No Customer SERVICE!

Have had a couple of incidents where we have required the Onsite Manager to attend the site both in business hours & outside of business hours. I work in building management and this is unacceptable behaviour!
Ongoing concerns and Issues that have been reported to the relevant authorities where required.
The buildings carpark security gates have been broken for over 6 months and has become a free for all for people looking for free parking so close to the city which leave no room for us who reside in the building. I personally have sent 5 emails sent over the last 6 month requesting an update and all as they do is blank me. Other residents have received the same level of service! NONE EXISTANT!

Rubbish being left outside of the bin store as people are too Lazy to open gate and place it in the designated bins.

Lifts not working correctly people getting trapped in the lift has become a regular occurrence. March 2025, a lady stuck in the lift for over 50 minutes. She did try the Emergency call button but it had been disconnected. I happened to be heading down to the local shop and came across her unfortunately I did not have a triangle key and the Onsite management was UNCONTACTABLE! As normal The Fire Brigade were called and the person was released from the lift.
When I dialled the after ONLY phone number and finally get to the Emergency contact point, they then advise that if it is not a Gas Leak, Power outage it is not an Emergency. Someone stuck inside a lift is not considered an emergency.

Avoid this agency

Avoid at all cost this agency seriously!

We’ve been leaving in one of their flats for 3 years already and the whole flat is not quite happy with the services this agency provides.

They don’t care at all about nobody safety and well-being while renting except money, money and money.

I haven’t seen such a dishonest estates in the whole Greater London.

Well-being of the flat is falling apart starting from the main door.
I’ve never seen a PIN CODE main door around at all. Every single door is with keys and locks but we don’t have anything like that at least to ensure the safety of whoever is living in there.

SECURITY OF THE FLAT IS EXPOSED OUTWARDS TO WHOEVER WANTS TO ENTER AND DO WHAT NOT!!!!!!!!

This pin code door has been requested to be replaced from day 1 we’ve move to the flat and we had a reply from an agent - yes, don’t worry this will be change ASAP and keys will be provided. But never happened. It has been a burglary going on in the flat and we all tenants have gathered and spoke about the issues. They call the agency and wrote emails to get their attention to the flat but that’s been around like that for a while, until few days ago they fixed a new door only for 1st floor inside.

But what about 2nd floor or even more important MAIN DOOR!!

We all here give up on their words saying will be repaired or someone is coming.
WE CANNOT TRUST ANYMORE UNTIL WE SEE IT DONE
THEY ALREADY BREAK UP WHAT IS MEANT TRUSTWORTHY AND RELIABLE TERMS.

We had our roof leaking for over a year and half, having to put a bucket to prevent the leaking on the whole room and they still were saying some one is coming, finally done after almost 2 years.

IN ADDITION THEY PRETENDING SOMEONE IS COMING TO CHECK THAT EVERYTHING IS IN ORDER ON THE FLAT.
BUT NOBODY COMES FOR ANYTHING APART FROM SHOWING AN EMPTY ROOM FOR A NEW TENANT OR ASKING FOR MONEY.

*THESE ARE ONLY A FEW EXAMPLES
IMAGINE WHAT WILL BE LIVING HERE.

Ignoring repair requests, poor safety control of building, lots of stuff constantly breaking down

If i could give any less than 1 star I would. I have been living here for less than half a year now, and this has to be one of the worst rental agencies in the world. There have been countless requests for repairs but there is never a proper response and the repairs are never done. The water for the shower, for example, goes from hot to cold constantly. I've raised this several times now, but there is simply no response. The wifi was supposed to be included in the rent, but the wifi has only been OK for about a month, before that the other tenants had been dealing with poor wifi for more than a year. Basically, this wifi cuts out every now and then and makes it simply impossible to access the internet. All my housemates are constantly on their mobile data. There was a burglary the other day and I asked for an improved main door but they only fixed the door for the tenants on the first floor, whereas it would have been much easier if they had fixed the main door, because we on the second floor would also like to feel safe! We live on a main shopping street so there are constantly lots of people walking by, and apparently someone knows the code because the burglary was done by someone who has come in here more often. This means that although the first floor now has a safety door with card locks, we on the second floor are still vulnerable because someone knows the code to the main door downstairs. In general it is very unsafe to have just a code; anyone could look over our shoulder while we're typing and enter. On top of that, the door is very shabby and doesn't close by itself when you leave; often it remains open. Even when closed you can easily actually break it away by force. This was raised by me and others several times in the past as well but there is just no response! I find this incredible and almost unlawful. There are countless other stories like this. The bathroom, for example, was in terrible shape when I started living here, and it took until severe leakages for the agency to 'renovate' it. But you'd think they'd do it properly so that they can save their money for as long as possible (which is what they desperately want). But they didn't! They just installed a very cheap bathroom that is already falling apart at the seams (toilet seat keeps falling off, door handle already broke after two weeks—taking a month to be repaired). Fire alarms not being checked correctly, etc. You call them up, someone either says they'll fix it and they won't, or they'll tell you to email and then will never respond. I have proof of countless emails that were never answered. Last story: today the boiler stopped working so there was no water. I asked if we could get permission to shower downstairs. We couldn't. Then I asked how will we shower? They said they'd come and fix it today. But they didn't! And now it's weekend. Luckily we were able to fix it ourselves, but what if we hadn't been able to? I'm not saying I can't wait a few days, but history has shown how long their repairs can take. For example after our bathroom had experienced the leakage, they took more than 1.5 months (!!!) to start installing a new bathroom, but all that time we couldn't shower because they had closed off the water. They didn't propose any solution, we just decided ourselves to start showering downstairs (now with 8 people accessing 1 shower, imagine how often it wasn't available). That is insane if you ask me. This agency cares ONLY about money and will grind you as a tenant down because they do not care about you or a general sense of wellbeing in their properties. If you can, avoid this agency at all costs.
