Excellent every step of the way

Amber homes represented the sellers of the property we were buying, so did not represent us. However we were very impressed with the professionalism and how efficient they were. They were ahead of the game all the way. The 1st to send an email, 1st to confirm actions and quick to reply. They provided a sales progresser whom was excellent. A great go between who assisted in the chasing and getting answers and things done. Overall all the team played a great role in helping us with our purchase.

I've used Amber Homes 3 times

I've used Amber Homes 3 times, and always been pleased with their level of service. The Tenants were well-vetted, and stayed for 5 years.
Their fees are a bit above some of their competitors, but I think it's worth paying a bit more for peace of mind that AH gives you.

Excellent Service from Valuation to completion

From the moment Amber Homes came to value the house, right through to when it completed I felt like they were there to answer any calls and emails, nothing was a stupid question or any hassle to them. They managed to sell my property quickly, provided great photos and kept me informed every step of the way. Would definitely recommend.

Amber Homes were understanding and…

Amber Homes were understanding and very professional in what was a stressful time for us when deciding to move home after 40 years!. They gave us reassurance about matters which we were not quite sure about especially relating to correspondence from the solicitors. Everyone in the office when we rang them were so courteous,helpful,and prompt when dealing with our questions. After not moving for a long period in time we had forgot what a minefield it is! But we needn’t have worried because Amber Homes and the progression company ASAP they recommended to us led us down the right paths. Superb service throughout our selling and buying of another property we would highly recommend Amber Homes. They’re gaining a very good reputation which they thouroghly deserve 👏👏 Once again guys thank you so much.

Great service, highly recommend!

Cannot recommend Amber Homes enough.. They're all very professional and always go over and above, whether it be for sales or lettings. They always respond to all queries quickly and efficiently and provide invaluable advice. The only agent I'll use!

Professional services

Thank you for taking the stress out of selling a home.
Amber Homes have offered a professional service throughout the process. They have been thorough with all communications and have always been accessible and helpful. They obtained feedback from each house viewing in a timely manner. I would highly recommend their services. Amber Homes also recommended a solicitor who has mirrored their efficient practices. What a fantastic team! Would recommend 100%

I am delighted with the service I received from Amber Homes. Dan took fantastic photos, and from the Facebook sneak peak, my house sold in one day! I was absolutely shocked and so grateful. All the staff I have spoken to throughout the sale have been very professional, friendly and helpful. They kept me informed throughout and responded to calls and emails quickly. I would recommend them 100%.

Excellent, friendly team.

The friendly team at Amber kept us up to date throughout the sale of our property and always offered professional and helpful advice. They are always at the end of telephone and nothing is too much trouble.
We would have no hesitation in recommending Amber Homes.

Couldn't fault a thing

Couldn't fault a thing. Keeped me upto date with how the advert for the house was doing online. Chased up all potential buyers and updated me regularly. When we wanted to have some updated pictures done they did so and had them uploaded within 24 hours. Gave me great advice regarding bids that were made so that I could come to a final decision I felt happy and comfortable with. Would strongly recommend and will definitely use again

Everyone at Amber Homes has pulled together to create a successful first time letting of my property. The experience as a whole was a very efficient one and the attention to detail was first class. I would have no hesitation to recommend these professionals to assist others in the same situation.

A complete lack of transparency

A complete lack of transparency, consistency or due diligence when handling an offer.

We spotted a beautiful house for sale on Rightmove on 17/11/20. Whilst booking the appointment, one of the many different people that we spoke to during this saga explained that the sale had recently fallen through due to the previous buyer having issues with their mortgage.

The home owner showed us around and we instantly fell in love with the property. The owner did kindly explain that they had received an offer from another buyer that afternoon. With that in mind, we called the agent within an hour of leaving the viewing, spoke to another person in the team, and offered the full asking price. At the point of providing the offer, we were asked what size of deposit we will be putting down (the important point to note here is that we weren’t asked what size of deposit we had available but rather what deposit we would like to put down) and I explained that our mortgage advisor had recommended putting 15-20% down based on the mortgage that we were able to secure. During this conversation I queried why the previous sale had fallen through and I was told that the previous buyer had been a cash buyer but had to withdraw due to personal circumstances - strange, when booking the appointment I was told that they had issues with their mortgage?? But I thought nothing more of it and just put it down to the fact that I had spoken to a number of different people in the office and maybe one of them was confusing this with another sale maybe..

We then received a call the following morning to request our mortgage agreement in principle, at this time I asked whether they required proof of our deposit too - I was told that this wouldn’t be necessary until the offer had been agreed (seems very odd to me that an agent would put a sale together without knowing where the full funds are coming from, surely this is basic due diligence? However, I accepted this and carried on). Rather than sending an AIP that was produced 6 weeks ago (a lot can change in that time in the current climate and we wanted to ensure that the homeowner had as much reassurance as possible that they wouldn’t lose another sale due to finances not being prepared correctly) I asked our broker to provide an up to date AIP that same morning. Within 2 hours Amber Homes had our up to date AIP. I called to confirm that they had received it and the agent confirmed receipt. Being incredibly excited but also nervous about having competition, I asked whether our position and offer etc looked strong enough to them to secure the house. I was told that the position of the other buyer was similar to ours but we had submitted the highest offer.

This is where the lack of transparency and consistency comes into play.. 90 minutes or so after sending Amber Homes the AIP, I receive an email to tell me that the seller had decided to proceed with the other buyer due to them having a larger deposit - surely any person or business with an ounce of professionalism would pick up the phone to deliver this news?! My issue here isn’t necessarily losing the house, my issue is the way the offer has been mismanaged. Had anybody from Amber Homes called to explain the situation before a decision had been reached then they would’ve established two things; 1) we were prepared to increase our offer beyond the asking price and 2) we have the funds available that equate to almost 70% of the price that we had offered but were advised to put a smaller deposit down by our broker as we simply didn’t need to put more than that down based on the mortgage we are able to secure.

On receipt of this email, I called Amber Homes to explain the above to them only to be told that the other buyer had matched our full asking price offer... So, now it’s become clear that the other buyer was offered the opportunity to revise their offer but we weren’t? The person I spoke to explained that they would relay our details to the seller.. so that Amber Homes had all of the relevant information to share with the owner, I decided to email them with our bank statements etc so that they had clear visibility of our deposit funds available (word of advice to anybody offering with Amber Homes - ensure you send this through with your AIP, despite being told it’s not needed, clearly some sellers will base their decision on the deposit available - and rightly so, it’s the foundation of the offer).

an hour or two later, another email (not a phone call) came through to explain the owners were sticking with the other offer and they are giving them a chance to provide paperwork... you mean the same paperwork that you’d already received from us??

Amber Homes were fantastic throughout the selling process. Our property actually sold 3 hours after it was listed! The pictures and marketing were superb. Our buyer was a little difficult at times but Amber Homes put our mind at rest and liased professionaly with our buyer and all went smoothly in the final stages. Please support your local agents and stay away from free or cheap companies.

Professional and on the ball

Amber homes were really on the ball at letting my house out. After a bad year of trying to sell it with the pandemic I decided to let it out and within a matter of weeks they had it sorted it. They didn't just put anyone in either like some letting agents do. I had had a bad experience from a previous lettings agent, so they were really helpful and reassuring. Very professional. Would definitely recommend.
