We moved into our WD house 7 years ago on Skylarks in Chesterfield. Over the time we have been in the house we have found several examples of shoddy workmanship, from a leaking roof due the lead flashing not been sealed, poor quality appliances, uneven garden that is unusable between Oct and May because it is like a swamp! Cheap materials throughout that need replacing after a couple of years, narrow driveways that don’t even give enough room to get in and out of the car, I could go on.
The worst issue we have found is rising damp in our kitchen floor due to no DPC and excess water from the swamp garden which has caused our concrete floor to crumble through the moisture, made our flooring mouldy and all the pointing in the external brickwork has crumbled and come away. NHBC have investigated and accepted that this is as a result of no DPC and ‘bridged screed abutment to the external wall’ which has been caused through no fault of our own. However there is a minimum claim value with NHBC and they have said that our claim is below that value and as such was rejected. I beg to differ that the work will cost less than £1950 but that’s another story.
I reached out to WD to see if they would cover the repair work due to the issue arising as a result of their poor workmanship. Their answer, NO, of course! Their reason, because we are out of the 2 year warranty.
I have spoken with our home insurer who have also advised that they would not cover this because the issue has been caused due to poor workmanship. So we will now be using our legal cover to pursue WD for negligence.
All the while we continue to live with our baby and 5 year old in a house riddled with mould….thanks William Davis for your excellent work and outstanding aftercare 👏🏻
I have heard many other horror stories from some of our neighbours too so save yourself the stress and money and do not buy a WD house!

If I could go lower then 1 star I would.
Firstly this is our first home. We were first time buyers and purchased the house and moved in 30/05/25. Immediately there was a problem. I appreciate site plans change so people may work from the old spec. However when we went to view the house, immediately I thought something was off. There was no drop Kurb outside the house! Eventually got it. A few weeks before we were told our flooring is being put down. We were informed the flooring is going down and will be done by Tuesday. The upcoming Saturday, we were so excited we popped round to view the house and see the flooring. Well it was the wrong flooring. It was wrong and was left half done. The team were good at getting this resolved before the move in date. But this was only the beginning.
On our final tour of the house, there was a smashed window at the back on the house. They addressed this to us and said this will be resolved. Still confused how this window smashed in the first place. Also the window next to it had an unusual stain inside the glass. Again very quick to resolve this before move in date.
Move in date. Could not be more excited! We had a phone call from the solicitors saying, “the house is ready and you can collect your keys” told our parents and they looked at us confused. “Why are the solicitors calling”? We make our way down, enter the show homes to collect. They too are confused. “Why are you here? We call you when it’s ready not them” so the big first move in was a lack lustre moment. As we have seen via social media, you get a ribbon on the door (no) flowers and champagne in the kitchen (no, they was handed to us while in our kitchen waiting for the reps to come back and retrieve everything) Granted thats more the solicitors fault but none the less.
The snagging list was very large. Not having full sets of keys, door hinges not lining up, the freezer wouldn’t shut properly again due to the doors not being attached properly. The front door lock does not lock properly. Got a new lock, still doesn’t work properly. Might as well put the same lock back in. The letter boxed was absolutely distressed like an angry cat clawed it. Absolutely terrible. 30% of the grass was dead. Got them to replace patches. The front door was not fitted properly causing a strong draft to flow into the living room. Also the street lamp located right outside the house was beaming into our room. Took 2-3 weeks for a guard to be fitted.
The bay front window had a leak. This was due to the leading not fitted correctly and a ventilated brick vent being fitted upside down causing water to enter the vent causing the water leakage on the window. This travelled down the wall and all up to the top of the ceiling. That took some time for them to come out and fix that one. Took 4 visits I believe. Speaking of leaks, the water cylinder had a big leak! But didn’t know that at the time. William Davis was sure it was us using the toilet and shower in the middle bathroom above. They came in after a few weeks to replace the cylinder but still not sorted the ceiling out of where the leak occurred. I’m expecting mould to be developing there as this leak occurred a few months ago and has still not been resolved. Heating was not working properly. We would schedule the temperature to be high, however every radiator did not work. Wasting both money and time on heating that never came on or worked. As I’m writing this, a new leak has occurred 03/26
Lights. A lot of the lights around the house had broken attachment pieces. So they were fitted fine but when I took the build out, placed a lampshade on, as I put the bulb back in, I see half the plastic has vanished and it’s on the floor broken. This happened a lot. The middle floor lights didn’t work at all down to loose wiring so they were fitted lights always flickered.
The biggest one was the drive way had to be completely dug up to replace a broken pipe they put down! This pipe was leaking water under the driveway for months. We only found out as we would run the tap in the kitchen, then 10 minutes of loud gurgling bubble noises occurred. Then turned into 20 minutes. Then 40 minutes. After finally getting customer care out to look, we only got a very rude condescending plumber who spoke awful to my partner. Undermining her and arrogant. Extremely unprofessional. They dug up the driveway, they acted very quick on this to dig it up and resolve this issue. However when it came to resurfacing the tarmac, this took over 3 weeks for the kit to come. Partially due to managers being on holiday so our issues were put on hold. Once they came to fix it, we were promised cctv footage of the pipe fixed and the issue be resolved. Still waiting on that footage.
Due to all of this, we have had to mess our work about a lot to make time for William Davis to come and resolve these issues. The 5 star house award clearly means nothing

We have recently moved in to a brand new William Davis home - the entire process from start to finish has been excellent - from the sales team (Rebecca, Claire and Stephanie) to Shaun the site manger. The house is finished to the absolute highest standard and the onsite team are constantly on hand for any issues or questions we might have, we reserved our house in December and used the part exchange offer which has allowed us to move in to our lovely new family home at the end of February. From the minute I walked into the Sutton Bonington site and met Stephanie, I knew I was going to be in good hands. I received a warm and friendly welcome and Stephanie was most accommodating showing us around. Nothing was too much trouble.
Stephanie kept in weekly contact with myself throughout the buying process and was always supportive and knowledgeable with any queries I had. Infact what Stephanie doesn't know isn't worth knowing, she is a mind of knowledge and an expert in her field

5 star builder…there is no such thing 🤣. The house I’ve bought is lovely, looks great from the outside. The team do their best to help you settle in. I think a lot of people may miss the point that what you’re paying for on a new build house is the location and infrastructure (much of what you can’t see and won’t possibly for a while on a new development)
The fixtures and fittings are basic, you just have to look positively and use them carefully and then make your home yours by replacing things you don’t like slowly…gradually. To me it seems people want a turn key house…good luck.
Only 3 stars because there are so many flaws in my home - most of which I’ve let go from a warped bowed windowsill over the sink, to a uneven entrance and questionable fit of a main door. They tried their best to get through a snag list or a settling list as they like to call it.
I’d rather hire my own team to fix any issues I have in the house, which I’ve started to do as my expectations are higher than what they can deliver.
Overall would I do this again? No, I would invest in a much older home close to amenities and do one room at a time. A labour of love but would have been worth it. If you are older and not handy then William Davis is probably the best you can buy but lower your expectations - from my own personal experience.
Would love to give 5 stars but that is not the world we live in. I’ve met some 5 star William davis people and some who I’d rather never see again 🤣.
Buy if you cba with doing any serious DIY
Don’t if you’re younger and are even a little handy as I can tell you it would be much better for your long term living prospects - not mention an adventure/learning.
Remember it might be hard but it’s just as hard if not harder dealing with William Davis or any builder of homes once they have your money 😉.

This relates to a new build property at Lime Gardens that was previously used as a view home.
My wife and I genuinely cannot fault the team at this moment in time. From the very beginning they have been fantastic, always approachable, helpful, and willing to do whatever they can to make the whole experience as comfortable as possible. No question or concern is ever treated as too small. They listen carefully and always do their utmost to help.
I’m not the easiest person to please, but the team have been faultless so far. Any minor issues I’ve raised, within reason, are currently being investigated and addressed, which gives us real confidence in their approach.
I have a great deal of respect for both the team on site and William Davis Homes as a whole, and I would happily recommend their properties to colleagues, friends, and family. Lindsay in particular has been outstanding. Nothing is ever too much trouble for her or the wider team, and that level of care really stands out.
