I recently worked with TML on few BTL (SPV) applications to secure a mortgage for my clients. The process was on slightly slow side due to SLA but of the experience was excellent due to staff being very helpful on case updates. Good rates, range of products, no arrangement on some products , free valuation and services are excellent.

5 star service provided by TML and special mention to the underwriter Michelle Gregory who was fantastic on these cases. Michelle processed the applications at speed but just as important is very helpful and has a common sense approach

TML placed a case when it was declined by another specialist lender. The other lender had it for 2 months and then declined on the basis of something they had known from the first moment. TML then took a look and said they were confident. They remained consistent throughout and the clients have completed today. They are delighted and have even invited me for a round of golf at their expense to show their gratitude. Thank you TML, common sense underwriting prevailed.

Slow at start and seemed to ask for things not really relevant but finished with a flurry.

They are good with their flexible criteria but not the fastest processing lender in the market.

TML delivered what they promised without any undue surprises. They have been really accomodating by re-issuing the mortgage offer on more than one occasions. Highly recommended for what they are good at !!!

Writing on behalf of a friend! Absolutely useless company, they don’t keep you updated on the matter. I was accepted by a mortgage lender which was good but they take months to actually get anywhere to the point where the seller was putting the house back on the market because it was taking too long. They ask for numerous statements on transactions and question every single transaction such food or if someone send you money even though the reference states food or someone paying me back for something I’ve bought. The transactions were always under £10. It’s taken months for them to turn around after all this and say that they can’t find me a lender. So now I’ve no house as I’ve had to cancel the sale. When I asked for updates the mortgage advisor just fed us different stories. You genuinely don’t know if you’re coming or going with this company. I would avoid at all costs and recommend that people go elsewhere. It seems I am not the only person this has happened too as you can see by the negative reviews they have. I am so frustrated with this company and disheartened that after getting an acceptance and thinking I’d be buying my first home that I can not and have to wait months and “watch my transactions”. Ridiculous

Processing was horrendous with a 9 day turnaround from supplying documents before being looked
at for requested info to support the application. Also first look could have included requests for subsequent documents asked for down the line. In this instance I had 4 requests for additional info adding 36 days to the processing time it took to get to Offer!

Great service throughout, trying to help get to offer as quickly as possible, whilst giving a personal service. Would definitely use again and recommend. As the broker for this case, it is great to have a company getting in touch to explain what is needed and why

Awful company, they state no more than 4 defaults which we don’t have as one default is shared (husband and wife) we have good income and good deposit but still not enough, also one default is under £250 on a debt that is a telecommunication I am fighting as I don’t owe it! Really dissapointed tbh and will be trying elsewhere

We got there in the end but it was just incredibly slow and the amount of information required was much more than other lenders. The underwriter (David) was really very nice and I would be very happy to work with him again. I think TML just need to be more efficient, not ask for as much and give the u/w's more autonomy to sign things off. Just an incredibly frustrating experience.

TML did do a good job but the turnaround times to assess documents did increase on this occasion. I hope that this improves on the next one.

I lost count of times that the underwriter asked for the same information that had already been given.

Every time this happened we answered the question again and had to endure a four day waiting game until the next event. Mostly the same question being asked again.

At one point I was told that I would receive a final response in three days to then be labelled a liar as the service level had been four days for several weeks.

I escalated this to my home BDM who didn't even respond to my call. I then escalated things to the Network BDM who in fairness did.

He got the offer through in just over a day but even then it was 48 hours later until the conveyancer got their copy.

I had done two applications at the same time for two brothers and the other brothers mortgage went through painlessly. This was an absolute nightmare.

Personally wouldn't recommend

TML is great at wasting your time. If you happen to deal with them my advice is to have multiple alternatives ready just in case. Because they'll lead you on for months and months, ask the same questions a million times, taking multiple days/weeks for a simple reply, just to reject you anyway for info they've already received months ago

My Advice to anyone reading this is to avoid TML. Unprofessional, Slow, Not Trustworthy in my Opinion.
