Our experience was absolutely appalling from start to finish. We dealt with a different representative every time we made contact, leading to poor communication and no accountability.
We raised repeated concerns about the potholes in the car park, which not only did we get charged ridiculous amount it was actually worse when job was completed. Despite drastically cutting back on services like cleaning and gardening to reduce costs, we saw no corresponding reduction in fees — in fact, the charges increased with no improvement in service.
When we finally managed to exit the contract, we were left with very little in the account. Since taking over the building management ourselves, the property has improved significantly.
Steer well clear — we would not recommend this company to anyone.

After years of slow responses and poor upkeep, this company has been a breath of fresh air. Things get fixed when they’re supposed to, and we’re kept in the loop with clear, helpful updates. Professional without being overly formal and easy to deal with.

We have seen a vast improvement in the past 6 months, whilst the majority of the team have always been speedy in responses and resolutions, we did have issues with our previous property manager, who was a director at the company. The previous manager has now left, and I am cannot thank Town & City enough for how they have supported our property since, issues are dealt with very efficiently, and communication has improved greatly.

Since Town and City Management have taken over, their communication has been far better than other management companies in the last 20 years we have been here.
Most importantly repairs, maintenance are quick to be implemented. Other requests have also been dealt with super quick! I have to say it refreshing after going through so many management companies

Unfortunately I cannot say the same for the head office team which is why I am unable give a 5 star review overall. My main gripe is concerning the management reports which I have asked to be produced on a regular basis. These reports either don't turn up or are incomplete. Getting these reports on time and accurate would be a huge improvement.

I'm a leaseholder at a property managed by Town & City management. Staff are helpful in dealing with queries, settling payment and informing about forthcoming works.
The point of contact for budgets, meetings and arranging works is particular efficient and helpful.

I work for a firm of Solicitors and work alongside many Management Companies and have to say this comes along with the best that I have dealt with as some Management Companies are dreadful to deal with, I dealt with Susan Ramsay who was most helpful.

Town and City are at best systemically grossly negligent and at worst fraudulent.
From a landlord’s perspective they have entered into numerous contracts without proper authorisation - costing tens of thousands of pounds and a huge amount of time and internal resources to attempt to rectify. They are also unable to provide reconciled service charge accounts for the last three financial years, explain their proposed service charge budgets, or confirm whether the services they paid for out of the service charge monies were actually performed by the relevant contractors. While these are all clearly a breach of law and contract, they have not engaged or been cooperative in resolving the issues, and a third party has been appointed to try and reconcile the accounts etc. (costing further amounts).
It is clearly a terrible work environment for staff, as property managers at T&C tend not to last more than a few months in the job. This leads to absolutely no continuity of service, and no one has a clue what has or hasn’t been done.
Ultimately they are unable to do their job, and just take their fee and leave a complete mess for everyone else to clean up - at huge cost to everyone else.

The management from this company is nothing short of shocking and abysmal. There is no transparency on how our service charge is used (no financial statements provided for the last three years despite repeated requests by the freeholder and leaseholders). It's almost impossible to speak to our building manager as they do not respond to phone calls or emails, and in any event all our managers (we have had MANY - they change every few months) have been various degrees of unhelpful and incompetent.

REALLY suspicious T&C have suddenly received a burst of 5 star reviews over the past 2 months.. many seemingly from contractors/B2B stakeholders.
If I could give zero stars, I would. Town & City (T&C) are the most negligent and exploitative managing agents I have ever dealt with. Our entire building has been battling them over extortionate heating and hot water charges—nearly 500% above market rates—with zero transparency on why we're being forced to pay such outrageous amounts. We then discovered they had committed us to a 2 year contract, as the result of a VERBAL recommendation from a broker.. at a time when every broker would have recommended variable rates. We are being charged hundreds of pounds monthly, most recently almost £400 for January alone (we're in a 2 bed flat).
Despite multiple requests for clarification, they have consistently ignored us, leaving residents with no answers. On top of this, T&C has mishandled our service charges, claiming a huge unexplained "overspend" in 2023 but refusing to provide any financial breakdown. They seemingly stopped providing essential services to the building (boiling plants), won’t disclose how reserve funds were spent, and are withholding financial accounts from both 2022 and 2023 despite repeated requests. The minute we feel we're making progress with a new managing agent, they get released. We've gone through 5 in 2 years.
This company is utterly untrustworthy and incompetent, treating leaseholders like a cash machine while offering zero accountability or transparency. I strongly advise anyone considering a property managed by T&C to steer clear—they will take your money and leave you in the dark.
Poor at communicating with tenants, negotiating the best prices and running the management of our property. Have managed to unite all occupants with a disappointing performance in all areas.
These guys are crooks
Literally, money has gone missing they won’t account for, they ignore maintenance requests for years, they produce no accounts when asked for them (a legal requirement), critical building systems were allowed to fail catastrophically.
Oh and they stopped paying for our building fire alarm checks! And didn’t tell anyone!!
