Over 4 hrs later and not even a reply

So I'm no stranger to purchasing pets via different websites and have purchased about 20 items, EVERY time I received the items within 15 minutes. I purchased 2 items from different sellers earlier today on Zeusx, my first time ordering from this site, the first seller took over 4 hrs to reply to my message and asked for more time because it's midnight in his country, mind you the order was placed 4 hours previously, so it was only 8pm at the time of purchase, the second seller still hasn't replied at all. So I'm in the process of trying to get a refund because the money was taken out at the time of purchase, I just never received the items or even a message. I will never order from this site again and advise you to proceed with caution if you plan to purchase from them. Compared to the other 6-7 sites I've ordered from, Zeusx doesn't even register! DO NOT RECOMMEND!

This is bullshit

This is gonna be pretty long, but the whole app itself not too bad. It’s a little slow. I feel like it could be better. Could just go to the next episode instead of taking me all the way back, but what I really wanted to talk about was the fact that it’s weird it’s getting weirder and weirder every season Like I don’t understand like the whole slim and Rolly situation keeps going and going and going because as soon as diamond said something about her son, she ain’t say nothing. She fought her one time and she was like OK like we can settle this, but as soon as Slim said something she went crazy and she said something about her. Dad died too, so I don’t know what the problem is cause they both talking shit about family members don’t understand the whole beef because like the whole point is first freaking Rolly had a sneaker the only time they really wants to hit somebody hard. She freaking slapped the in her face for no reason they was having fun. She did that and then here comes summer now this is my personal opinion because I think someone need to get off the show. She should’ve been off the show and that’s one thing I ain’t gonna play with because I’m gonna write more reviews about that cause she get on my last nerve and I don’t know why we keep her on the dang show. She keep doing too much every day. Landlords - Be Aware!

I am using Zues as a property management company, our contract says that I should get paid every 10th of the months and today is 20th and I still didn't get paid. Funny point is, they collect money from the tenant upfront, and pay the next month to landlord. I would avoid the company overall. Their estimated rental income amount way crazy optimistic, I could have made my mortgage payment + 1000 USD with a regular tenant and so far they barely cover %80 of the monthly payments... They are not reliable overall, I also paid so much money to furnish my property for their standards and they ended up furnishing my place with used furnitures. They have a nice looking website and look like they know what they do, but I believe they are in trouble financially.

TERRIBLE management company

TERRIBLE management company. DO NOT rent from them.

I stayed in 12909 Greene Ave. Los Angeles from January - April 2023.

Where do I start?

The worst is that they charged me $388 from my security deposit because supposedly I took 19 hangers from the closets. Hangers! I was never given an inventory indicating how many hangers were there to start, I was never given an opportunity to return or replace the missing hangers (hangers!). So they absolutely gouged me for this. $388 for hangers and a "missing" key that I never received? Come on.

While living there, my washer broke (the drum just started banging around uncontrollably so probably a suspension rod broken or something) and I put in a service ticket and no one responded to it or acknowledged the ticket was received after nearly 24 hours. This was a big problem because my daughter vomited on her sheets and I needed to clean them (they didn't provide extra sheets) but didn't hear anything for ~24 hours.

Also, it looks like these positive reviews are pretty clearly fake/paid/incentivized. Look how they're all similar and they all include multiple photos. Why would anyone post photos to a review unless it was to show how a place looked different than the photos Zeus puts on their sites?

Avoid Host Zeus at All Costs

AVOID AT ALL COST!

I had an absolutely terrible experience with Zeus, the host of an Airbnb property I rented from March 1 to March 31. My check-in experience was a complete nightmare. Despite having sent me self-check-in instructions, I arrived at the property to find the lockbox empty and open. I called Zeus, who promised to solve the problem, but then proceeded to leave me waiting outside in the freezing cold for 4 hours. When I asked them to call me when someone was available to drop off the keys, they failed to follow up until 9 pm, by which time it was too late for me to check in.

To make matters worse, the refund process was a complete mess. Despite agreeing to refund me for the first night, they only refunded me $110 instead of the $140 per night that was owed to me, claiming that fees could not be refunded. Additionally, they asked exorbitant fees for parking, which they refused to discount even in light of my terrible check-in experience.

The problems didn't end there, either. The internet in the property was extremely unreliable and wouldn't connect to any devices, and it took me several hours of my own time to resolve the issue. Despite promising to call me back to follow up with AT&T, they failed to do so for several days.

Finally, when I asked if I could cut my trip short due to a family emergency, they refused to offer any kind of refund or accommodation.

Overall, I would strongly advise anyone considering renting from Zeus to look elsewhere. Their lack of communication, poor customer service, and general incompetence made my stay a complete disaster from start to finish.

AVOID

AVOID: This company is a scam. I booked a unit via Airbnb on the day of check-in the lockbox didn't work. I was waiting 5 hours in a car until very late that night they suggested I book a hotel. The next morning they stopped replying, I called them at 11 am, and they had no update for me. I called back at 1 pm (day 2), and they suggested using their lockbox. And told me that probably, I don't understand how to use it. I was feeling very unhealthy and tired by then while expecting a baby and spending many hours in the car already. I went to the apartment office and told my story. Fortunately, the manager of the apartment complex was able to call Zeus and force them to give her permission to open the apartment for me. They never sent anyone to fix the lockbox, and they didn't care if I just spent a month in a car while paying $4000+. Upon entering the apartment internet wasn't working. Took one day to fix. Crumbs very everywhere, and empty bottles were below the bed. The apartment had a horrible smell of cigarettes and chemicals. I needed to stay with completely open windows for several days while it was freezing outside.

We went to Zeus NHS xmas party l ordered the sea bass. with Scallops when arrived the chips were dry and looked aged the fish was over cooked and no scallops l did not complain as so busy This is the first time l have been to Zeus. we work in a large organisation NHS and felt let down. couple times they got the drink menu mixed. l appreciate how busy and work hard. But we work12 hour shifts we can not afford to get wrong l paid extra £2 for my fish

Worse stay ever

Unfortunately the stay I had with Zeus was not a one that I would recommend. There was various maintenance issues throughout the stay and there was NO HEATING in the unit. After much of the trouble they finally relocated me to another place WITH MY OWN EXPENSES! It's probably the worse stay I could ever had in a long time!

Updated: Sadly Horrible

**Update: We ended up still cancelling a large remaining part of our reservation and Zeus has refunded us for the days that they were able to book it out. Increased review to 3 stars because I understand that everyone was just trying to do their job and hopefully this is not a normal occurance. No one at Zeus asked me to update this review, I just appreciate that the people we talked to did what they could and gave us a refund.**

Unfortunately this has been a horrible experience. My family and I were moving down to San Diego and needed temporary housing until our house was ready. Not only did Zeus cancel our reservation for the first few days, only 3 hours before we were supposed to check in, they did not help us find other accomodations. We had just landed with a ton of luggage as we were moving, along with our 2 pets. Stranded at the airport, we had to scramble to find a last minute place to stay.

When we called to say that we were unhappy with their service, they refused to let us cancel any remaining part of our reservation and give us a refund.

They let us know that the reason for the 3 day delay was because the previous renter left the place in shambles. Which sucks, but they really did not offer much customer service and just pushed the problem onto us, their next clients. They "covered" the cost of our stay at the other place for the 3 days they displaced us stating that they "already covered more than the original stay" BUT of course it cost more. We had to book last minute during a very busy weekend in San Diego.

This whole situation would have been forgivable if they were willing to give us a pro-rated refund for the stay but they refused to offer any assistance.

Terrible experience with a unit in…

Terrible experience with a unit in Redondo Beach, CA. I stayed, while my home was being renovated, from April 1 to June 23. Immediately, on the first night, I experienced the unit upstairs dropping what sounded like bowling balls. Usually in the evening and into 12pm-1am in the morning. They also liked to play fetch in the room above the living room Literally, there was not one room in the place that was quiet or peaceful My dog sat up on alert panting for a good deal of the time. We moved out of the master bedroom due to the noise and into the smaller bedroom, after two weeks and for the last ten weeks of our stay. I am a clean freak and mopped the floors the first weekend there. I couldn't believe how dirty the hardwoods were. Especially surprised me since they charged ma $385 cleaning fee and I would expect the people they use to have done a better job, at those prices. When I left, the place was clean. I washed and folded linens, wiped down counter and l cleaned glass. I even wiped water spots from chrome. As I was leaving the unit, my brother told me to go back in and take pictures, which I ended up being happy about. A few days after leaving, I received an email stating that they had to do excessive cleaning due to the pet hair under the couch (included dust). Asked for another $235, in addition the the $385 I had already paid. Send me photos. Ridiculous. I sent my photos which happened to show all of the floors and base boards and there is not pet hair anywhere. Threatened to send me to collections if I didnt pay it. AirBnB ended up mediating and found that there was no damage as according to the policy the have to request tenant to cover damages. Only reasonable "wear and tear" to be expected. I googled and found the policy online and was disgusted that they even came after me because the definition of pet damage is pretty clear. In my opinion, they are unscrupulous. AirBnB could not have been nice and let me know they were "here to help." Unfortunately, the time period to post a review on AirBnB passed. So, here I am.

Avoid the company like the plague.

I rented a house near DC for 3 months while I looked for a home to buy or rent. The house was filthy, the air conditioner in the middle of a hot humid summer broke, the microwave broke, couldn’t use the oven because it was dirty and made the smoke alsarm go off. I believe the house had bedbugs as that is what the doctor said my bites looked like. The small wooden landing outside the back door was moldy, slippery and breaking apart. There was black mold in one of the bedrooms. The basement had a bedroom with a small refrigerator. It was beeping when I got there. The door would not close so I had to pull the refrigerator out and unplug it. It contained black mold. The sofa was not only disgustingly dirty but was too big for the living room so it blocked half the stairway. Awful horrible fake people work at that company. Also there were nails sticking out of one of the doors that was broken. My niece required a tetanus shot after a nail pierced her hand pretty deeply. The house are nothing like what the photos show. Nastiest place I’ve ever been.

Unhappy with Zeus Bellevue apartment

My sister and I rented a 2 bed/2 bath apartment in Bellevue, WA for the month of September. We are rating our experience as a 2, but were contemplating a 1. In our opinion Zeus employees did not adequately vet or know this apartment complex. Had they visited or really done some research or even stayed in the apartment for.a few days, they might have had second thoughts. Cons: A: The check in process was a disaster. The directions were incorrect about everything from the correct door to use, the parking facilities, just everything. No-one is on site and no-one answered the phone. When we finally got in - there was only one key, not two as you would expect for a 2 bedroom unit. We parked in a public facility overnight following the incorrect directions. The next day we hunted down someone who could help us find the parking garage and how to get in. B: It was exceedingly difficult to get in touch with anyone at Zeus or the apartment complex. There was a lot of phone messaging involved. C: The apartment complex, while a great location near downtown was recently sold and staff diminished to part timers on site only every few days. The cleaning staff vacuumed the hallways only, but did not mop or sweep any other areas. Every public space from the sticky, grimy elevator floors, the hallway carpets with dog poop stains, the entry halls and the trash chute rooms were absolutely filthy, encrusted with grime. My shoes actually stuck to the floor of the elevator. We refused to take our shoes in the apartment. D. While the window configuration is quite lovely, there are no adequate blinds so if you need dark to sleep you will never get it. The light pours in from streetlights. The blinds looked like they were a decade old and made of cheap metal. The blind from the living room onto the balcony was missing the plastic rod to change the directions of the blinds. E. The Apartment faces the backs of multiple restaurants. At 5AM every morning, including Sundays, the cleaning crews would take out the bottles and trash and throw them in the trash bins, resulting in monstrous amount of noise - every morning. Even with the windows closed it was quite a ruckus. Twice a week the garbage trucks would come through, also early in the morning. The noise levels in this apartment were extraordinary. F. Despite being there for a whole month the apartment came only with the sheets on the bed, and one set of towels for each bathroom. We had to call and request more, which did come - about a week later. G. The caulking in one tub had essentially flaked off leaving big holes where I know the water was leaking into and I reported it, but it was not fixed before we left. H. The dishwasher did not work well. You had to clean the dishes before putting them in. We spent three weeks getting a second key and fob which meant that one of us did not have access so we could not run individual errands without waiting for the other person to return with the key and fob. J. The entryway light did not work. A person came to fix it but apparently the wiring was all wrong and so we never had that light. K: There was one dishtowel. L: There was a slat missing from one of the beds so we could not sit on the bottom end of the bed without falling off. M: There was no can opener. N: The toaster only toasted one side at a time - the wire heaters on one side were burnt out. We bought our own mop to clean the entry floor since the elevators and carpets were so dirty. To be fair, they reimbursed us for the mop and also for fans we bought and left. PROS: The location is fabulous. You can walk pretty much everywhere including the grocery store, the mall, all kinds of restaurants, two smashingly wonderful city parks, and the weekly farmers market. It's walking and eating heaven. In conclusion, while the the location was simply fabulous and the availability of parking a big bonus, the service level provided by Zeus was just terrible. We paid nearly $7,000 for this one month and I will admit a certain level of expectation that the apartment will be something special for that amount of money. I did not expect to find literally filthy elevator floors and hallway carpets, a bathroom that honestly looked like it was located in a slum and a customer service experience that was sub-par at best. (Not to say that people were impolite - my sense was they were a group of young people without the training and/or tools to do what needed to be done - so they were just ineffective). We had to extend our stay due to unforeseen circumstances (we really had no choice), and I got a bill for ANOTHER $500 deposit!ir. My sense is they are very much missing a customer pov in their property selection & they need clearer processes for service transactions . Their policy is refunds can take up to 30 days. Why? Dealing with Zeus is just too difficult. Perhaps they are growing too fast?

Overpriced rentals with horrible service

Zeus offers premium priced short-term rentals with a promise of safe, hassle free, corporate like experience. They can’t deliver on that promise and have worst in industry customer service. I booked a short term rental in Seattle. Unit was fine but a bit dingy and kitchen certainly understocked. Real issue was the lack of response in a emergency situation. Our car was vandalized in the secure building garage over a weekend. Zeus dropped the ball at every step. They did not have the building emergency contact information but left us in the dark rather than disclosing that they couldn’t call the building. They had not given the building my contact information. Zeus only engaged with me and others via emails and never picked up or made a phone call. They misrepresented every encounter with the property and left me in the middle. Overpriced but probably OK if all goes well. Otherwise expect a standard subpar property management experience that you can find without paying their premium. Their support managers leave at 4pm at which point they refuse to take customer calls. Certainty not a corporate level experience that I would recommend to any employee or friend

Mixed experience, decent apartments, iffy customer service during pandemic

EDIT: As of 9/30 Zeus has addressed the issues we had and said it was due to being short-staffed during the pandemic. We received what we were owed back as a refund. Changing rating to four stars in light of that.

Original review: We were staying with this company in two different furnished units for 7 months as corporate housing while working on a project in Seattle. We had nothing but issues from unexpected fees, to unfair policies regarding COVID causing us to have a 6-week pause. They were inflexible with a refund even though we'd just extended our lease a day or two prior, and forced us to lose part of what we paid, and take the rest as a credit for a future stay. When we booked that future stay, they NEVER applied the credit, so they essentially took our money and ran. Then, for the new stay, we were given a run down apartment with multiple issues like inoperable lighting and fans in the bathroom, a broken microwave door handle, and more. When we moved out, they tried to charge us for these issues. What a racket! Never do business with this company. There are better options out there, we are now using Landing for our corporate housing needs in Seattle, and will never use Zeus Living again!
