This company caused panic over "brown circular stains" in the upstairs bedroom which, on second viewing and on receipt of the surveyor's less grainy original photo, turned out to be some planet stickers. £750 should buy you expert care and attention, not a report produced so hastily and with so little thought that some stickers of the planets are mistaken for mould.

I recently commissioned a Level 3 Survey for a period property I was looking to purchase, and I was thoroughly impressed with the service from start to finish.

I had an extremely disappointing experience with Ark Surveyors. Despite visible water damage in my garage, their report failed to mention it, leaving me to deal with the consequences. After raising this issue, I was shocked at how they handled the situation. Rather than taking accountability, they attempted to shift the blame using disclaimers and excuses.

What’s even more concerning is that I’ve seen other reviews mentioning similar experiences — visible issues completely missed and no admission of fault. It’s clear that this is not an isolated incident.

I genuinely tried to resolve this matter with Ark Surveyors without resorting to a public review. Mistakes can happen, and I was willing to be understanding. However, their refusal to take responsibility left me with no choice. I have now escalated this matter to RICS, and I hope they will address it appropriately.

They may respond here to try and shift the blame further, but the fact remains simple — there is visible damage on the wall, and their report made no mention of it. It really cannot be any clearer than that.

For anyone considering Ark Surveyors, I strongly recommend looking elsewhere for a more reliable and accountable service.

The initial survey was organised very quickly once given details. Dan was really patient in helping me understand the survey and answering my questions for further investigations. He was happy for me to give him a call and would respond when not available when he would be able to get back to me.

Good prompt service, with some verbal feedback before the report as requested

We instructed Sam conveyancing for home survey which they subcontracted to this company. We received a survey full of flaws, the survey report referred to damp in rooms, like a beauty room that did not exist in the flat. It mentioned there is rising damp (which is only an issue for ground level flats) in a second and third level which is unheard of. The report showed a meter reading to 99.9% damp in the wall which is a REALLY damp wall while these was no evidence of damp in the flat. We questioned that and the surveyor refused to tell us which wall it was that was so damp (even after asking for about 10 times) because we believe the reading was not taken in our flat. Otherwise why would they refuse to share that information? We ended up hiring another damp specialist and pay them £400 just to put our mind at rest before we buy the flat. Not surprisingly there was no damp issue in our flat at all. Our conclusion was that the survey report really did not belong to our flat and it was more or less copied and pasted from another report. It either contained incorrect information or a type of information that you can find in a Google search and we were charged £529 or so for it. We also understand the surveyor spent very little time in the flat which explains the quality of the report.
