Happy Buyers

We’ve just completed the purchase of our new home through Ben Rose (Bamber Bridge), and the experience was excellent from start to finish. From our first enquiry via RightMove to the final completion, the team was consistently professional, responsive, and helpful. They kept communication flowing, passed on our questions to the vendors promptly, and did everything they could to keep the process moving smoothly.

As buyers, we couldn’t have asked for a better agent. Huge thanks to Jess, Kayleigh, and the whole team at Bamber Bridge—you made a stressful process feel much easier!

Avoid Ben Rose Leyland

Tried to buy a house advertised through Ben Rose and what a nightmare! Megan at the Leyland office proved to be totally out of her depth and unprofessional in her approach liaising with seller and buyer. After dealing with Ben Rose I would not trust them again and would avoid at all costs. It is because of estate agent like Ben Rose that estate agents get a bad name. After buying and selling numerous properties in the north west, Ben Rose without a doubt the worst I have experienced. Aaron at the Leyland office was a top guy but can't say the rest of the staff in that office. Other estate agents in the area are more professional.

Outstanding Service from Start to Finish

Ben Rose Estate Agents in Leyland did a fantastic job selling our house. From the very first contact to completion, the entire team was professional, friendly, and incredibly helpful.

A special thank you to Catherine (the manager), Megan, Emily, and Aaron—each of them went above and beyond. They were always quick to respond, kept us informed at every stage, and made the whole process feel smooth and stress-free.

Their communication and customer care were excellent throughout. We couldn’t have asked for a better experience and would highly recommend Ben Rose to anyone looking to sell their home.

If you are looking for a professional company, with friendly, helpful staff, go elsewhere.
We wanted to support a local company and put the sale of our property with Ben Rose in Chorley.
The initial on boarding was great, polite, helpful staff, but this was to change as the process moved along.
We had a number of potential buyers view our property, with an offer put to us and accepted. Unfortunately, this fell through, due to issues at the buyer's side. We requested our property be put back on the market, but we were shocked to be told that the prospective buyers would need to be contacted to ask if this would be alright, even though they had withdrawn their offer!!!
We advised the staff of the minimum amount we were prepared to accept for a sale, but for a reason unknown to us, we were contacted with lower offers and offers lower than the actual "offers over" price!
A buyer was finally found and as we neared exchange of contracts, one of us was contacted by a staff member who very rudely advised that exchange needed to happen very soon, as the buyer was pushing. Turned out it was the buyer who was holding things up as they had not submitted all required information to their solicitor.
Day of completion arrived. Whilst taking a phone call from our solicitor, advising us that the sale was complete, a staff member from Ben Rose left a rather abrupt voicemail message to call her back.....on returning the call, she wanted to know how long it would be before they received the keys to the property as the sale had completed, even though she was advised that the removal company were still there, taking the furniture out of the door......is that not what happens on moving out day? When the keys were handed in at the branch, no one asked whether everything had gone okay.
A totally awful experience with this company and their unprofessional staff.

To clarify, we would not usually contact a buyer after they have formally withdrawn from a purchase. However, if there are signs of an issue within the chain, or if the vendor has asked us to return the property to the market without the buyer formally withdrawing, we may reach out beforehand in an effort to prevent a sale from falling through. This is a standard courtesy and part of our commitment to acting in the best interests of our clients.
With regard to offers, we are legally required to put all offers forward to the vendor, regardless of the amount, unless the vendor has expressly instructed us in writing not to do so for offers below a certain figure. This ensures full transparency and allows our clients to make properly informed decisions at every stage.
On completion day, it is also standard practice to contact the vendor once legal completion has taken place. This allows us to then inform the buyer when they can collect the keys and allows us to manage their expectations throughout the day. We fully understand that completion day can be a particularly stressful and emotional time, and our aim is always to keep communication clear and timely to help the process go as smoothly as possible.

House Sale


I sold my house with Ben Rose and I cannot recommend them enough! Their advertising, communication and sale techniques are fantastic. We had viewings and offers within a few days and they supported me every step of the way through the sales process. They chased both solicitors to try and keep the process moving smoothly and answered any email or phone call promptly. Very Poor Service

Very Poor Service. We went to view a house and they went to the wrong one. The second viewing on the same house and they were late. The people who supervised the viewing could not answer our questions and basically fobbed us off for an easy time. Pleased that we were not selling our house through them.

Holding our property for staff or friend under the price

The worst company ever for selling property!

They valued our property at over £110,000 and had more than 1,800 views online — yet only booked 3 viewings in total over 2 weeks. We were told just one offer came through during that time.

They didn’t call us back, rarely replied to messages, and clearly didn’t care about doing their job properly.

One of the viewers even had to go alone to the property because they didn’t show up on the scheduled Tuesday viewing.

They were clearly holding our property for themselves or someone they knew — but they didn’t even have the funds to buy it.

They first offered us £100,000, which we refused. Then, after we gave them 28 days’ notice of cancellation, they suddenly came back with a £102,000 offer — still £8,000 below the initial valuation!

We were desperate and needed the money, so we accepted. But after 3 months (during which the buyer changed), we decided to walk away and go with a different agency.

During this time, we were begging them to find new buyers or to allow more viewings, especially as we saw interest in our property increasing online. But they kept refusing.

After leaving negative reviews about their service, they blackmailed us — threatening a £30,000 court claim unless we removed the reviews.

They even said they wouldn’t let us go with another agent unless we deleted the negative feedback on Google and Trustpilot.

We were forced to sign documents, which I’m attaching here as proof — because this could happen to you too.

When we left them, they gave us a list of 10 potential buyers we supposedly couldn’t sell to — but we only had 3 actual viewings from them. The other 7 were likely people who showed interest after we’d left, or weren’t even genuine.

Thankfully, we found a new, family-run agency nearby. On the first day they listed our home, we had 7 serious inquiries — and sold it in just 2 days!

Not only that, we got £8,000 more than the previous offer — and we were told if we waited a little longer, they could’ve sold it for £110,000 or more!

How is that possible?

They were clearly keeping our property undervalued for a friend or relative, especially as it’s in a prime central Chorley location.

It could happen to you too.

They made no real effort to sell or show the property, despite our repeated requests.

We’re disappointed to see this review, particularly as part of a broader pattern. While we believe everyone is entitled to share their experience, this individual has previously posted or orchestrated approximately 15 false or misleading reviews across multiple platforms, including from people who had no dealings with our company. All of which were damaging to our business and reputation.

We secured an offer on the property within a week, and a sale was agreed within 3 weeks, yet throughout the process we received repeated threats of hourly and daily negative reviews unless we agreed to waive a withdrawal fee that was contractually due. As part of a formal resolution, the client signed an agreement to remove the reviews and not post further feedback. Despite this, he has continued to breach that agreement in an attempt to harm our reputation.

We remain committed to delivering a professional, honest service and always welcome fair and genuine feedback, but we also believe in protecting our business from malicious or misleading claims.

Best estate agents

Joanne and Sophie have been amazing with us. Every other Estate agent said we are wasting our time. This Estate agent understands that a massive amount of us have fur babies. Unprofessional agency

Unprofessional agency. I went to view a house and I was assigned a time slot. The lady from the agency showed us the house briefly and after 5 minutes another couple turned up and the lady let them in, and began showing them around without paying attention to us. I wanted to ask questions and view certain parts of the house properly but this was not possible as the other couple seemed like a priority.
At the end we just went away.
If you’re selling your house don’t chose them as with their unprofessional attitude will let the potential buyers go away.

On occasion, we may need to double-book viewings when we receive excessive requests for a particular property, such as 10 or more for a single day. This is done to ensure that all interested parties have the opportunity to view the property, as it would not be feasible to be at the property for an entire day. While this may not be the perfect solution, we believe it is better for our vendors, as it enables us to accommodate all viewing requests without turning potential buyers away.

Ben Rose were excellent from day one, from the valuation through to the call to say the sale had completed. As my property was empty I left them in charge of viewing and was informed beforehand of any upcoming appointments and had regular updates from the team. Amazing

What can I say about this company? Jo was great at finding a property at short notice, she worked hard to secure the property and was great communication. Sophie was great at keeping you updated and chasing up paperwork. While Megan explained everything at all stages. If you need an estate agent or letting agent you need to call this company first.
