simarc were informed! We missed the payment date on June 25th, same nasty post from Simarc. We eventually applied for probate on the property and informed Simarc to sell the property we would need to purchase the Freehold. Although costly having to pay solicitors costs and a fee for a Freehold offer, this was completed swiftly. We thought things were looking up and Simarc had gained a conscience. How wrong were we, we applied for our offer on 29th June 2022. Today 11 August 2023 we completed on Our family home, having lost 1 buyer and a lot of stress, unnecessary cost and wasted time. My Solicitor was incredible, her determination finally enabled us to Rid Simarc from our lives. Obviously this is a long story short!!! Good luck to anyone who needs to deal with these people, be proactive, continue to call them….

£250 Charge to See the Lease

MarkHorwood - interesting to hear that Simarc gave in to your complaint that underletting is not chargeable according to your lease. They've been fleecing me for underletting for years, and when I requested a copy of the lease (actually to check whether they had no responsibility for external maintenance of 'their' land, but it could have been for any reason), they tried to charge me £250 just to find the document ! I think we need to raise a Class Action against these feudal overlords.

Con Artists

Awful experience. We purchased our property 2 and a half years ago. No contact from Simarc despite attempts to chase them so we could pay our ground rent. After 2 and a half years they finally got in touch to demand payment as well as an additional £500. With the threat of legal action we made payment only to find out that most of this was debt owed on the account from the previous tenants. We have now paid over £900 to Simarc, with no offer of a refund - when in fact we actually only owed £240.

No clear correspondence and no support in dealing with this issue. I would avoid any property involving Simarc if you can.

We waited 19 days for a response to our…

We waited 19 days for a response to our email requesting the full name and address of our freeholder. We received a response today saying we do not need this information instead of addressing our question. Unfortunately we do need this information for our mortgage and face another 20 day wait for a response.

Shocking

Shocking. Will not provide a simple statement of account. When asked why not, they've said that it's against company policy but are

" happy to provide a Ground Rent summary within our Ground Rent Assignment Pack. Our fee for issuing the pack is £366.00."

I bet they are .......complete swindlers. Dont need a pack, just a statement, it's not rocket science

£13k rip-off to extend lease

Almost £13k to extend the lease on my 89yr old mother's flat. Highway robbery. I hope you feel proud of yourselves, fleecing the elderly in this way. Totally and utterly shameful.

Scammer, useless, rude and incompetent Zero from me

If you could give zero that would be the rating from my experience
Rude unhelpful staff, extortion of fees and no one ever available or ready to take a complaint...useless and extremely negative people working for this company, they all start with an air of unhelpfulness, probably due to the number of complaints they must get...don't waste your time or energy expecting this company to help...they just won't...after a year of trying to get my correspondence address updated and charged fees for late payments because they send the bills to the wrong address...totally impossible to get anywhere with them..so off to the ombudsman now to get these scammers a taste of their own medicine
