Absolutely Avoid Farefield Properties – Unsafe, Incompetent, and Disrespectful bullies!

Having rented multiple properties over the years, I have never encountered such poor management as with Farefield Properties. I have lived in one of their houses since 2022, and the experience has been appalling.

1. Unsafe and Poorly Maintained Property
• Persistent leaks, mould, roof damage, and broken fire doors.
• Infestations due to rubbish being dumped by their own maintenance staff at the back of the garden.
• A garden fence literally held up with string.
• Repeated repair requests ignored or dismissed, despite extensive email evidence.

2. Licensing & Legal Breaches
Following our complaints, Worcester Council inspected the property, which failed basic HMO requirements:
• Heat detectors not interlinked.
• Fire doors having plastic wall plugs removed from the hinges the morning of the HHSRS inspection
• No logbook, compliance certificates or landlord contact details displayed.
• Outdated or missing PAT and gas safety certificates. As they didn’t know extension cords require this.

3. Unprofessional & Intimidating Behaviour
• Senior manager Rob Ellis repeatedly responded with shouting and aggression
• Tammy entered the property without notice, on multiple occasions & attempted to remove tenants’ belongings from food cupboards
• Tammy made potential false claims to a HHSRS investigator that a logbook has always been present in the property (hasn’t been one since I’ve lived here)
• Racist remarks made by maintenance staff

They are one of the lowest-rated agencies in Worcester for good reason. I strongly advise avoiding them and hope the council investigates their practices further.

Lived her for 3 years. Unfortunately out of necessity as I’m not from Worcester. This company is a joke and the staff are cowboys. Avoid at all costs.

From leaks to unexpected claims

We rented a one bedroom flat managed by this company and we honestly wouldn’t recommend them to anyone after what we went through.

The kitchen ceiling had a leak and every time it rained heavily, water would get onto the floor. We had to keep cleaning it. It took ages to fix and we had to keep chasing them. felt like they completely ignored the problem.

When we moved in, there was a fridge with a freezer that they supplied but when it broke, they quickly replaced it with one that didn’t have a freezer. Probably a spare one they already had. This made things really difficult for us because we couldn’t store certain foods. We asked several times for a proper replacement but they refused to provide.

We decided not to renew the tenancy because of that reason and moved out. But even then, the problems were not over. After we left, they sent us a final bill that included a £296.40 charge, claiming there was a leak in the water tank that we hadn’t reported, which caused extensive damage. This was very unfair and also a surprise because they conducted several inspections during our tenancy. None of them reported any problems with the water tank.

We then responded that it was the landlord’s responsibility to check and inspect the water tank, also their inspections. After a week, they agreed to remove the charge.

We felt that money was more important than providing good service. Wouldn't recommend at all.

When the tenant reported the leak it was repaired the same day. The fridge was replaced very quickly as the tenant reviewed, once the original appliance was no longer operational. A fridge with a freezer compartment was offered to the tenant during the tenancy. The Landlord & Tenant reached an agreement for the damage caused by the tenant, the Landlord was out of pocket but extremely happy when the tenant decided to vacate. Tenants are aware as they live at a property and an agent & Landlord do not, tenants are required to report any maintenance issues.

AVOID THESE SCAMMERS

They will lie to get you to sign a tenancy. They will enter your space without telling you or asking for permission. They won’t fix maintenance issues that get reported - have a leaking toilet for 3 months and had to threaten environmental health

data protection breaches

Company pretends to be "digital" by processing all documentation electronically.
The only way they offer to receive your personal and confidential information - identification documents, payslips, etc. is ... EMAIL!
When you want to secure your documents by putting them to encrypted archive they cannot open it, as they are "letting agency"
Surely just a coincidence that I have started to receive spam offers to my mobile number after communicating with them.

Dear Ivan, to suggest that we have breached your data security because the encrypted file you sent us was corrupted and you had to send again, is quite frankly absurd. We must have been able to access your documents otherwise we would not have been able to issue you with a tenancy for the Landlord property you wanted and which we no longer managed when you posted this review. As for receiving spam offers to your mobile number, why you have linked an issue to us that happens to many thousands of people across the UK every day, quite honestly, is astonishing. As you said yourself 'Surely (definitely) just a coincidence'.
