Terrible

Sent a clueless Chav around to value my property with a view to changing mortgage providers. Chav had a quick look around and valued it at nearly 20% lower than the current going rate and zoopla lowest estimate. Didn’t get the mortgage purely down to her ludicrous valuation.

10 Minute Inspection, 10 Year Setback

The valuation we received was nothing short of outrageous. The valuer spent under ten minutes in our home and produced a figure that ignores every piece of real‑world data. Bought for £210k in 2022. Zoopla estimates £226k. Monzo estimates £240k. Instead, he simply copied our 2022 purchase price as if the market has been frozen in time.

This lazy, baseless valuation has cost us our remortgage product and wasted weeks of our time. If this is the standard of “professional” assessment they provide, I wouldn’t trust them with a garden shed, let alone a property valuation.

Avoid at all costs.

use only if you want a property down valued

Like many other reviewers here, we have now lost our buyer as a direct result of an overly exaggerated and, in parts, inaccurate survey report, along with a shocking down-valuation.Even our estate agents raised concerns about how OTT the report was, stating they had not seen a survey so exaggerated in a long time. While we are willing to accept that some aspects of any survey are subjective, several points raised were, frankly, ridiculous.For example:

“Decking slippery when wet” was flagged as a risk. The survey was carried out on a day when temperatures were -2°C with snow and ice present, yet this was still written up as a safety concern.

The en-suite toilet is a macerator toilet. We explained it was fully functional, but—as advised by both the installer and our plumber—it should not be flushed during freezing temperatures due to the known risk of pipes freezing. The surveyor acknowledged this was a common issue and agreed with us, yet still stated in the report that the toilet does not work or needs replacing.

Kitchen units were flagged as wear and tear with comments about the cost of replacement—something that applies to virtually any kitchen and adds no meaningful insight.

Interior wooden doors were marked as unsafe due to glass not having protection, despite us living here for 18 years without a single issue. Despite all of this, the property was then down-valued by £15,000, completely ignoring current market conditions and comparable sales. As a result, the buyer’s lender is now unwilling to lend the required amount, leaving the buyer either demanding a further reduction (after already reducing their offer by £5,000) or pulling out entirely—which is what has now happened.

Out of curiosity, we Googled “best surveyors to down-value a property” — Countrywide Surveyors appeared third on the list. Sadly, based on our experience, that feels very telling.

This entire process has cost us time, money, and ultimately our buyer. The report does not feel balanced, fair, or reflective of the real condition of our home. We would strongly advise others to use this company with caution.

Very very poor

We instructed Countrywide to conduct a Level 2 HomeBuyer survey on a property we were considering purchasing.
During the survey they failed to identify and report on major structural cracking on both the internal and external masonry.

We were alarmed at how such obvious issues could be missed by a qualified RICS surveyor and registered a complaint to Countrywide. They effectively dismissed the issues stating it was nothing more than minor thermal shrinkage.

A subsequent independent survey and structural engineer report confirmed it was not minor thermal shrinkage but significant structural issues requiring remedial work.

We followed countrywide’s complaint process however they maintained it was insignificant minor cracking and merely offered us our survey fee back as what they stated was a gesture of good will.

We were left completely dissatisfied with countrywide’s response and decided to pursue the company via the adjudication process the outcome of which was decided in our favour.

Based on this experience, we were extremely disappointed with the quality of the survey, the standard of the report and the handling of our concerns, and we would not use or recommend this company.

Surveyor report

I am absolutely furious with the service we received from this surveyor. We paid a substantial amount of money expecting a professional, detailed inspection of our home. Instead, they failed to identify a major and dangerous structural defect: a chimney stack had been removed with no support at all.

The surveyor briefly “touched on” something in the report, but completely missed the real issue. This wasn’t hidden. You can see the problem the moment you put your head into the loft. Yet they failed to recognise or report that the stack was left unsupported — a situation that put both our home and our neighbours at serious risk if it had shifted or collapsed.

We are now having to involve structural engineers, builders, and building control to put this right, costing us thousands of pounds and causing huge stress. After speaking with the structural engineer, it’s clear the house should never have been sold in this condition. Any competent surveyor would have flagged this immediately.

We trusted this surveyor, and they let us down completely. The service was terrible, the oversight was dangerous, and we’re left paying for a problem that should never have been ours to fix. Avoid, avoid, avoid.

Extremely Unprofessional

I had an extremely poor experience with Countrywide Surveying Services.

The surveyor, Uvejs Cerimi, attended the property on behalf of Barclays for a change of deed mortgage. I received an SMS from Countrywide confirming the appointment time as 8:30am–10am.

As I do not live at the property, I travelled extremely early to ensure I was there by 8:30am. After waiting with no communication, I had to call Countrywide at around 10am to find out where the surveyor was. Only then was I told that he would arrive at 11am!

The surveyor eventually arrived after 11am, meaning I waited for over two and a half hours! No explanation or apology was provided for the delay. The fact that I had to chase Countrywide myself just to get an update was extremely unprofessional.

In addition, it took over 3 weeks for Barclays to receive the valuation report because the incorrect work was initially carried out. Barclays had to chase Countrywide and request a revision, causing further unnecessary delays to my mortgage process.

Overall, this experience was unacceptable. If I had a choice, I would NOT USE Countrywide Surveying Services again. I will also be submitting a formal complaint to Barclays.

Anybody using these please please stay…

Anybody using these please please stay well clear, I’m more then sure the report that has been done on property isn’t my report or the surveyor walked around with his eyes closed. I can list a number of things that was listed on my report that don’t fit with my house,
One being he couldn’t really say much on the the inside walls as the property had heavy duty wallpaper on, all my walls have been re-plastered and painted, the wallpaper I have is feature wallpaper on a couple of walls.
He also advised that trees and shrubs should be cut back from the house, again I don’t have these,
The main one was I had massive damp and timber rot, which this is what caused our house to become unmortgageable,
I was advised to get a specialist out to do a report on this, which I did in fact I got two out to double make sure, both said the exact same absolute nothing wrong with the property. Unfortunately for some reason my buyer wouldn’t except this to be true, and spoke to countrywide who have convinced him it is damp, he has now pulled out the sale of the house.
I’ve no understanding what this company is all about and how it keeps sending these cowboy surveyors to house and keep getting away with it.

If I could rate this 0 stars I would. Brand new property built 18 months ago undervalued MASSIVELY!! Do not use this company as a seller. Absolutely ridiculous. Undervalued by 20k and potentially lost my buyer and my future buy. AVOID

We have had the same surveyor from…

We have had the same surveyor from Countrywide twice now and twice we have lost potential buyers. The second time we reduced our house by £25,000 as we were anxious to move to our dream home. The really annoying thing is he made assumptions in his survey without asking us I.e. he said we didn’t have an RSJ in the kitchen when we have photographic proof we do, secondly he said we had possible asbestos (a red flag to anyone!) when again we can prove we do not! We did have a minimal amount in the garage roof which was removed when we had some building work done about 8 years ago. Again we have proof. Avoid this company like the plague

Do not give this company your details

Unfortunately made the mistake of asking for an online quote, the quote came out more expensive and after reading other reviews thought best not to use them. Now I'm constantly being bombarded with phone calls and messages despite asking them to leave me alone!

Think twice before instructing this company.

I feel genuinely compelled to warn others about my experience with Countrywide Surveyors. My buyers chose this company to carry out a Level 2 Survey on my 1930s semi detached property, and I can honestly say I wish they had done more research before paying for it.

My home is a well maintained, fully renovated house with no structural movement, no internal or external cracks, and no issues that would justify concern, yet Countrywide somehow managed to produce one of the most inaccurate, exaggerated and unprofessional surveys I have ever come across.

What shocked me most was the level of guesswork and personal opinion presented as fact. Their assumptions were completely unfounded, and in several cases, simply nonsensical. One example that shows their lack of care is that they even claimed my kitchen cabinet hinges were faulty purely because I had left the cupboard door open while doing the washing when they visited. Instead of checking properly, they chose to assume and report it as a defect which tells you everything you need to know about the quality of their work.

The report read more like a generic template filled with worst case scenarios rather than an accurate assessment of the actual condition of the house. Basic details were wrong, key facts were overlooked, and their observations were careless at best and misleading at worst. They even stated the wrong year the property was built, showing a complete lack of attention to detail. For a company that promotes itself as a professional surveying service, this is completely unacceptable.

The overall tone and content of the survey created unnecessary concern, wasted time, and gave a completely false representation of a property that is in excellent condition. If this is the standard of their Level 2 Surveys, I would strongly advise others to think twice before instructing this company.

Fictional Level 2 report cost us our buyer

Had a homebuyers survey done on our house by the buyer and lost the buyer because of the false reports.
Said we don't have an extractor fan (we do), gave a grade 3 to a wall that isn't even ours, gave the boiler a 3 because she didn't know if it has been serviced (it has been, every year for 11 years), gave the floors a 3 because they creak (the house is 100 years old), said the doors don't have safety marks on (they do) said the bannister posed a risk of falling through the balustrades (only if you're remarkably tiny). Cost us our buyer and we have zero right to redress.

Very disappointed

Very disappointed.
The survey was done on our property & unfortunately our buyer pulled out after reading the survey.
It said that our timber floor would need lifting as there is damp, we have concrete floors!!
No hearth for wood burner we have 6 big slabs for it to stand on!!
The guttering was blocked, um it's autumn & leaves are falling of the oak trees in the park next door, simple job of clearing them out, done.
I could go on but can't be bothered. If you need an excuse to not buy a property then use them but if you want a true survey then find another company.

Unethical deceitful & unaccountable

Unfortunately giving no stars is not an available option. Do not use this company. They operate in an unregulated UK market and take full advantage of that fact. They are unethical, deceitful and will cost you thousands in your house valuation if you are the seller. The Countrywide surveyor took less than 10 minutes to decide the property was worth 30% less than the accepted asking price which was already £10k less than the valuation because we accepted a no chain purchaser. They work only for the mortgage company in our case Natwest Bank. There is no right to appeal and they will not justify their valuation report. You are treated with disrespect and disdain if you try to professionally challenge their decision or ethics. Everyone in our case from the Bank, the Solicitor, the land registry and the estate agent agreed the valuation was woefully inaccurate, with no right to challenge and no accountability to anyone. Countrywide Surveyors are operating unlawfully in an unregulated UK market with impunity. They will absolutely cost you the sale of your property. A truly vile company operating legitimately in the UK. The Government needs to put legislation in place to regulate daylight legalised robbery.

DO NOT CONTACT THEM

Made the mistake of contacting them when initially looking for a surveyor. I didn't go with them and now they won't stop harassing me. Calls, texts, voicemails. Multiple times a day. I have blocked all numbers but they are still managing to leave multiple voicemails a day.
