I sent a very simple question to the West Malling office about a property. I made it clear that I wanted an email reply. Instead I got a standard email response from a no-reply email address. The email did not address my question.
I had previously asked a verbal question of a different Fine & Country office and was bombarded with unwanted and irrelevant calls. They need to listen.

Would I use F&C North Kent again? No. Would I recommend them? No.
We used them because they were the agents for a property our daughter spotted in her village. We hadn't been thinking of moving, so we took them up on their offer of a slight discount: Christmas was coming and we didn't want to lose any time. They were absolutely clear that we were only moving to be near our daughter, and that we had to have 4 beds. and 2 baths.
The first disappointments were how slow they were. We paid the £654 fee for the brochure but it took longer than we'd anticipated, due in no small part to the number of errors in the Drafts. The worst one was the location map they used; it showed us as being in a continuation of the lane which becomes our road. I explained that we are are definitely in X Rd. and not Y Lane. They 'corrected' the error by relocating our house a ½mile to the west! Never once did anyone ever apologise for the inefficiency, even when I commented that I felt that I should get a cut of the upfront fee for the time and trouble they were costing me.
We didn't get the house we originally wanted and I gave a month's notice that we wouldn't be extending the contract.
I was surprised when my daughter told me they were still marketing our house. I emailed all 3 email addresses and asked them to stop and to confirm that they had done do. They took it off their site but no one ever emailed me (I got 3 read receipts so I hoped that I would)
I gave it 2 stars because Sarah was so good. But I've just remembered that when we finally got the brochure, there was quite a big error in it

We’ve had a fantastic experience with F&C both in Manchester and in London. Mr Arma Kang took care of us in Manchester and Ms Jo Parker took care of us in London, or more specifically near East Grinstead.
Ms Jo Parker was fantastic to deal with, extremely professional and efficient. She had a team around her with a fantastic photographer, a fantastic videographer whom also did drone filming and a marketing team that produced the most amazing brochure, window and online material.
As to Mr Arma Kang it was a very pleasant experience too. He was very helpful, professional and efficient.
I can truly recommend F&C and especially these two agents.

You are told the agent will contact you, this failed to happen, contacted again today. Another message sent to the agent by the team, we said we will post a note in the door if we don’t receive any call back as this is clearly not fair to the sellers

Succinctly... as my complaint is very detailed and long!
So many red flags. I cried several times over the ( > than 4 months) I have been made to endure their contract term 3 months of which amounted to nothing!
I wish I'd gone with my gut at the valuation, but I decided to give them the benefit of the doubt (I am extremely fastidious!) However, I put my immediate concerns aside, tried to be relaxed. To see how they actually measured up. Shocking experience from start to the end (Which did not result in a sale. 3 viewings in the contract term (which was actually 8 weeks longer than most agencies offer!) 2 of which were in no position sold or financially able to purchase! They then issued a 28 day notice of termination when I complained. Which they have ignored in both cases and are continuing to market/show my property on their social media! As well as ignoring my complaint. They also expect me to show a viewing myself after their decided 28 day contract notice end! which was 2nd May!
The director and client manager who were the ONLY people I dealt with were consistently rude, lied as well, unprofessional and un- attentive. The worst agency and agents or position's of management level especially, I have ever experienced!
The over sell (in every regard)- no deliver! Bad mouthing previous clients (that I have met) and their houses! Even areas they the agents serve. As well as rude comments about my house. Ignoring clients (well us) for up to 8 weeks. While they are busy selling and more pointedly taking on more new instructions than they can practically handle!! When you offer suggestions, try to help them. You are greeted from the client manager with a frosty, rude reception, repeated utterances of "WE ARE PROFESSIONAL!" and the director made excuses for her repeatedly!
Yet they favour others specifically (Going out of their way for other people- who are not even on the market!)
I as client went out of my way to be kind and accommodating, despite airing on several occasion my reservations as to time wasting. When you finally, after waiting for the 8 week mark without meaningful interaction (bringing a catalogue or brochure over 2 months late into the contract isn't part of that) dare to make a complaint ! They arrogantly brush it off as being out of context! No apology or explanation as to their conduct whatsoever! Their response then is to instigate extremely aggressive measures with bogus allegations ! To frighten clients/ stymie complaints made to Fine and Country as a parent company or indeed the managing director (who I would have liked to speak to) or the ombudsman. Their actions are specifically shown on the ombudsman's code of conduct list as being completely prohibited ! These two individuals have in a word, sullied the name of Fine and Country so badly. That I can say at this point, I don't think I would ever revisit the idea of selling or buying with this agency name for any reason. I have viewed these people with utter disbelief and horror! A deeply harrowing experience and complete waste of well over 4 months! Which as a contract term is far longer than most agencies around the country have- which would have been more than enough time. If they had either staff or interest enough to deliver as they sold themselves ! The oversell - is purely designed to win the instruction. From that point. They tried everything they could to coerce the client me/us into doing specifically what they, the agents wanted, for their own interest. They act solely in their own interest and have absolutely none in the client *, or what they either expect, or need. * (Unless you're favoured and then.... They pull out all the stops. I was told by the client manager "We go out of our way for clients we have a good relationship with" Would that be people who don't have an interest in what they are doing? Have nothing to say or suggest? Just let them get on with doing nothing?? So the property stagnates?
If you find yourself in a similar position whereby they haven't sold by the contract end. They then expect large sums for marketing fees. So not only do they waste people's time, have no regard for the client (Unless you're favoured). Then they treat clients with hostile measures and then according to their contract demand money at the end of it regardless! All they care about is money! The repeated talk of spending money, the margins of repeated /lengthy marketing and how it impacts what they get, * even down to how much they need to hire staff! I'm aghast! I have never needed to say, how you don't discuss money or what you need to spend to do the job you have been hired for, to anyone more times than the director of this business! * When they make a whopping sum if they sell, for a few viewings they seem to have little interest in conducting!

Fine & Country (Diss branch) have been amazing from start to finish with our house purchase. We viewed a number of properties through them, taking our individual needs and requirements into consideration at every stage until we found the property we wanted. Tania was our initial contact who was fantastic throughout the beginning of the purchase process. Always happy to help and mediate between us and the vendor. Once the purchase was agreed we had the amazing help of Julie to get the sale over the line. It was quite a long and difficult process but Julie was outstanding and kept things on track when they could easily have gone wrong. Overall, a very professional and reliable estate agents who I would highly recommend to anyone wishing to purchase in the area. Not all estate agents operate at this level! Just brilliant.
