Everything went perfectly smootly and quickly with Emily and Leigh. They's taken the stress out of the process for me. They've always been swiftly responsive and immensely helpful when things got delayed on the other end, and also very kind with all my first time buyer questions.

Would recommend

My clients have today completed on a case which had lots of hurdles. I spoke with Leigh Oddy many times to help get my clients to completion and Leigh was fantastic, I never instructed absolutely and to be honest I hadn’t heard of them but I will certainly be recommending them to future clients.

My mortgage case with Absolute

I needed to move into my property asap and was cautious of choosing the right solicitor as I have heard horror stories of how they can delay everything. Absolute was recommended by my mortgage advisor so I went ahead. Digitalmove is used where you upload all your documents digitally at once which saves a lot of time. Leigh (the director) took on my case and was brilliant. He was always quick responding, knowledgeable and polite. Would highly recommend this company.

Took the money and failed to do the work

Took the money and failed to carry out the work for THREE YEARS!! We were in limbo. They didn't answer emails or phone calls. Ignored a Data Subject Access Request. Eventually the Legal Ombudsman stepped in to get the work completed and arrange compensation. Avoid.

Absolute Conveyancing? Absolutely!

After what seemed like a slow start, which is probably common when selling a house, things gathered pace until completion. Leela always replied promptly to emails and was helpful on the phone. We have used Absolute Conveyancing three times now, and would not hesitate to do so again. The cost was much less than a solicitor would charge.

Great outstanding service by Leela from Absolute Conveyancing!

Absolute Conveyancing was used for both our sale and purchase recently and we had an outstanding service from start to finish with a very competitive fee. Our main point of contact was Leela who kept us in the loop every week even if there was not much of an update, all calls were followed up with letters/emails to make sure we had our correspondence throughout the process. It was especially difficult as it was not a straight forward situation with the property we were purchasing so another big thankyou for this, we would definitely recommend Absolute Conveyancing and we have already discussed a quote for another family member purchasing a property to get Absolute to sort the conveyancing.

🚨BEWARE🚨

🚨BEWARE🚨
I cannot give these people even one star. They are the worst professionals I've ever dealt with. Do not use this firm if you value your sanity, time, mental health or money. Please read all the other reviews . I am not alone.

They will drive you crazy doing absolutely nothing but instead being rude to you when they do - rarely - engage or avoiding your calls and emails most of the other time. I ended up having to make the key applications in my transaction myself to the land registry because multiple staff members told me that they were futile and would take months. In the end they successfully processed at the land registry within about five business days. I handled every aspect of those applications alone. Without the same the sale would not have proceeded unless I paid over £15,000 - which Leigh Oddy and his colleagues advised me to do instead. Unbelievable! And THEY were the ones who called ME rude when I became frustrated and kept asking for replies or competence work to be undertaken.

I am today poised to make formal grievances against them at either the solicitors regulation authority or the ombudsman, as soon as I find out whether Leigh Oddy is a conveyancer or or a solicitor (which of course is also taking forever because they refuse to answer the question when I catch them unawares on the phone or reply to emails).

Please save yourself the utter nightmare of dealing with these people. In my experience, they are probably the worst in the business!!

Reply from Absolute Conveyancing

Dear Ms Perkins, I note your review. If you had asked me at the beginning of your telephone conversation what qualification Leigh held I would have told you, instead you hurled abuse at me, as you did at the beginning of the transaction which is why your file was then transferred to Leigh. Not only were you abusive towards me, you were also abusive to my admin team.

As I tried to tell you during our telephone call, please email me with your complaint and I will look into it.

Avoid

I had a very frustrating experience with this company. I had a leasehold flat to sell. This entailed gathering information from the landlord and management company. I paid £360 to the management company for them to provide information that they declared met the requirements of LPE1, a standard property information form. Weeks later, I was told by AC that the buyer's solicitor required the landlord to complete LPE1. I asked AC to establish what questions remained. I thought this was an obvious thing to do and I shouldn't have needed to ask. They never did this for me, despite emails and phone calls. My recollection of one phone call with Leigh Oddy had him saying that LPE1 was over the top and he knew what was needed. In the end I paid another £360 to the landlord to fill in LPE1 just to get the process over. Leigh said that the landlord could provide an information pack at a lower cost, but said nothing about whether this would meet the buyer's solicitor's requirements, so it was a ridiculous choice to present to me. I feared that if I chose this lower cost service I would just be told weeks later that the buyer's solicitor still needed LPE1 filled in by the landlord. My experience of talking to Leigh Oddy was that I was left with the impression that he knew what was required and would get on with it, but that weeks went by with nothing significant happening. After the LPE1 was filled in things did progress reasonably well.

would use again, a pleasure to deal with.

I instructed absolute conveyancing to act on my behalf for the sale of my property and they were a pleasure to deal with.
Leela took my case and the work was completed well and in a timely fashion.
My case took longer than expected due to buyers but I was kept informed, all processes were explained, and all stages of the sale were dealt with straight away by Leela so there were no hold-ups on our side.
When the sale was completed, it went very smoothly.
I would like to thank Leela and her team for their hard work. I would certainly use their services again.
