Highly recommend Bairstow Eves

Highly recommend Bairstow Eves. We really appreciate their help and support throughout the house sale process. I was new to selling a house (on behalf of my Mother), so I had a lot of questions and these were always answered thoroughly by the agents involved: Claire, Daniel and Stephen. They were all professional, informative and worked very hard to keep the momentum going throughout the process. A big thank you to the Folkestone team.

Wasted my time

Had an appointment booked for today 27th October at 12pm, even sent me a reminder at 10am. Didn't turn up or message to say their not coming. Missed their opportunity, won't be asked back.

About 4 days ago I inquired about a property near Boston UK.
The phone was answered by a disinterested young gentleman, who mumbled so quickly I couldn't understand a word he was saying. It turned out he was in lettings whilst I needed to speak to somebody in sales. I was told that somebody would ring back within half an hour or sooner. Over 4 days later I am still waiting!
Consequently I could not recommend putting your house up for sale with this company, are clearly not making any effort to sell your home!

Letting agents from hell - Walsall branch - Joshua Hodgetts

They failed to provide me, the client (and landlord), with a duty of care, they acted in a manner that was deceitful, underhanded and dishonest when finding me tenants, for misleading, omission and lying when providing me information about the prospective tenants because the tenants failed to meet the referencing criteria that I had stated and they failed to divulge this information to me. They just wanted to get their greedy hands on their commission to my detriment. Their actions are in breach of The Property Ombudsman’s Code of Practice for Residential Letting Agents and also the Misrepresentation Act 1967. I have made a formal complaint and plan to take my complaint to the property ombudsman.
I made it perfectly clear to them before signing the contract that I do not want tenants on benefits.  The person who was dealing with finding tenants was Joshua Hodgetts, although others were also involved, they too were just as useless as him.  He falsely told me that the tenants had passed the refencing checks, this was not the case.  The tenancy began on 19 September 2025 and Joshua Hodgetts phoned me prior to that date.  I asked him about the tenants, as I had not been told anything about them, I had no idea whatsoever who they were, what work they did or anything at all, and Joshua Hodgetts told me the tenant was a single man with two children, he was an accountant and earned £30,000.  Joshua Hodgetts lied to me.  The truth was that it was both the man and the woman on the tenancy agreement, unknown to me at the time.  Had I known the truth I would NEVER have accepted them as tenants, I believed the letting agents, I should NEVER have trusted them.
I knew nothing about the tenants before they had signed the contract because Joshua Hodgetts and company had failed to disclose anything to me. When I finally saw the references I was horrified, after they had moved in. There were red flags in their references, both tenants had 4 previous addresses, that is a lot, considering they are only 33 years old. I would question why. Did they leave a trail of destruction whenever they left and move to new premises? The woman is in receipt of benefits, I had specifically stated that I do NOT want tenants on benefits, the woman had a court judgement of £1296 against her for not paying for something, and there had been a court hearing in December 2024, it is only less than a year ago. She had clearly failed the referencing. Joshua Hodgetts deliberately did not declare these to me and I am holding him accountable for his dishonest actions.
Also they have been smoking weed in the property and there are people there, who are NOT the tenants, so I believe the property is being sublet.
AVOID THIS LETTING AGENT - RUN LIKE HELL AWAY FROM THEM!

Poor after care service

Initially, my experience when renting the property was very smooth, and I appreciated the support provided in finalizing the tenancy agreement. However, after moving in, I encountered several maintenance issues which were reported promptly. These included a leaking pipe under the sink, an oven that was not properly cleaned or functioning, and later, the discovery that the boiler was not supplying hot water.

While I raised the sink and oven issues straight away, the hot water issue was first mentioned over the phone and later raised formally through the company portal. Unfortunately, despite my efforts to communicate these concerns, the response and resolution process has been disappointing.

When I spoke to the property manager, Rob Shaw, the conversation started off positively. However, subsequent responses became increasingly generic and unhelpful. When I raised my concern about this lack of progress, the manager reacted unprofessionally by raising their voice, as accusing me being disrespectful towards him —a level of conduct I did not expect and found unacceptable.

As of today, it has been 13 days since I moved in, and these issues remain unresolved. This has caused significant inconvenience, particularly as these are essential facilities that should have been checked and functioning properly before move-in.

Overall, while the initial rental process was handled well, the aftercare and professionalism in addressing maintenance issues have been unsatisfactory. I hope this feedback is taken constructively to improve communication, professionalism, and responsiveness for tenants in the future.

Bairstow , Sutton In Ashfield branch .has…

Bairstow Sutton In Ashfield branch has been wonderful. We have had bad experiences before with moving houses. The staff there put us at ease straight away. Bethany came and valued it. Updated us every step of the way, later helped me sort all paperwork. Laura and Lisa were there to ease out nerves and Ebony kept us informed throughout, chasing up our questions to solicitors and the other estate agent. All the team were professional and efficient. But most of all caring about their clients.

Lucy and Chris were amazing

Lucy and Chris were amazing, to say they went above and beyond is an understatement! They chased and chased when it came to the conveyancers and managed to get me into my flat in good time. I am so happy being back and living in my dream home, forever grateful!

The agents are nice, but unfortunately they are capable of lowering the property's price. Despite assurances that the price is final, you shouldn't trust them. I do not recommend.

I have bought and sold house so I am no novice. The house I was selling this time was my mothers. Therefor we as a family were still grieving. Information was sparse, not clear and if we had all the information we should have had we would not have accepted the offer and kept the house on the market. I felt the company was not working for us. I have spoken with B Eves but got nowhere. I would not use them again, very disappointed

It’s almost amazing how everyone at the…

It’s almost amazing how everyone at the Lincoln branch is so incompetent and uncaring about their job here.

It took Bairstow and Eves two months to return our deposit for a flat once our tenancy was up - it took almost daily emails (that nobody responded to) and the same amount of calls (that were rarely picked up, and when it was it was just a receptionist who said they’d get someone to contact back but never did) and it still took an extortionate amount of time to get our money back.

We went through multiple people (Joanne, Jayne, Kieran) who were completely useless and it felt like pulling teeth every time I needed an update or just ANYTHING in relation to the deposit. Emails were rarely responded to (and if there were it was because I had to ring up and ask for a response, my partner even went into the branch to get answers and still NOTHING was done) and I was lied to constantly - such as being told it was being processed and then weeks later being told the process hadn’t actually started. Or being told that my refund would be processed in 3-5 days only to receive an email 3 days later being told that I’ll receive it in 10 days.

Please avoid this realtor if you can, they’ll do anything to delay the process of getting your money back to you. I genuinely don’t know how this place still operates if this is how they’re treating tenants.

I am extremely disappointed with the…

I am extremely disappointed with the conduct of this estate agency. They entered my property using the spare key without giving any prior notice, which made me feel unsafe and violated in my own home. This is a serious breach of trust and privacy. Tenants have the right to quiet enjoyment of their home, and any entry without notice is not only unethical but potentially unlawful. I expected a much higher standard of professionalism and respect. I do not feel secure knowing this agency manages the property.

Branch responsive to my circumstances

Bairstow Eves was recommended to me and I, in turn, would recommend them on the basis of my experience with the branch in Radford, Coventry. They found me a buyer with the first viewing of my property. And although I could not ultimately follow up because I couldn't find a suitable alternative to move to, they enabled me to cope with the process by being open to working around personal constraints caused by my having Parkinson's disease. I found staff understanding and helpful and would use Bairstow Eves again if I was to revive my moving plans further down the line.
