Seemed to run over on all of the stated timescales and always reasons to add extra days to these timescales. E.g. we needed to add it to the queue for the underwriter so it technically didn’t start the timescale until that was done…
This ends up making me look silly when I tell the client a timeframe and it’s then delayed.

Absolute pee-poor!! We were given our MIP, sent TML all requested docs, over and over again. Whenever we asked for an update, we were told there was a 9-12 day response time. We have now been rejected an offer although we were told they were satisfied! I cannot stress enough how lousy this company actually is. This had been going on for 5 months!

Very poor customer service, long turnaround time on every document submitted, everytine TML asked of any document it was submitted promptly but the response was anything from 4 to 10 days at a time, having been employed with the same employer for 10+ years and having savings TML keep coming back and forward with the asking for more and more bank statements which upto now i have provided 1 year worth but yet they have still not given a mortgage offer case has been going on for 4 months now property i was buying has been remarketed and sold yet no decision on my application, would highly not recommend TML

Excellent experience from start to finish. Had a case with very complex income that needed a lender able to see the bigger picture. All other lenders were ruled out by their criteria. TML had a thorough look at the case before application, and underwriting was consistent with their initial positive feedback.
When additional flexibility was needed for technical points, they provided it. When quick turnaround time was needed to placate the vendor, they provided it.
I've used TML several times, and this is quite normal with them.

As expected there were a lot of additional requirements with submitting an adverse credit mortgage. However, it was very easy to follow. Timescales for picking up documents were on the long side but overall, a slick process.

This is an honest review from a customer not broker.
After reading some of these reviews I was so apprehensive and worried of time frames and my sanity, but in all honesty my TML experience has been fantastic!. Granted they do ask questions, but they are a specialist lender so this has to be expected. Time frames were actually good, and offer was issued in a timely manner.
Importantly- They were also in continual contact with my broker so I always was updated and kept sane throughout the process.
Please don’t listen to the bad reviews. Honestly TML were superb, and I think they look to lend and ask questions to facilitate that.
All in all - They have absolutely changed my life and allowed me to purchase my dream home. I simply cannot thank them enough!

Absolutely would not place business with this lender again. Their underwriters or at least the one that dealt with my customers case are on another planet. It took about 4 months to process the application. They were continuously coming back to ask for further information that could have been asked for all at once. They issued the offer and then 1 day after chased us to say they had missed something and needed further information. It created such a poor customer journey. The only silver lining is that their BDM is a superstar.

Extremely slow and SLA's are very high currently. Client almost lost their property due to delay in the mortgage offer.

Underwriting took far too long. Everytime new docs were requested went to the back of the queue. Was told to attach a solicitor letter advising of imminent completion and the case would be worked in 2 days. Asked if should attach it and was told no as it’ll be worked in 2 days so no benefit. Then took another 3 days. Requested further documents and took another 3 days. The 3 day SLAs turned into 4. Shocking service. Client earnt 1500 a week after tax and they were insistent that the deposit was in the account prior to mortgage offer. He was 3k short. (lived at home with parents) FTB. Would easily have sourced the deposit in the time it took, instead he had to forward invoice clients risking reputational damage to his own company. Really really poor. No common sense. Application submitted May 27th. Offered today 2/8/24. Last resort lender only!!!

Our experience with The Mortgage Lender (TML) was nothing short of a nightmare. The shocking SLA time of over 10 working days between responses and their invasive line of questioning were unacceptable. TML strung us along for over 5-6 weeks, only to eventually reject our case and almost caused us to completely lose the property we had an offer accepted on.
Some of the ridiculous questions they asked included how my partner promoted his business services, breaching client confidentiality in the process, and demanding to see that he has a website (which we were never told he required). Despite our detailed justifications, these were later cited as one of the main reasons for our rejection. WHY was this not being questioned at the start of the process?! This completely wasted our time and added unnecessary stress. We have more than enough affordability and good credit reports, making their excessive scrutiny even more baffling. My guess is they were never comfortable offering us a mortgage in the first place and made up any possible reason not to give us one. Their 'Decisions in Principle' aren't worth the paper they are written on.
The timelines stated on their website are a total lie. Their slogan, 'real life lending,' is a joke. It felt more like 'real life torment!' Total incompetence from TML here.
We have since worked with a company that specialise in more complex self employed cases, Haysto, who were able to get us a much more reputable high street lender and a mortgage offer in just 11 days! The interest rate was also far more attractive at 5.11% instead of the ridiculous 7.04% demanded by TML. Their ridiculously invasive line of questioning and ridiculously slow communication have thankfully cost them a valuable customer. I am relieved not to be paying that kind of interest after such a frustrating service.
TML are not just a waste of time; they are a hindrance to anyone seeking a mortgage. Avoid them at all costs—dealing with TML is a surefire way to derail your home-buying process and add unnecessary stress to your life. They are the epitome of what’s wrong with the mortgage industry, doing their best to stop young first time buyers from getting onto the property ladder in an already broken economy...
