Just had my mortgage finalised by simply lending and I couldn't thank the mortgage advisors Shelagh and Louise enough for everything they done for me from start to finish. Always kept me up to date on every step between emails and phone calls checking in on myself, I would definitely recommend them to anyone. From their attentiveness, kindness and support all the way threw the process and their level of professionalism is next to none. Thank you to John and Ria for getting us our mortgage offer! After what would only seem impossible with any other broker they managed to secure us a mortgage. I got in touch with John after feeling deflated about my credit score and he done his best to help us secure a mortgage reassuring me it was possible. The whole process was quick and efficient with regular updates throughout. My husband is self employed and we were definitely complicated clients to have however John and Ria helped us a great deal and made it happen they worked with us and got us our offer when other brokers would have probably given up. I couldn’t recommend them both enough! If I could give them a higher rating I would. Going with simply is the best decision we have made!!

We have used Simply Lending for a while now. First when my husband was self employed and we were struggling to find a lender, then when it deal was coming to an end and now we are moving and needed additional borrowing. They were very thorough going through all of our options and the process to apply for our new mortgage couldn't have been easier the whole way through from initially dealing with Kennedy and then being past over to our case handler Louise and Hanna.

We will definitely continue to use this company in the future.

We were in a very complicated situation and everyone told us we would have to wait at least 6 months after our situation improved before applying for a mortgage. Jamie Percy & Karen Davey at simply could see past that and helped us obtain a mortgage offer for the house that was right for us.

Big thank you to Geoff Mossman for excellent service and support. My re-mortgage was hasslefree and completed in less than three weeks.

Liz Cunningham was excellent in assisting us to navigate the challenges of getting a mortgage, and guided us to choose the option that suited us. She was like a Aunty throughout the process, so we highly recommend.

At first John Hall was very helpful. They gave us options when we thought we didn’t have any but we told them at the start that we were using a specific solicitor. We were over the moon when they found us a lender and started the application process only to find out that lender wouldn’t work with our solicitor. They gave us no other options which is fine as I understand that the lenders they work with will be limited.

It all went wrong when we e thanked them for their help but said we weren’t continuing with them. Even though they claim that you’re under no obligation they soon turn nasty when you actually say no.

Awful scare tactics being used in harassing emails stating that we won’t find any better deals and that our credit file is too bad to be considered anywhere else. Super condescending in their emails and preying on people hoping they can scare them into reconsidering.

Just be warned you need to look at other options 100% because you can definitely get better rates than they offer but they make you feel like you can’t. They offered 6.36% and we ended up getting 4.64% so make sure to shop around

We went from having zero lenders available to us to receiving a mortgage offer that was affordable for us in just a few weeks. Both Curtis and Lauren have helped us work out how to buy our first home despite having a poor credit rating. They were considerate, understanding and efficient. Everything was handled quickly and with constant communication even on Lauren’s days off!

Our ‘mortgage journey’ started back in April when our landlord informed us he wished to sell our long term rental. We therefore decided to explore the possibility of buying instead of renting. Due to having less than perfect credit, we were not optimistic…but as they say, ‘nothing ventured, nothing gained’!

When we initially spoke with Alex Gauld at Simply, he was surprisingly optimistic about our prospects. We were a little uneasy as another Broker we approached had told us we had very little chance and to wait 9-12 months. Having expressed our worries to Alex, he remained very positive. In actual fact, he said he had ‘multiple lenders’ who he thought would consider us.

Unbelievably, less than 2 days later we received an Agreement In Principle! A great feeling, and one that took us by enormous surprise.

At this point Alex went through our budget, told us to go and find a property, and make an offer. After a few weeks, we finally had an offer accepted and proceeded with a Full Application.

From here we were handed over to Tia Russel who became our dedicated Case Manager. Let me start by saying what an absolute asset she is to this company! Her communication and efficiency was truly exceptional throughout. She would usually respond within minutes of any email query (of which there were several due to the application) which was a huge help.

The Application process with the lender proved to be a complete nightmare, and took around 1 month from start to finish. This was due to the underwriter proving to be very awkward. They kept requesting more and more information on a daily basis, and it felt never ending! It was incredibly stressful given how much we were depending on it.

Frankly, without Tia’s abilities we would likely still be answering questions! I think our experience really does underline the need to use a professional, experienced Broker.

Eventually though, after a hell of a lot of pushing, we ended up with a formal offer!
We completed on our purchase 10 days ago and couldn’t be happier.

Simply have really helped us transform our lives for the better. Whilst their fee was higher than most, they were the only company to be confident in finding us a mortgage, and delivered! Without Alex’s initial optimism and confidence I have no doubt that we would still be renting.

One thing I will say is if you are exploring options with sub-prime lenders, be a little cautious with any Agreement in Principle amount offered (this is no reflection on Simply).

During Application, and at the last minute, our lender cut the offered amount back substantially (a difference of around £140k compared to our potential maximum lend!) and £8k under what we initially requested. We managed to work this out, but had we gone for a more expensive house could have come massively unstuck!

Anyway, I would have no hesitation in recommending Simply. Alex and Tia did a brilliant job, and we are very grateful for their help throughout.

Shelagh and Abby were both very professional and explained everything so I could understand each step clearly. I highly recommend simply lending and would use them again.

Simply brilliant, from start to finish Jack karmy acted as our broker and although we had doubts on if we could obtain a high street lender he managed to do just that and obtain us a mortgage with a high street bank, Abby Hunter was our case manager and she was brilliant to, communication was superb and very professional throughout. Can’t thank them both enough and will definitely reuse when we move / remortgage , cant recommend enough
