They kept the deposit 500€ when I called em right away after 1hr after the reservation on Uniplaces.com (also not good), I had 24h to cancel the reservation to get back the deposit but they sent me the email the next day to inform me that to officialise the cancellation had to be done through Uniplaces in less than 24hr (nice technique to keep the money), and then they acting like the money disappeared into the realm of darkness, impossible to get it back.. a joke..

I rarely leave reviews, but this experience with Viver Homes deserves to be documented to warn others.
What was advertised and what I received were two completely different realities.
The listing showed a clean, well-maintained apartment, presented as “new” and fully furnished. The reality upon first physical access was the opposite: visible humidity damage, peeling paint, stains, poor maintenance, and an overall condition that clearly did not match the photos or the standard presented in the listing.
This is not about “expectations” or “preferences.”
This is about not receiving what was paid for and promised.
I reported the issues immediately upon access and did not stay a single night. Instead of addressing the fact that the property was not delivered in conformity with what was advertised, Viver Homes chose to classify the situation as an “early departure” and withhold my deposit.
When I raised this clearly, their response was:
“We regret the room was not what you wanted.”
This completely misrepresents the issue. (1/3)
The problem is NOT that the room “wasn’t what I wanted.”
The problem is that it did not match what was advertised and agreed upon. Which is a fundamental obligation in any rental.
Rather than acknowledging this, they:
Ignored the condition of the property at check-in
Relied entirely on contractual clauses.
Continued to insist on “early departure” despite no valid delivery of the room.
Eventually stopped replying to messages.
I was also told this is “standard practice in the hospitality industry,” which is misleading. This is not a hotel stay, this is a rental contract, where the property must correspond to what is advertised.
Being expected to accept a property that does not match its listing, MOREOVER losing your deposit, is not a reasonable or fair practice.
For anyone considering booking:
JUST AVOID
Do not rely on listing photos alone
Document EVERYTHING immediately upon arrival
Be aware of how “early departure” clauses may be applied regardless of actual conditions
Based on my and other tenants’ experiences, we cannot recommend this company.
There is a high chance they fabricate their own 5 star reviews, which is kind of pathetic and obvious to the bare eye as some of them are repeated (copy/pasted) under different names and periods. And judging by the amount of 1 star reviews it is quite clear this company has lost the plot, yet they continue to have clients that are unaware of what they are getting themselves into. Just have a scroll and you'll have a good laugh. Just like many others, I’m still waiting for my deposit to be returned!!!

Wrong place, no communication, Locked out, barely got deposit back (which most don't)
Stayed in bcn during the summer of last year, booked a place through co-living.com.
Arrived at night, to an apartment that wasn't the same as the one I booked. Of course my digital keys didn't work, was lucky the neighbour let me in. In short absolutely disgusting place, next day went to the office theatened, and got a new place.
New place was nice, good location, but we got locked out & in more than once, to the point a locksmith became a good friend of mine. I got the cost of the locksmith refunded by viver, my roommate didn't.
Cleaning barely happened once a week, and maintenance issues took forever (if they even were fixed). I was very lucky with my place considering I knew a few people that rent dumps from viver for crazy prices.
I went to the office at least 15 times over the span of 3 months, and when I was at the office I always met a few people either raging over their situation and some crying, felt criminal what they did/do.
I know a couple of people that rent from viver, and literally everyone wanted/wants to pull their hair out.
Now even a year later people still message me asking if I got my deposit back (I did), and if I can help them get theirs.
They don't communicate, customer service is terrible, arrogant people in the office.
as a cherry on the cake, they removed their office from google, so I have no idea how I would have managed with these people If I couldn't go to the office whenever to force them to fix whatever issue was at hand.
Also, they tend to delete negative comments.
Def took a few months away from my life from stress.
I'm a very persistant person, so I could deal with it, but trust me, you don't want to deal with this missary.
I loved living here
Everyone is respectful but also open and friendly. We often had dinner together or went out as a group. The apartament itself was modern and spotless. When i moved out, the deposit was retured exactly on time. Couldn't ask for a better experience.

I stayed six months in total and everything was just as promised. The check-in was easy, communication was fast, and the apartment was always clean. I met great people and felt comfortable from day one. When I left, I got my full deposit back in less than a week. Highly recommend!
Very Bad Experience – Deposit Held for 7 Months
I strongly advise everyone not to book accommodation with Viver Homes.
My experience with them was extremely negative, mainly due to their terrible communication and the way they handle security deposits. Throughout my stay and especially after moving out, communication was a complete disaster. Messages were ignored or answered very late, and getting clear information was almost impossible.
The biggest issue was the return of my security deposit. After moving out, Viver Homes kept delaying the repayment without providing clear explanations. In the end, I had to wait more than 7 months to receive my deposit back. The money was only returned after I involved the booking platform that mediated the rental.
From conversations with other tenants, it seems that many people experience similar problems, particularly when trying to recover their deposits.
Based on my experience, I would strongly discourage anyone from renting or booking accommodation with Viver Homes. The stress, lack of communication, and extremely long wait for the deposit refund simply aren’t worth it.
Excellent Treatment
I honestly couldn’t have asked for a better experience. The place was super clean, fully equipped and close to everything. I was moving from abroad and didn’t know what to expect, but the whole process was so easy thanks to Chaimae. She explained everything and even helped me get settled in the city.

Terrible experience !!! I have been living without hot water for a month and they are absolutely not in hurry to fixe it. They don even bother answering my mail.
On top of that that haven’t even offer a discount on the rent. This is absolutely outrageous.
The ceiling of one of our shower fell down and it still has been fixed! How is it possible to even ask people to pay for a rent in those conditions !

Warning for people looking for rentals in Barcelona (especially foreigners)
I want to share my experience so others can make an informed decision.
I lived in a flat managed by Viver at Beltrán 101, 1º2, Sarrià-Sant Gervasi, 08023 Barcelona. The listing and rental agreement indicated a maximum occupancy of 6 people, but in reality, 8 people were living there permanently.
This over-occupancy directly affected habitability:
– bathroom and kitchen usage
– noise
– daily routines and work schedules
The rental model also includes:
– a non-refundable initial fee (in my case, 500 €),
– a security deposit,
– individually rented rooms, encouraging constant turnover.
When I notified them of my departure, it was due to this objective change in the conditions originally offered, not an arbitrary decision.
I share this especially for students and people coming from abroad:
➡️ Carefully read the terms,
➡️ Ask how many people actually live in the flat,
➡️ Keep screenshots of the original listing.
This is not an accusation, just a real experience. I hope it helps someone avoid an uncomfortable or unfair situation.

They give you the dirty floor and when they give you the OK to return the deposit they never return it to you. Everyone is the same.
The solution is to report the consumer and the housing office of Catalonia to be able to claim the money.

A place and good community
Do not choose Viver
If you are looking for a place to stay in Barcelona or anywhere else, DO NOT CHOOSE VIVER!!
I rented a room at VIVER in Barcelona for 6 months and it was the worst experience I could have had, any other place is better, even if you pay more. I lived with people from different nationalities and all of us were shocked by the various problems and the lack of attention while we were staying there.
We had a leak in the ceiling at the entrance of the shared bathrooms, it leaked for weeks and it took them weeks to send someone to fix it. After that, they charged us about €140 extra per resident due to the “water expense of the month.” We were already paying €60 each for water, electricity, and gas, and from one month to the next we were charged this exorbitant amount for something that was clearly their mistake.
They have a terrible customer service team. They will be charismatic and friendly at the moment of renting, but after that, they will not respond to you for anything except to charge the rent at the beginning of the month, when they even threaten to terminate the contract if it is not paid in the first few days of the month — all of this after not helping us with anything.
A Spanish colleague who lived with me initiated a legal process against Viver because of all the mistreatment and lack of necessary support. He commented that he had never seen such bad service in his own country. Another colleague was forced to move apartments due to water infiltration in her room that no one came to fix; they only gave minimal attention after she posted a review on Google. My housemates even went to Viver’s office and were not well treated, not only by the team that spoke with us daily, but also by the owners themselves, who treated our problems with leaks and infiltrations with complete disregard.
To conclude, I had to pay a security deposit of €840. After returning to my country, I did not receive my deposit back, even though the contract states it would be returned to me. When I confronted Viver together with my mother, they told us the amount would not be refunded because of the €140 deduction from the water bill, and because in two months I delayed payment by 2 days. They kept the entire amount and I received nothing in return. I cannot take legal action because I live in another country, and they take advantage of this. THEY STOLE THE AMOUNT that should have been returned to me and used arguments that do not justify their actions, all of this after not helping us with anything. I am certain it is illegal to withhold someone’s money in this way. I returned the room spotless and without any damage, there was nothing that should have been charged.
In addition, they charge for nails placed in the wall and hide this almost entirely in the contract, yet when you move into the apartment there is a box of nails on top of your bed “to hang pictures.” They are bad individuals who want to take your money at all costs. Once again, DO NOT CHOOSE VIVER.
HORRENDOUS SERVICE. AVOID AT ALL COSTS!!!!!
This company has been nothing shy of a nightmare. Refusing to give any explanation as to why I received half my deposit and stonewalling me on any further communication on this mater. I was given a different room than advertised, which had inadequate ventialtion and no air conditioning. These people are cowboys and should be avoided at all costs. TURN AWAY AND RUN!!
My experience with Viver was very bad
My experience with Viver was very disappointing. The room was not cleaned upon arrival, keys were unavailable for a week, and I was moved to another apartment with only 10 days’ notice. The washing machine and balcony doors didn’t close properly, cleaning was poor and infrequent, living room furniture was old and dirty, neighbors smoked in common areas, locks didn’t work well, and staff rarely answered calls or emails.
