auction house London, paid a deposit to bid, they cancelled auction and have still not returned my deposit so i cant bid on next auction. also failed to reply to email offer and failed to have keys for access to the property i had booked a viewing with, and worst of all was the legal pack with £10k worth of hidden fees and a 14 day completion requirement. UPDATE: now the company is trying to have my review removed! and now its been 9 days and still £6200 has not been returned to my account! Further update my bank starling has had to claim back my deposit and I have also learnt after they informed me they had sold the property which was a lie as its now listed on with a local estate agent on rightmove, the agent asked on my behalf if they had received my two pre auction offers which legally they have to submit. They didn't, the seller knew nothing of my offers.

These positive reviews are true? For us was not the same Dealing with this one way company what we found they only interested how to ripped of both parties buyers & sellers.
We understand it’s business but you can’t be greedy too much. Avoid any cost if you’re in process read the contract first before bidding. Daytime robbers teams up

After a long probate slog I was at last granted the Letters of Administration to sell my late sisters flat. By comparison the experience had with Joe at Auction House, was fast, efficient, trouble free and successful. His immediate response to every query made the sale so easy.

I very rarely leave a review (and almost always when dissatisfied) but have been enormously impressed with this outfit.
Having seen other poor reviews here i was initially sceptical about dealing with them. However, my experience has been fantastic. And I am therefore minded to balance the negativity I found here on Trustpilot.
My wife and I were interested in a flat in the auction of 24May2023. The ownership, paperwork and general legalities were complex and my solicitor advised me not to touch it! However, I contacted London Auction House and the CEO, Jordan Philips, called me personally. He put me in touch directly with the seller’s solicitors and I was able to get straight answers to my questions direct from them. As a result I decided to switch my own solicitor to someone I had greater confidence in. His advice gradually became positive.
In the evening of 22nd May, I mistakenly thought the flat had sold pre-auction as it did not show on their “Lots still available” tab (which I now know references Lots not sold at previous auctions!) I texted Jordan late that evening and he immediately confirmed that it was still available.
The next afternoon - and after further reassurances from various parties - I consulted Jordan and made a pre-auction offer. This turned into a brief negotiation which Jordan handled personally with half a dozen phone calls or so. Within two hours of the deal being struck, the deposit was paid and contracts exchanged.
I have nothing but praise for the entire process and particularly for the preparedness of Jordan (who I have still never met) to get involved and respond personally whenever asked. Such a rare quality in today’s world.
As a postscript to this experience I asked for pre-completion access with architects which Jordan then organised with the vendor and offered to personally attend if necessary as the vendor’s agreement was dependent on London Auction House attendance.
I wish Jordan and his company every success for the future.

Registered to bid on a property in the London auction. Paid the required block they put on the required funds in your bank account and i checked with my.bank that this was in place and then when i wanted to bid it wouldn't let me.
Waste of time and effort.
There should be a way to test you are set up to bid before your chosen property starts.
Can't trust their system.
Update: 17 March
Despite being unable to bid in their auction they still have a block on thousands of pounds of my money two days after the auction i couldn't bid on.
Terrible experience.

I don't recall any emails about a query with my address and i gave my passport and a BT bill as proof. They are happy with my address. Maybe your emails went into my spam box, i will check later. However if you were not happy with my address ( which is correct) why allow me to pay a holding deposit in order to bid and keep reminding me to do so?
I will check with my bank to see who is stopping me from gaining access to my money.
Not happy either way and your systems need to be dramatically improved.
Very sceptical now.
Update following a call to my bank
My bank spend a long time checking the hold you placed on my money and they tell me you have NOT released that hold on my fund as you claim and they have to wait until you do that. MAYBE YOU SHOULD CHECK WITH YOUR BANK!!
Update 18 March
Finally the hold on my money has now been withdrawn.
Also checked all my emails and spam box and no emails have been received claiming they had an issue with my address as they claim. Also when going through their registration process at no stage did it indicate a problem as all sections were ticked as being ok before it allowed me to enter my bank details so they could put a hold on my funds should i bid.

Your registration system gave ticks against the items you asked for and then i booked my funds that you wanted as security. You need to make sure your check system works correctly so that if there is an issue with one part you cannot go through to the next part. Then i would have known there was an issue.

Mysteriously sold properties reappear for sale again after being sold at the auction.
Auction House uses gas lighting techniques. If you successfully bid a property the auctioneer will catch you off guard by using aggressive bullying techniques and language to collect deposits. They claim I didn’t do my due diligence, when in fact they can’t substantiate why last moment critical Lease information was added to their Notices just prior to the auction, while the Lease header had irrelevant misleading information and the auctioneer didn’t bother to notify bidders during their live auction about critical Lease documents being added last moment. The auctioneer sent me a email claiming I would lose my deposit of 6200 pounds as a penalty if I didn’t proceed with a transaction (which turned out to be a scam) and then they took 27200 pounds. . Keep well clear as this auctioneer in London, UK is operating a Ponzi scheme - They appear to make their money from allowing dodgy sellers use unethical practices to sell and resale the same properties and collect deposits.
If could give this company 0 stars i would. The treatment i have received today off members of staff is disgusting. I was firstly lied to on the exchange of a contract when i purchased a property today (wed). i was told i would have to wait till Fri till i get the keys to a property i now own! I was called 20 mins later to say it had now been exchanged but have to wait till 9pm to get the keys. (The contract exchanged at 12pm) I was then spoken very rudely to and asked what 'my problem was with getting the keys at 9pm, at least they aren't in London'. Through out the calls i had with him he was was very abrupt, rude and used bullying tactics. My solicitors gave this person 2 deadlines to hand the keys over amd both times failed. the time is now 9.15 and i still have NO keys to the property i own. I wouldn't recommend buying a property off this company to anyone.

Being as honest as I can with regard to this company, I would say this... If you are a seller, Auction House would be a good option to sell your property. I give them credit, they work hard on behalf of the seller.
If however (like me), you are a buyer I wouldn't expect much in the way of service.
Some pointers to look out for based on my own personal experience....
1. Go and see the property, the videos aren't a fair or accurate representation of the property itself.
2. Read everything VERY carefully. I was caught out as some additional costs are written in words and others in figures. Difficult to spot with the lack of consistency. There were also conflicting timescales in the pack as to when the deposit needed to be paid. You have to firstly spot, and then consider the additional costs before bidding!
3. Don't expect much in the way of communication or co-operation. They chased me like mad to get my deposit, threatening all kinds of action if I didn't pay within 48 hours, (even though the contract of sale stated 5 days, this apparently was wrong and therefore completely disregarded by AHL). However, when I tried to then view the property after I had paid my deposit, I chased like mad but all to no avail.
4. Check the person who's selling it is the legal owner. Evidently, the person who sold it to me wasn't the legal owner at the time of auction. The person who I thought was just a tenant was actually the owner! She had to endure people coming round to look at the property when she thought she had already sold it. The new owner decided to put in up for auction prior to completion of his sale.
5. Ensure there is a provision for you to collect keys, I had to chase the seller on this only to receive a text back saying 'Why don't you go round there with a locksmith, get him to get you in'. Firstly he claimed he'd posted them, then he had to check, then he clearly hadn't. When I replied, I'd rather open the front door with the key, I received no response.
Very disappointing, from start to finish! Just be very careful, make sure you read everything and read it all again. And know that once the gavel has dropped, you're pretty much on your own.
