After Miller combines with St.Modwen, the customer service gone wildly worse. I have told them the tiles went wrong for months and no replies at all. It is not like that before when we move in years ago, the site team would take care of it at once and the problem will be solved within a month. It is really disppointing and I am not going to recommend it anymore.

Buying a house with St Modwen Homes was over all a good experience. Purchasing with a chain can be very stressful and at points we wasn’t sure it was going to go ahead. However, with great communication from the team especially Tigan we always felt reassured as she motivated us on. Some minor snagging issue were noticed after completion but the team sorted these issues and nothing was ever too much to ask. A massive thank you to Mick, Dave & Tigan for all of their efforts. We are very grateful and are looking forward to enjoying our new home.

Buying a St Modwen home during the Miller Homes takeover has been the single worst decision we’ve ever made. They take your money, then vanish. The “aftercare” and complaints process are a complete joke.
Here’s what we’ve endured:
* Major defects: Toilets and baths unusable due to blocked drains two weekends in a row, leaking bathroom sinks that needed multiple fixes. All mixed with other very lazy snags including damaged windows, broken toilets, chewing gum mastic, blown/broken bricks, damaged kitchen worktops due to no sealing around the kitchen sink, unsecured bathroom sinks, chipped fascia boards (probably caused by the poor site behaviour outlined below), damaged glass door (paid extra) which they are taking months to rectify.
* Dangerous site behaviour: Builders throwing stones at houses, and diggers swung over our fence and garden — a serious safety hazard. Here’s what the director said about the stones incident: “having taken this up with the people in question, they confirmed that wasps were starting to build a nest on the gable end of the plot and they thought it a good idea the try and knock it down, they have been discouraged from taking such stupid action”. Shows the level of professionalism from all parties
* Utilities chaos: Electricity, gas, and solar panels all incorrectly registered, leaving us unable to set up bills for months. We’ve lost an entire summer’s worth of solar benefit and spent 20+ hours on the phone. Miller refused compensation stating “as I stated in a previous response we have now processes in place are per Miller Homes guidelines to ensure all meter serial numbers and readings are submitted in a timely fashion.” That doesn’t exactly help us now does it?
* Water meter disaster: St Modwen even tried to bill us for water usage before we legally owned the property.
* Deception: A sales advisor pressured us to reserve by lying that half the land would be sold off. Also, when we reserved the property we were not told what stage the build was at meaning it was a fight to choose the options we wanted.
* Customer care and complaints failure: Our “customer care manager” disappeared for months with no cover. When we escalated our complaint, directors responded with lazy, dismissive emails — they couldn’t even get our road name right. The complaints process feels designed to wear customers down, not resolve anything.
* Snag process started off well, but is now very slow. We think this is because the site manager in charge of the snagging process is hopelessly overworked.
* Often when snags are worked on, they create more work (wrong coloured replacement kitchen door was sent, hole hacked in the back of kitchen drawer to allow the drawer to close around a gas pipe).
* All this from what St Modwen claim is an award-winning site.
This company is a shambles. Staff are leaving left right and centre, systems don’t work, and customers are treated with contempt. Even our conveyancer described their processes as a joke after being chased for exchange of contracts a few hours before St Modwen issued a new contract due to miller homes taking over.
Avoid Miller Homes/St Modwen at all costs. They are incompetent, dishonest, and incapable of managing customer complaints.
UPDATE:
If you dare to raise a formal complaint, you are simply ignored under the guise of an “investigation.” Emails go unanswered for weeks. During this time, ongoing snagging issues are dismissed by an incredibly rude Regional Customer Service Manager, who appears to have little understanding of what customer service actually means.
What is even more concerning is that when you complain about poor customer care, the very same Regional Customer Service Manager — who is directly responsible for the issues — is appointed to handle the complaint. This is a clear conflict of interest and shows that Miller Homes does not even follow its own complaints procedure.
At every stage, responsibility is deflected. Everything is framed as the customer’s fault, and at no point do Miller Homes accept accountability for their own failings.
Based on our experience, once contracts are exchanged and money has changed hands, customer care becomes dismissive, defensive, and borderline hostile. This is not how a reputable housebuilder should treat its customers.

He explained everything clearly, was always approachable, and went above and beyond to get things moving. I moved into my St. Modwen home at Branston Leas in March 2025. The sales process was relatively smooth, and the team were generally helpful throughout. There were a couple of occasions where I was told one thing only to later find that wasn’t the case — not deal-breakers, but frustrating nonetheless.
Unfortunately, since moving in, the customer service has been virtually non-existent. I’m no longer able to deal with the site manager — who was brilliant — and everything now has to go through the Customer Service team. It’s now September and my snagging list is still not complete. Communication has been a major issue: emails often go unanswered for weeks, and there’s been very little proactive follow-up.
I’ve also repeatedly asked for a full set of plans to check details for accuracy, but they’ve refused to provide them. This lack of transparency and accountability is incredibly disappointing, especially considering the investment involved in purchasing a new home.
While the house itself has potential, the lack of proper aftercare and ongoing support seriously undermines the overall experience. I expected more from a developer of this size and reputation.

I am very disappointed with St. Modwen Homes. I have raised concerns for months about serious issues in my property, but no effective action has been taken. Cracks on the walls, water marks, and a cracked window during winter raise concerns about the quality and durability of the build.
In June, my front door broke and has still not been repaired, leaving my home unsecured while I live here with my young child. This is not acceptable under any circumstances.
Customer service has been extremely poor and unresponsive. In addition, nails have been left scattered around the estate, causing repeated tyre damage to my car. Despite evidence, the company has refused to cover these costs.
Given the poor build quality, lack of accountability, and ongoing customer service failures, I cannot recommend St. Modwen Homes Kiln Gate.

I haven't had a bath/shower for one week because each time i do, my living room gets wet because there is a leakage in the bathroom and they have refused to come sort it out, also issues with my fence which is popping open i reported over 2 weeks ago still no response to my emails. Am completely fed up of the St Modwen homes/Miller homes customer services avoiding phone calls and not replaying to emails. I bought one of their properties in Kiln gate estate in ST6 and my completion date was 24th of May 2024. They have made my life a living hell since i moved in and there services is appalling and disgraceful. They deliberately avoid phone calls and don't respond to emails and act like a dodgy developer that don't care about people that bough homes from them and its clear they are one of the worse developer in the UK.
They change their name to Miller homes in February this year and the situation has gotten worse since then and they are not doing anything to fix this which is a shame.
Am really fed up of the hole situation and regretted buying a home from St modwen/Miller homes, even the site manager could not help me sort things out, all he kept saying is leave it with me and nothing has been done when this should be classed high priority.
I had similar experience previously when it took over 8 months to fix my garden. Its a shame really and i have no choice than to put this out here on the Trust pilot for the world to see because am fed up of their lies and games.

We have 2 major issues at the moment. 1. We cant use the main bathroom shower due to poor grout workmanship. its only been just over a year and there are gaps in the grout in the family shower. St Modwens/Miller homes sent a plumber who seems to have made it worse. We are being told by customer service not their problem. 2. There seems to be no drainage in our garden and when it rains it pools at the bottom end. I have asked for evidence of the drainage in the garden that was meant to be installed and met with complete silence.

Now moved into snibston mill. From start to finish kyle was excellent. When I moved in I was very dubious after watching way to many YouTube snagging videos to the point where I booked one of them to do the snag.
I have been looking for issues for the last 6 days and found nothing. Today we have the snag which was nearly 4 hours long. Full results will come back tomorrow yet the company said it was excellent.
Site manager Joe has been first class since we moved in always walking around the site and happy to help. When moved in gave us his number encase any issues came up.

Absolute disgrace. It was really bad customer service already but since taken over by Miller Homes the only answer you can get is “we are to busy and someone will be in touch with you” They have ruined my garden in May and since that time Im trying to get customer care site manager at Egstow Park in Clay Cross to come over and see what has been done but still no luck after 3 months constant calls and emails. AVOID AT ANY COST.
