The good and the bad

Positives: convenient option, can do everything online so good for people who are moving from a different country

Negatives: Slow to respond back to emails. You have to email twice to get some things done properly. Rooms sometimes aren't accurately reflected through the website. My room was very small and had one outlet. Check in was terrible as the management team didn't clean the room before I moved in.

Worst agency I’ve been involved with.

Where do I start?

It started really well, very easy to move in.

- We had problems with the toilet, therefore had to go to the nearby Tesco to use the toilet. No compensation was offered. This was an ongoing issue. It then was temporarily resolved, but the plumber has left the toilet with grubby solution all over the walls etc. Therefore myself and my housemate spent 3 hours disinfecting the whole area and spent a lot of money on cleaning products.

- the cleaner does not come every week. When she does come I don’t see any difference.

- Some agents from spaces then visited the property and all the rooms without written notice/consent. I have been battling with them for weeks now about this. However all they give is an apology. Contract has been breached on their end, of which they have confirmed and still no compensation or gesture of good will from them. They had come in and moved some of my stuff, as of course the room wasn’t prepared for visitors. My intimates had been moved - ew!! I will be taking this further with the court.

- we also had 12 people view the flat this week all at once. The rest of my housemates were told about this, however I was ‘forgotten’ to be CC’d in. I was off unwell, so therefore In bed. As you can imagine having 12 people come into your room and different times whilst your in bed, is not ideal. I feel like everything is handled very badly; I have been corresponding with the team about their issues for weeks about them breaking contract to then have them ‘forget’ to CC me in is so bad and inconsiderate. It shows that nothing is handled correctly with this company, and they like to take a long time to sort out issues it at all.

I would urge you to not sign up with spaces. It will feel great when you move in, they are attentive and kind. However once you’re in they don’t care about you.

I’m nervous about getting my deposit back. My room is immaculate, however I know they are trying to take money from me.

Appalled by the service I received. I will not be recommending this poor company to anyone.

These guys know exactly the amounts of…

These guys know exactly the amounts of stress someone who's undergoing a big move is going through and they help keep it to a minimum by simply.. caring! Really good customer service, any message/call I made to them was returned, and their website is very user-friendly. Any people I met/spoke to were very friendly and so I'd definitely recommend their services.

Living with spaces has been a downright horrible experience...avoid this agency at all costs.

Where to start?.... First off, be wary of their website. The pictures and descriptions of the properties can be misleading. Make sure you visit the property before handing them any money! The main page of their website is full of false promises. The wifi in the flat was painfully slow, the fact that it was shared amongst 4 people all crammed into a small flat meant that during peak times it was often unusable. If there are any issues with the internet, tenants are expected to resolve them with the provider. At one point during the tenancy, the Wifi in the flat was switched off by the provider for 5 days because spaces did not pay the bill. They did not provide us with a mobile dongle as they promise on their website.

We had one major incident during the tenancy concerning the toilet. The toilet malfunctioned and began leaking. Despite advertising 24/7 Hospitality, the emergency number they provide does not actually assist you in the event of an emergency, they can only advise you. We ended up having to contact 999 to stop the leak, as spaces wouldn't send a plumber until their office opened. Further to this, despite their own plumber and our neighbours attesting to an underlying issue with the toilet (it had apparently previously caused a similar issue), they tried to pin the blame on us.

Their attitude towards repairs is also questionable. They often take weeks to send out a handyman, and from my experience Spaces does not let you know what day or time they are coming. I have had a handyman unlock and enter my bedroom unannounced at 9 am in the morning whilst I was asleep.

I moved out of the property at the beginning of this month and they even made the return of the deposit a huge hassle. We agreed to all deductions the day after, and they told me that their deposits team would be in contact in the next couple of days and then they just ignored me for weeks. This is typical of spaces, if they mess up or just don’t want to resolve something for you they flat out ignore you or tell you that they will contact you later and never do!

Dealing with spaces has been an absolute nightmare! Avoid at all costs! They take advantage of students and young professionals who maybe don't have the time to go and evaluate a property before they move in. Be wary!!

Great concept and people!

Great concept and people!
I had to move in for a short period of time and the guys from Spaces have really helped making this process as smooth as possible. I have also moved from the Netherlands and did not even see the flat. However, Spaces have kindly provided a virtual tour and answered all questions that I had for making a good online decision. Flatmates were also very nice and respectful, so I hope this culture continues within Spaces and appreciate all their help. It is super hard to find short-term lettings in London and Spaces is the best alternative solution.

Unfair deposit, dirty housemates, cold room.

I had to clean the entirely house from top to bottom when I got there for over 2h. I attach some pictures so you can see the condition that I found it in.
As well, in my room there was a ventilation which led cold air, so it was cold some days.
So for all the reasons mentioned above I think it more than unfair that I get deducted 5 pounds for a light bulb.

agency's resolving problems

I've got to notice that guys respond in emergency situations, any breakages and disorders much quicker then before and keep us up to date, when the problem is long-term. They always try to resolve any discomfort as best as they can, which is not always possible.
Most of the times staff quite polite even when we, as a tenants, loosing our patients :)).

The most incompetent, dishonest and thieving agency

When I arrived in the house, the toilet was not flushing, and the shower was not draining, which took days to fix. The shower drain was a recurrent issue, which I eventually had to fix myself by buying a plunger. These are issues you do not expect when you are paying upwards of £1k per month for a room.

On checking out, they claim they will refund your deposit within 10 working days. 12 working days had passed before I contacted them to ask for my deposit, and it took them an extra 2 days to release it. I had overpaid my rent (my mistake), so, instead of giving me my money back and then file their claims with the deposit agency, they went around having to dispute these claims by first refunding me the whole deposit and then retaining these charges from the money I overpaid them.

At this point they tried to find anything to charge me from your deposit. First, there is a £49 "Room handover fee" which is simply a HIDDEN CHARGE, which I am given to understand is no longer allowed by law but hey, I signed that abusive contract before that law passed.

Then there was the issue of the door security hinge, which was broken when I moved in, and I sent them photos of this as soon as I arrived. They still tried to charge me for it until I disputed it and told them to go through their emails.

I left some free coathangers in the wardrobe and two new pillows for the next tenant. None of these items were provided to me when I arrived, and I thought the next person would appreciate them.

Their response to this? THEY CHARGED ME £35 for "disposing of these items" and then justified it with the vague wording in the clearly abusive contract they make you sign.

Essentially, expect incompetence and endless hidden charges. Almost like Ryanair, if Ryanair was also very expensive.

Learn from my mistake and avoid them at all costs.

I have taken a look back at when the problem in the toilet was reported and can see that it was a matter that was quickly acknowledged by the team, of which we then promptly spoke to the council to resolve as soon as possible as it was part of a larger scale, temporary problem in the building.

We aim to return all residents’ deposits as soon as possible, of which are protected in a third party scheme. The £49 check out fee is noted on your contract but if you disagree with any other charges made on your deposit, we are happy to have a conversation about this and look into the matter further for you.
