About Zoopla

Written by the company

We know what a home is really worth
Our mission is to be the UK’s premier property destination for buyers, renters, agents and landlords.

By leaving a rating and review, you’re helping us get there. And making sure we improve to better serve you. We call that a win-win situation.

Property estimates powered by expert data
Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

In terms of listings, we show you everything agents tell us about a property. This includes when a property is sold or let.

Not the happy Zoopla that I remember from years ago.

Sorry to say that the whole experience of advertising with Zoopla this time has been unpleasant and unproductive. The 'gotcha' auto-renew is a disgraceful way to do business and I thought it had been banned - it wouldn't take much for Zoopla to ask their customers if they actually want to renew.

Insufficient data to provide valuation!

Inputted postcode into zoopla website to establish current value of house with a view to understanding current local market. In order to do this I had to give my email address, name etc. Result was they had insufficient information to provide an estimated valuation yet they took my personal information. The website confirmed the price we paid for the address some 8 years ago, yet were unable to determine the current estimated value! For my needs, a complete waste of 5 minutes and I won’t be using or recommending Zoopla to anyone.

Hi Jamie,

Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model.

The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

Here is a Help Centre article that will give you more information on where we get our data from:

I am using this w/s to obtain specific information (very fussy on where we are moving to). I have waited all year for prices, only to find they were posted on the wrong postcode. I gave them the correct postcode and the entries have been deleted, not moved (not very helpful). bargaining chip when i start negotiating.

Also Zoopla does not take into consideration of "home improvements, new kitchen added, property run down. These should be taken into consideration by zoopla (though I admit that is difficult to "add or police"). However I see you as best option, "i would say room for imptovement".

As far as any reasonable person can be this is a complete waste of money resources and common sense - why would anyone think the services that Zoopla provide as “valuable” it is self serving contradictory and downright useless - akin to evaluating any form on intangible - I shudder to think who on earth would benefit from the data they provide. Zoopla you need to vet the agents…

Zoopla you need to vet the agents…

Zoopla you need to vet the agents and the properties those agents are selling on your platform in more detail. We've just lost out on a property after spending over £3K on fees, only for the survey to uncover serious structural issues, the agent to deny these issues and the property to be back on Zoopla at the previous asking price without any mention of the serious structural issues uncovered. The agent in question is Lakshmi from West Wales properties and the property in question is Bronhawen, Pontgarreg, near Llangrannog. Surely Zoopla must insist on seeing the results of surveys or should press agents for a more transparent summary of the properties advertised?

Zoopla Failing to Act on Repeated…

Zoopla Failing to Act on Repeated Complaints!!

I have submitted multiple complaints to Zoopla about the agent “Ask Asif,” who keeps flooding the commercial office space section with 50–60 new listings every day while their total live listing count never changes. This clearly indicates mass deletion and re-posting to manipulate search position.

Despite reporting this behaviour several times with full evidence, Zoopla has taken no action. Zoopla’s lack of response and failure to address ongoing misuse of the commercial office space category is extremely disappointing and raises serious concerns about how seriously they enforce fairness and compliance on their platform.

Disappointed and lied to

I emailed an agent to view a rented maisonette in Lions Close SE9 4HG

She asked me to meet her outside the property at 1.45pm.

I was with my mother, the agent brushed past us without saying hello or introducing herself.

We followed her up some awful stair case, dirty and old. We were lead into an apartment with blaring loud music. We couldn't hear the agent and asked if the music could be turned down. She said no and it was the decorators music.
The property did not resemble the pictures at all. It was dirty, old and over priced. I was shocked they were asking for that much money but very upset with the shoddy treatment from our agent who was meant to be looking after us.

Algorithm reassessment time

Really not sure what's going on with Zoopla valuations but, contrary to government estimates and local sales stats, they show a near 10% drop in house value in my area over the past 2 years with no obvious rationale. Makes me seriously wonder whether their algorithm is fit for purpose, or if it's subject to manual intervention. It's almost as though Zoopla is trying to stimulate demand by undervaluing, but the effect, of course, will be that owners will keep their properties off the market. Or is Zoopla possibly continuing to down-value as a form of indirect attack on the Labour government's policies?

False Valuations & A Failure!

Once again I had to pull my listing of a premiere house for sale on this tatty, wrong information site! Thankfully most decent agents now don’t use them.

Why? They publish far too much information, that prejudices a sale, such as last sold price. I develop property and the fact I paid X amount and am asking Y amount is not their business! If buyer wants to research, they can go on land registry and hunt for it.

They also, stupidly, publish what they consider is an ‘average’ price per street! Yes, by amalgamating one bedroom flats, and 6 bedroom, 4 bathroom houses! When I approached them and said, “This creates false averages, the properties must be like for like”, they just said, “That’s how we do it”.

My advice to anyone who’s agent uses them is to tell the agent to get it off there quickly and just rely on Rightmove. This is the nation’s number one site, forget zero Zoopla!

Interesting that this tatty company is another of Chesterman’s failures, he who had Cazoo and ran away before it collapsed owing billions to shareholders who were misled when he floated it on the New York stock market at absurdly inflated value!

Up Date, Due To Reply:

Total rubbish! The issue is that you, Zoopla, will base your false valuations on a street or post code, and that means you add bedsits, one bed flats, as well as mansions! This gives a totally false average of that street and post code, IF someone is selling the, said, mansion! It also, then, creates a ridiculous average for the bedsits!

For too long you, Zoopla, have hidden by 'tech-talk', just as you have replied here! The REAL model is an ACTUAL valuation of ONE house, or flat! NOT a pick n mix! Thus: your valuations are false!
