The only thing that saved this…

The only thing that saved this experience for me was Mark Wilson! He stepped in more than a week after we were placed and the ball was dropped, he grabbed the ball and ran with it. He made himself available whenever I needed him to explain things, to chase things, to see what the hold up was in other depts that were not communicating and so on. Without Mark I can tell you I certainly would not have made it to the finish line with Cogo .... Be glad you guys have a loan officer that goes the EXTRA 100 miles because he did go above and beyond and saved out business for you guys.

my experience with Cogo Capital was not bad. I do like the fact that they are very easy as far qualifications to the loan. However one of the things that was not so good was the amount of documents to be submitted in addition I prefer it to be more of a digital process. d. My loan officer and the team was good to work with. however I was able to get it accomplished. Also, the fees are extremely high. I would recommend shopping around if possible, Cogo maybe easier to qualify however fees are really high.

So far I've learned a lot

So far I've learned a lot, from Ross IRAs, fixing flips, compensation funds investor qualities, and now one day turnovers for buy and sell it's great I've learned a lot lot and as an investor I'm a I'm noticing that my girls are getting worked and so I'm just waiting on the playbook to my investments and we'll see how it goes I'm a I love the support and I know that are excellence will help an economy out distressed or not. They definitely have a lot to offer they do teach you and they've had pretty successful people.

Very Very Slow Process, Unreliable , Waste of Time.

The Worst Company I have ever worked. Very Very Very Slow Process. They will not respond any calls or Emails. Expect to wait for 3-5 days to get a response. They ask for way lot of documentation, even more than conventional lender. Don't rely on them to close on your target closing date. My Loan took 8 months even when I submitted the Application fee of $250 and send all documents right away whenever was asked. Please dont trust them if you are a serious investor looking for a reliable lender. They will take your $250 application fee and will drag you for weeks and then will Deny you the loan. Save your time and energy and find another better lender.

Beware do not use this company.

I will start with something positive first. I came to this company with some credit issues. Along with a cosigner I was able to complete a rehab loan with an extremely high down payment and extremely high interest rate but nevertheless I did closed on the loan.
Now the problem I have with this coming is they fumbled a perfectly good refinance. Imagine having a file where the primary applicant has over a 700 score. The property cash flows close to 5k a month and it appraised high. Perfect file. I responded to an email on 2/14 to lock in a 3.7 or 3.9 interest rate. I turned in everything they asked for with in 24 to 48 hours. My rate should have been locked and if it wasn't they should have told me what I needed to do to make sure it was locked. They asked for everything minus my blood type and my medical records. I complied with everything. They sat on my file until April. The entire time I asked what do they need. They finally came back with my numbers the 3rd week of April with a 7.3 interest rate. I am livid. I missed out on a opportunity because I trusted this company. My rate should have been locked in February when I started this process. But it wasn't. Now they offering me rate that is pretty much 3 percent higher than what I'm already paying. It is so unfair that they set on my file and now I've missed an opportunity to lower my rate. Beware of this company. I wouldn't suggest them to anyone. I hate that I trusted them. Rates will probably never be that low again. I could have went anywhere and they would had jump all over that file. But I trusted them and they screwed me out of an opportunity.

We are a Work in Progress

In a world where everyone hides behind a screen doing minimal of what is necessary. As a borrower, this was extremely stressful experience. Lacking communication or any response from emails or phone calls. Most of the time documents landed in junk file as the norm even though I had prior experience as a client of Lee Arnold System. As a Broker that started the process before being certified and trying to explain this to the people at LAS and COGO it didn't seem to matter. After certification even I received an Old link to pass the exam. Still waiting on tuition reimbursement or at least an acknowledge they received my email form back via Docu-Sign. My guess what the solution would be is Hire more people that are capable to communicating with Client (as student) or Client (as Borrower) or Client (as Broker) But the dang loan finally closed. Praise the Lord.

Con Artists

Their entire sales team engages in Bait and Switch tactics including their leadership team. Over promise and under deliver most of the time that creates lots of tension. People go on vacation and don’t care about your construction draw or any email that is sent whatsoever.

Plenty of other lenders out there to work with.

My recommendation is: RUN AWAY from this company. FAST

This was my first funding through COGO…

This was my first funding through COGO Capital. The staff communicated effectively throughout the process, providing transparency and excellent support. There were a number of borrower issues that belabored the process. They were ready with recommendations for resolutions and patient while my client worked things out. I look forward to bringing COGO more of my loan broker business.

I am a new broker

I am a new broker. This was the first of what i hope will be many loans closed. The process was pretty simple. The client experienced frustrations with paperwork and underwriting process, but nothing major. Clients were ultimately happy and as they have several more properties i look forward to working with them on a repeat borrower basis. Thanks for the support Kyra Clossin, you rock.

It was one of the worst experiences!!!

It was one of the worst experiences. I have been in this industry for 26 years! I am actively finding lenders to replace COGO! Your Fees are WAY TOO HIGH! PROCESS IS SOOOOOOOO SLOOOW!
OVER 6 weeks to close. DID NOT ALLOW MY PROCESSOR TO MAKE HER FEE. I HAD TO PAY OUT OF MY MONIES! HORRIBLE! NEVER AGAIN!!!

worst most unprofessional company

worst most unprofessional company. Started with a broker who lied about being the man with the money. As the closing date was with in days he stated it would be weeks before we could close as he needed an appraisal. In the first week I had asked if he needed an appraisal. We rescheduled the closing again and of course the broker missed that closing too. I went to the company only to be conned into giving up a huge amount of money to get the deal closed. By then the sellers had relisted. I am now out thousands and thousands of dollars and can not go find another company to do another deal as this company took it all. No refunds, no return calls, just sales pitches to get you to take their classes that you dont need saying they will fund your deals if you do. Stay away from this company. You will go broke.

BE CAREFUL!

I don't normally write reviews, but I think it important in this case for those looking to get started in the R.E. investing business. I was contacted by a Rich Rubel after writing a request for funding on Investors Connection. He was very polite and knowledgeable. Explained everything and answered questions. He told me of a $197 application fee. At the end of the conversation I asked him in his opinion what was the chances of my project getting funded, and he replied 100%. The next day my purchase project was sold and I no longer needed that funding. We spoke again and I asked him about getting a funding letter. " No problem" he said, just fill out the application and we will get that done in a few minutes. So, I did. A few days later I received a call from a lady (don't remember her name), she's looking to qualify me for my original project. I explained the change in plans and she said that I would need to get back to Rich for that, and she would have him contact me back. That never happened. After multiple contact attempts via phone calls and text there were no returns. Still receiving solicitations from the company. I have responded to those emails inquiring about the status of things but it seems like they may be just computer generated contacts and not from a real person.
So, for what it's worth, be careful. I checked the reviews here before I made the decision to give them a try and thought I was being careful, but, here I am writing this review. $197 is not as important as the disappointing promises and effort.
