I beleive that the report is…
I beleive that the report is comprehensive for the money I paid. While there are few open points about the condition of the property, I was expecting that given the nature of the survey.
Also, you were able to book quickly, the report came out on time, and it was at a competitive price point.

Not worth the cost for snagging !!
I booked a snagging survey and the results are not up to the expectations.
There were a few things that I could see such as water damage to the kitchen cabinets and utility area, which were not reported at all. Whats the point of bringing a professional in when such things are not spotted.

I can confirm that the surveyor spoke to you on the 31st of July 2024, and the issue was related to leak damage you had wanted the surveyor to include in the report on the day of the inspection and also on the 31st of July when the surveyor had called you.
We can only report on the property's condition during our inspection. We cannot give information based on hearsay, either. Whilst we understand from you that there might have been water damage, we found no evidence of this at the time of our inspection, hence our findings in the report.

perhaps i expected too much
was on time and report submitted speedily. not sure its worth the money though as very light on details and recommends a whole raft of more people to verify condition of wiring plumbing appliances etc.

Initial email about wrong property
Initial email about wrong property. Property build date 50 years out. And a structural issue highlighted because of the presence of a pattered plate which happens to be the door bell ?! Has given me little to no confidence in the accuracy and quality of the report

Thanks for contacting Ark Surveyors, and I am sorry to learn that you are not happy with the service that has been provided. As noted in the report, the age of the property was noted as approximately built in the 1930s, and this was an assumption, and this has been addressed.
Secondly, we noted possible pattress plates on the surface of the side wall. The word possible means maybe. The Surveyor has appropriately recommended that further investigation is made by a structural engineer. The surveyor is allowed to recommend specialist knowledge according to RICS guidelines for Level 2 reports. A comprehensive report was provided to you with photographic evidence of all defects noted.
I believe the instruction has been completed to the appropriate specification with all reasonable skill and care and to the standards set out in the Terms and Conditions of Engagement, which were agreed with the client.

Great experience with Dan!
I had a hard deadline for the contract exchange and had to know if there were any major red flags as quickly as possible. Dan was the only surveyor who was available to do the Level 2 survey in the next 2-3 days (and not weeks as many), but also kindly agreed to give me a call after he finished to give me a quick overview. I'm very very grateful!!! Some days later he sent me a great detailed report.
