Unprofessional and impolite
I emailed Leigh Oddy of Absolute Conveyancing with a simple question. Two weeks later I had gotten no reply, not even a short email expressing regret about being unable to take on my case.
It is both unprofessional and personally discourteous to just ignore direct individual inquiries. If you're not going to answer your emails, why even have a public email address in the first place!?!
Pro-tip: Before giving anyone your business, test their responsiveness to initial inquiries. If they can't handle that part well, they're not going to do a good job with your case either so dodge that bullet and look elsewhere!
Do not use not even 1 Star
Despite completing on our house in December 2020 we are still waiting for our Deeds, communication is terrible basically they do not, either by email, phone or carrier pigeon, this Company was recommended to me by Fridays who are basically a broker. DO NOT USE!

Barely any communications from there, had to chase a million times and call a number of times before getting a response. They sometimes lie and tell me the delay was due to them waiting to hear back from the freeholder/relevant parties but i found out from the freeholder that was a lie and was provided email evidence that they responded promptly. I waster 15 months with them and the tranfer never got done so ended up switching firms eventually! I understand that sometimes it takes time to respond to people but months of chasing is not okay.
Do not use Absolute conveyance
Do not use Absolute conveyance there is no communication at all we are still waiting for our deeds after a year even though we paid for this service. To get a response we have had to threaten them with the police. They do not answer their phones so you can only assume they get a lot of angry people calling them. They do not respond to emails either we have contact the ombudsman to take this complaint further as we have become so frustrated with the lack of communication and poor service.

More like ABSOLUTELY HORRENDOUS - we completed our purchase in November 2019 & we are STILL awaiting documents. Have called / emailed / text messaged and no response from Leigh or Leela who is the Manager. We also have found out that they have failed to register our property with land registry despite taking £270 for this, so we are now having to seek legal advice.
During the purchase they were extremely slow with getting things moving and it felt as if we were doing the job for them - forms filled out incorrectly and there was excuse after excuse as to why everything was moving slowly, but waiting TWO years for important documents is just unacceptable. As soon as they had our money they disappeared. DO NOT USE THEM!

I was referred to this company through a third party and seeing their rating at first was happy to go ahead. Everything started brilliant with Leela communication was effective etc until after my first purchase fell through, after then things went down hill I went for another purchase and didn’t hear anything for that till a week ago where they did the paperwork for the WRONG house! This was corrected with a complaint to the third party company. I received contracts etc as was told that was all left ready to complete so myself seller and buyer all set completion of the 23rd but now because of lack of response from Leela herself and no one received my signed documents isn’t likely to happen. If you expect to complete within a short time do not use absolute Conveyancing and if you expect good communication you’ll be waiting a long time! Every day trying to get in contact with no response! Ridiculous and do not see me moving anywhere at this rate! Absolute you need to sort your stuff out both your head of department and Leela cannot do their jobs effectively and I am not happy with this.
I’ll update to wether we actually got to complete in our time frame.
Good but frustrating
We purchased a home which was ready Xmas, shortly after xmas we found the builder had gone bust. To make matters worse ha had given the land upon which the house was built to his daughter. When we got the contract it was signed by by his daughter. Land registry want some information that is held by the lawyers. They have written and asked Absolute for the information but have not received it. We have tried to contact Absolute every day for 6+ weeks but with know response. We are now desperate to hear from them but can't get a response.

In what was a complicated purchase, the lady looking after me was hugely helpful, explaining process clearly to me. She was patient and very flexible over the key dates. Communication, whether via telephone or email was also clear and timely.
Helpful and down-to-earth
As novices to the process of selling a house, we were capably guided where necessary by Leela and the team, who were friendly and helpful, reassuring us and steering us through to completion. A great value service too.
Spend your earned money elsewhere
I was introduced to AC by another company when searching for a conveyancer (Quittance legal services). My transaction with AC has been truly awful. Instructed in January 2020 and still have outstanding documentation and questions (now at end of Oct 2021), and this was just a transfer in ownership of the property. Communication exceptionally poor with many weeks passing between any updates, and these are usually excuses than meaningful progress being provided. Have been passed from person to person and all seem less professional than the last. Impossible to get hold of and appear to be ignoring my number as they answer if I use another phone! Even the partner doesn't seem to care. I have now began a formal complaints process, which they have failed to even acknowledge 2 weeks later.
UPDATE February 2022. Still my complaint has not been managed and the documents (that they failed to realise were needed back in 2020!!) to complete my transaction are STILL sitting with them despite me returning all of these back in December 2021 when their error was realised.
The ombudsman is now involved as I’ve heard nothing since 19th January even though I’ve been promised calls back and I’ve tried reaching out almost daily.
I cannot stress enough how stressful this company are to deal with. DO NOT USE!!!
UPDATE March 2022. Still no progress! Another month has passed and they continue to ignore calls and emails despite having read them as they have said they’ll update me (it’s always a job for a tomorrow that never arrives….)
AUGUST 2022- After doing the leg work myself in finding the answers, the missing documentation required has finally been authorised and submitted to the third party. When I spoke with Leigh he didn’t even know this has happened and two weeks had passed since that happening. The refund offered in December 2021 as recognition of the poor service and my complaint has taken a lot of chasing and is still not been provided in full. It’s still hard to get responses in a timely manor and often passed from Leela to Leigh and back again to deal with things - not at all seamless.
Update Feb 2023. In December 2022 my house was finally transferred into the correct ownership. My experience here has honestly been awful, and after having a very frank discussion with Leela a few days before completion, we finally understood each other! All along I have been told she’s been doing stuff, and she’s told me Leigh is doing stuff and it was really hard to deal with. HOWEVER… right at the end of this all when it came to sending documents to land registry Leigh made a huge mistake in trying to blame Leela for stuff that he had been sitting on for over three weeks but I had emailed showing it was with him. He tried to blame her while she was out of the office (for two days) and made out he was doing me this huge favour by sending it to Land registry. Turns out, would you believe, it’s only him at the form that does this anyway. I told Leela how she was being dragged through the mud behind her back, no one should be treated like that by their director snd owner!!
Looking forward to the ombudsman picking this one up. Leigh Oddy shouldn’t be responsible for anyone’s legal cases. Despite requesting this on multiple occasions I’ve also still not had a completion statement. Basic things are being missed.
Competent and reasonably priced
Kate is a top competent, friendly and accessible Conveyancer. She has supported us already in a range of house purchases and it was always a great experience. She is hands-on, helpful, efficient, knowledgeable and fully trustworthy. The communication is always pleasant, too. And all very reasonably priced. Definitely recommended!
