From my recent experience I can wholeheartedly recommend West Yorkshire Auction House who sold my mother’s property. They provided an excellent service, were highly professional and gave first-class support and guidance throughout the process. I was rather unsure about going down the auction route but I had no need to be. It was all handled expertly. Communication skills were first rate, Dan in particular, who explained the auction process clearly. A very reliable team.

I was nervous about buying at auction, as I'd never done it before. James was great beforehand and reassured me, and on the day of the auction, it ran calm and measured, James made it very enjoyable and I felt a lot better about it than I had expected

I recently dealt with Auction House West Yorkshire, as I needed to sell a house which wasn't suitable for sale by a traditional Estate Agent due to it needing rewiring.
Their service has been excellent. From the very start of the process, when Dan carried out a property visit to do a video walk-through, right up to the day of the auction, I was given regular, detailed updates. And, I'm very pleased to say, the property sold on the day of the auction, for 20 percent more than the initial valuation from a local Estate Agent. And with much less hassle, as there was no need for a property survey.
Highly recommended company with a genuine focus on helping its customers.

I contacted Auction House in mid-August through their online enquiry form, requesting communication via email due to my discomfort with phone calls. Having owned my home for seven years, it had become increasingly difficult for me to manage the costly repairs and renovations it required. After some research, I noticed several local properties had sold above expectations through the auction method, so I decided to explore this option.

Dan Andrews promptly responded to my enquiry, contacting me via email outside of normal working hours. He offered to visit for a valuation and take photos the very next day. Within 48 hours, my property was listed on Rightmove and the Auction House website, with an auction scheduled just three weeks later.

The auction process was thoroughly explained to me, and I was kept informed at every stage by Dan and his colleagues, Carly and Rebecca. Any questions I had were answered clearly and promptly. The entire team was knowledgeable, professional, and friendly throughout. Once I handed over the keys to Auction House, I had peace of mind knowing everything was being handled for me. They even recommended a solicitor to ensure a smoother and quicker completion process, saving me the hassle of searching for one myself.

The auction itself was an engaging experience, watching other properties being sold, and wondering how mine would fare. The auctioneer did a fantastic job encouraging bidders and adjusting bid increments to secure the best possible outcome for me. Dan had set a reasonable guide price, with my reserve price just 10% higher. Two days before the auction, I was informed that a cash offer at the reserve price had been made. After careful consideration, I chose to proceed with the auction instead. The team was incredibly supportive, explaining the next steps in detail and providing links for me to watch the auction in real-time.

I was thrilled when Dan contacted me after the auction to inform me that the property had sold for over £5,000 above my reserve price, achieving the target I had set from the start. I couldn't be happier with the result.

Having never auctioned a house before I wasn’t sure of the process and how it worked. I dealt with James Pank who was patient, supportive and professional from beginning to end. He took time to treat me as an individual and was understanding of my personal circumstances surrounding the sale. Everything was so fast and efficient

Auction House was able to sort out a viewing for one of our disabled clients. This enabled them to safely visit and view the property by themselves, promoting independence.
