I’ve been in this accommodation for 3 years, stayed in the same room for 3 years. There have been a few problems in the beginning when it was urban evolution The exchange, but since it changed to X1 it’s been pretty smooth sailing. The staff are nice and quite helpful. The X1 team are slightly slow when it comes to problems but overall was a good experience. Some advice don’t stay on the top floors because sometimes the lift needs work.

X1 has been one of the worst renting experiences I’ve ever had. Maintenance requests are basically ignored — we spent months with a blocked toilet and nobody cared enough to fix it properly. For the prices they charge, you’d expect at least basic standards, but instead you get eye‑watering rent for the quality of a budget hostel. Communication is slow, dismissive, and they act like doing the bare minimum is a favour. Genuinely awful landlords.

House was in a state when we moved in. Rubbish under bed, including ice lolly sticks, and walls were yellow, as if previous tenant was a heavy smoker. We ask for repaint and they denied the request so my father in law and I spent a whole day painting the apartment, and had to pay for it.
Then when we moved out they included notes on our inspection which were not our fault such as the stained walls and also tried charging us £75 to refit a freezer door which we didn't use once. We also showed them proof of this but they still decided to send off the deductions to DPS for them to decide on what to make of it, rather than just being honest.
Pathetic company, terrible customer service, and MOST employees had 0 care for their tenants.

I’ve been enjoying my stay in X1 Liverpool One, the building feels comfortable and safe overall. I also want to thank Stephanie for being at reception yesterday and taking the time to listen to everyone’s feedback. It’s nice to feel heard and supported as tenants.
The only things I’ve noticed are some nights when the flat across from me has a lot of visitors and the noise in the corridor gets quite loud, and the fire exit sometimes being propped open with a bottle or a can. It doesn’t happen all the time, but it would be good if it could be checked for safety. Other than that, I’m happy living here and don’t see any reason to move.

I am an overseas investor who purchased an apartment at Chatham Waters. I signed a legally binding 5-year Property Management Agreement with X1 Chatham Waters Limited, securing a fixed Assured Rental Scheme at 6% yield.
In March 2026, X1 Developments sent a cold email stating they are unilaterally "phasing out" the scheme due to their own poor operational forecasting, leaving me with missing rent since February 2026. They are now forcing a transition to standard market rent, completely ignoring their strict contractual obligations and refusing to pay the arrears.
Worse still, X1 has failed to provide the necessary legal completion documents required by HM Land Registry for over 3 years, leaving my property title completely unregistered and blocking any potential resale.
When I raised these critical breaches, Head of Investor Relations Dan Harburn and the Customer Care team COMPLETELY IGNORED my formal emails.
Do not trust X1 Developments or X1 Sales & Lettings. They take your money, hide behind silence, and rip up legal contracts the moment market conditions change.

Property purchase is often a very complex and lengthy process but surprisingly my experience with X1 was completely different, all thanks to Amy Mossop and her constant help along the whole process. I'm glad we didn't have to wait ages to complete.

This is an interim review as my issue is currently ongoing.
My son has recently moved into a studio flat in the X1 building on David Lewis St in central Liverpool.
It was all going well until we requested that the mattress be replaced. It's sunken in, very flat, plus dirty etc and is clearly ready for the tip. What we thought would be a simple request and replacement is rapidly turning into quite the battle. Today, I've requested that a representative from X1 go and view the mattress – oddly, they can't currently confirm this as they 'might' be too busy. This is a building that X1 agents regularly visit at least twice a day...
...I'm hoping for better news next week when I will leave another review...
This is the worse agency ever. Their house endeavour house Is leaking and stinks. There's mould everywhere. Escalated it multiple times, raised a complaint and got no response. Service is very poor. I regret ever living in endeavour house

Currently with X1 about to end my tenancy. Quite frankly the most unprofessional, appalling estate agent I’ve ever used in my life.
Not had a working toilet for over six months. Three estate portal tickets to get some support to just be ignored. Never answer their phone. Ignored via email when they break the law. Didn’t protect my deposit for 8 months of my tenancy. Then incorrectly put it in someone’s name. Issue a section 21, then forget they ever issued you one - I genuinely wish I was making this up. I advise you to avoid this letting agent at all costs. It’s run by children with no empathy or compassion to people trying to just rent a working apartment. One star is far too much for such a disgusting business.

The end-of-tenancy process was extremely stressful and poorly handled. When disputes arose regarding charges, X1 completely distanced themselves from the situation and repeatedly directed everything through Reposit, leaving tenants with almost no real communication or support from the agency itself.
The process felt very one-sided, with strict deadlines, limited explanation of charges, and no proper human support available during weekends or bank holidays. Instead of helping resolve issues fairly, tenants are left navigating automated systems and dispute fees alone.
In addition, one of the biggest issues during my tenancy was the lack of proper fresh air ventilation in the flat. The property had poor airflow and ventilation, which made the living environment uncomfortable and contributed to condensation and air quality problems. This was a serious issue for daily living and should be addressed properly in modern residential buildings.
Tenants should also clearly understand that the Reposit fee arranged through this agency is NOT a refundable deposit and does not reduce future end-of-tenancy charges. You can still be asked to pay significant additional amounts afterwards.
Overall, the experience felt impersonal, rigid, and heavily weighted against tenants rather than focused on fair resolution or proper tenant support.

I moved into a ‘furnished’ apartment on 24/04/2026 and have since been met with nothing but issues.
The initial experience I had was great, but that feels like a fever dream at this stage.
I’ve now been sleeping on the floor for 4 weeks (since I moved in) due to the bed completely caving in on the first night, and a replacement still not being provided. Far from ideal for a tenant with vulnerabilities that suffers from scoliosis.
There have been multiple issues raised surrounding broken furniture, furniture that has not been provided in a satisfactory condition, unsafe flooring, and a bathroom covered in black mould that I’m still awaiting either responses on or remedial actions to be taken.
Property Management visits that have taken place already, were a complete waste of time, given that the jobs raised weren’t even addressed whilst the team were on-site.
I’ve come home today to a huge leak in the bathroom, which from inspection looks like it has just been painted over previously which is far from the standard I’d expect as a new tenant, in any regard.
The saga continues… I wish I could recommended X1 based on my experience with them in the first four weeks, but I can’t.
Avoid, avoid, avoid!
